We are truly regretful that the 3rd party vendor contracted to complete the flooring upgrade installations for the property have caused issues for *** ***. As a result, we made sure to address her concerns and offer her monetary compensation, in the form of a gift card for the food
lost. We asked *** *** what that compensation amount should be, and she request $100. We agreed and added an additional $to also take how she was inconvenienced into consideration. Furthermore, we informed *** *** that the fridge is still functioning properly, the sound is a result of the fridge being handled roughly by the flooring installers and that in about 2-weeks she would be receiving a brand new upgraded fridge (stainless steel). At no point in time did we as Management offer *** ***, written or verbal, a rental compensation for the issues she experienced as a result of the flooring installations. We made sure to send the housekeeper to clean her fridge, sweep and mop the floors, and wipe down the property provided furniture. When she informed us of the fridge, the Maintenance Supervisor went to make sure that it still functioned properly and at that time told her she would be getting a new upgraded fridge in a few weeks. We are assessing the issue with the TV that we provide to the residents. When *** *** requested to be let out of her lease as a result of the issues, we as management did not believe that the issues constitute us the terminate the contract early. However, we still attempted to help *** *** by waiving the normally charged $relet fee. Although we are truly regretful that *** *** experienced these issues, we do believe that we have been more than fair in the compensation that *** *** received and making sure to address all issues that she experienced resulting from the flooring installation vendors

be able to honor.  Anything that occurred with Ms. [redacted] roommate was prior to CLS managing and there weren’t any written records from previous management Campus Advantage.In regards to the lease violation portion, the lease agreement states that we have to give at least a 12hr notice.  We contacted both the resident to let them know that they would be receiving a new roommate 48hrs prior to that resident taking hold.  We did not show the unit to any prospect, the only people who entered the unit, were authorized staff that were making the vacant bed space ready for the future tenant.I do think it is unfortunate that the previous management company, Campus Advantage, may have done things for certain resident’s while not doing them for others.  However, as I mentioned earlier, without any written proof of these things, we as new management will not honor the request.  [redacted]General ManagerDistrict on Luther
