When Ms [redacted] moved into the home, she did have a few issues that she asked be addressed (please refer to the Move In Inventory and Condition Form) Those items included the missing light cover in the hallway and the handrail that needed secured Those items were resolved with work order # [redacted] Ms [redacted] also reported on the Move In Inventory and Condition Form that her refrigerator wasn't completely clean and that the cabinets were dirty She subsequently verbally informed [redacted] that the stove was not fully cleaned [redacted] sent in our cleaner to take care of those items With regard to the foul smell coming from her cabinets, Ms [redacted] reported this concern shortly after move in I personally went to her home with our maintenance crew to inspect her cabinets There was a light odor coming from a few of the cabinets that resonated from a previous resident This smell is typically associated with the use of curry in a home, although I cannot say for certain We repainted the interior of the cabinets and added a fragrance additive to the paint Once that was complete, I personally inspected the home again with two of our maintenance technicians ( [redacted] and ***) The paint with fragrance additive was not enough to completely remove the smell Therefore, one of the technicians (***) used Kilz to seal the cabinets and also painted over the Kilz After that work was done, both he and I inspected the work We did not detect the smell any longer Subsequently, an unrelated work order was placed for the home The issue of smell arose again and I went with [redacted] (a third technician) on that work order Neither he or I detected the issue of smell in the cabinetry Prior to move out, Ms [redacted] spoke with [redacted] *** [redacted] sent an email documenting the details of their conversation (attached) Prior to speaking with Ms [redacted] , [redacted] spoke with me concerning the matter I authorized to waive the carpet cleaning charge that would normally take place if a resident fails to clean carpets upon move out However, we wanted to make sure that any items above "wear and tear" were still subject to be charged That is indicated in the email that [redacted] sent (attached) The red stain in the living room was between and inches, and was circular It was on the lighter side However, it appeared as though an attempt had already been made to remove the stain When [redacted] (our Maintenance Supervisor) walked the home, he did not believe that the stain could be removed He based this upon the size and color of the stain, the fact that it appeared as though the stain had attempted to be removed and his experience with carpet staining/removal We did contact [redacted] Carpet Care attempt to clean and treat for stain removal That service was performed on Friday, May 29, [redacted] Carpet Care was able to remove the stain with more than a simple "standard clean" I have viewed the area twice since they cleaned, in order to confirm that the stain would not bleed back through We have not yet received their billing for this service When we do, we will adjust the Security Deposit Report Ms [redacted] will only be charged for the additional service to remove the stain (the standard cleaning will not be charged) We will send a copy of the billing with the revised Security Deposit Report and her refund

[redacted] Carpet Care was able to remove the stain with more than a simple "standard clean".  I have viewed the area twice since they cleaned, in order to confirm that the stain would not bleed back through.  We have not yet received their billing for this service.  When we do, we will adjust the Security Deposit Report.  Ms. [redacted] will only be charged for the additional service to remove the stain (the standard cleaning will not be charged).  We will send a copy of the billing with the revised Security Deposit Report and her refund.
