I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution is satisfactory to me as long as the credit is issuedI have had to travel for work out of the since I had no electricity at times as well as make alternate arrangements for dinner and showers, all of which I pay rent in an apartment for.

This tenant lives in an apartment in building Her name is ***She did recently transfer from another apartment in the communityAfter transferring, *** was told that she would have to go back and clean the unit she had just moved fromThis is because of the unsanitary condition in which
it was leftAfter some initial back and forth, she did agree to take care of her responsibility to clean the unitIn her current apartment, I as the new property manager have already received a few complaints about her apartmentOne complaint was that there is a man who frequently comes in and out of the apartment at different times of the dayThe complainant suggested that he was possibly buying or selling marijuanaThe smell of marijuana coming from her unit was another complaint along with arguing that can sometimes be heardRecently a complaint came in due to loid noise coming from her apartmentI called *** and asked if she would please turn it down and she responded with "What? I'm not alowwed to listen to music?" *** is very argumentative and is almost always late on her rental paymentsI have threatened to file eviction on her and have given her the option to vacate the propertyMost of the tenants here are very good and descent folksI am new here and am trying my best to be a good manager for the communityAs for the roach issue, she did call me about a pest problem, and I did visit her apartment and lay down very powerful gel baitShe has not contacted the office to make us aware that this was an ongoing problem

Workmanship is a disastor!
Will not return to do warrantee work as promised
I had to accept horrible work and pay out over 40,of my own money just to get the work finishedThey lie, We had items stolen, work done so poorly, we have to pay to have someone else fix itWhen we complained and demanded satisfaction, they had their lawyer call and threaten to take our home and put it for auction to force us to sign a releaseMy home is in bad repair right now and its over a year since they where paid in full and will not honor their work in any way

I didn't even want to give this business one starWe hired restoration specialists based in Gainesville Fl after a water main in our bathroom busted while we were out of town in Homeowners paid out a total of $36,directly to this business in three installmentsThey cut corners every chance they got to maximize their profit marginTrying to reuse trim etcIn several areas of the house, I ended up tearing down what they did and redoing it There were weeks where no work was being done, as our house sat with no floors and exposed to the Florida heat in JulyNow, our floor in the bathroom is rottedAfter my husband removed the linoleum, it was discovered that they only replaced the middle section of the floor with plywood and left about a foot of the wet/rotting osb around the edge of the room and then laid linoleum over itThe only part of the restoration that I'm happy with is my granite counters- of which I hired myself and paid $5,out of pocket to have doneEvery aspect of the project under the direction of Restoration Specialists, from the cabinets, to the flooring and the actual construction, there exists shoddy workmanship Stay away from these guys if you want your job done right!

have either of them mentioned anything about roaches in their apartments or any other maintenance issueIf they had, and I had known about it, it would have been tended to in short orderCurrently, ***, her boyfrieI guess ex-boyfriend, and their co-signer owe more than in over due rentI gave them numerous chances to make their payment to avoid further late fees and evictionI could not wait any longer and finally had to file on themTheir court date was Monday 8/and neither of them went or requested more time from the magistrateIf the boyfriend was lying to *** and telling her that he had been making payments, when in fact he was not, that is a problem between themAs a grown woman who signed the lease-take some responsibility for your actions and for those of your boyfriend if he is the person entrusted by you and your co-signer to be handling the rent paymentsCurrently, in front of their building where their apartment is located, there is a large recliner sitting on the grassThey just left it there yesterday when they were moving there belongings outThey also left a mattress leaning up against a dumpsterThey will be charged for having done thisRather than be someone who complains about everything other people are or are not doing, take some accountability for yourselfBest of luck to you and your family Oh by the way, when *** electric shut your power off a few weeks ago due to non payment, we decided to have it turned back on for you in our name because of your babyYou will be charged for that too

They overcharged us and received double payment from us and the insurance company They didn't sati complete the work correctly as promised
We had a housefire and hired them to do the workAt the beginning they were so kind and said that they would take care of usThey left our home sitting for a couple months and didn't do anythingOnce they started we called often and went to house to check on thingsThe insurance company paid them for appliances and tileWe also.paid them almost $for workWe asked several times for the breakdown that did not match up with what the insurance companyWe had saved emails and textsWe were told at the end we must sign off on the work and they promised to fix the so called punch listThe paint is already coming off they didn't finish painting in several placesDidn't replace our screensOnce screen they did is from fire and is roo small for windowHave picturesThey claim they had to call corporate to block our numberWell do yo

This issue has been resolvedWe have apologized to the resident for the inconvenience and will discuss with the resident a monetary credit

The property applies a $late fee on the 6th of every monthThe property cannot post a partial payment in the systemPartial payments are not accepttedJuly rent was $and water sewer trash was $Total due for July was $As of the 6th a $late fee was applied because balance
was unpaidDue to fair housing we cannot waive fees or stray from policyPayment of $was made on July 7th and management made accomodation for tenant and accept this payment although it was $short and it was known that this balance would be carried over and needed to be paid with AugustAugust charges were $for rent and $for water, sewer, and trashPayment of $was made leaving a another balance of $As of the 6th of August due to the one time conveinance accomodation made last month management charged a $late fee on unpaid balanceResident recieved letter hand delivered by courtesy officer on 8/7/in regards to partial payments and balancePhone calls were also made to resident in regards to outstanding balanceNo message has been received on the office telephone with any concerns although Ms*** states she has tried numerous times to reach usAgain, a message was never leftManagement will waive late fee if the $is paid by months endGoing forward no partial payments will be acceptted from resident and a $late fee will be charged on any unpiad balance as of the 6th of every month as policy statesThis policy is conducted the same throughout the whole community Thank you *** *** Property Manager

We greatly apologize for the inconvenience caused by the pool being closed.  We have not lied to residents about the pool getting fixed it is definitely getting fixed.  We are guilty of stating that it would completed by this date and still not be completed. So we apologize for that. ...

Our maintenance team normally repairs the pool since they are certified pool operators, however this issue was beyond their scope of support and required an outside contractor. We have a contractor coming in on Friday 6/22/2018 to service the pool and we anticipate having it repaired as soon as they state that all issues are resolved. The pool is locked with a secure gate, and the latch to unlock the pool is over 4ft in height so it would be difficult for any small children's to gain access to the pool area.  Once again we understand that the pool is an amenity that is offered to residents and we hope to have it operational so it can be used as designed.  Thank you Management
