We did speak because I called him from the phone number listed on the reply from Revdex.com. There is another matter of having been overcharged on several months rent and I have recently found some of those receipts and have taken photos on my phone and sent them to him so he could see that the people in the office were lying to him. I have requested for him to check his payment accounts to verify and to get back with me. I also let him know that I haven't responded to Revdex.com or added any new additional information at that time since we seemed to be working it out and since he did send the deposit back to me after PROVING and sending him a copy of the lease agreement to him with all the proof of what I had been telling him. IF Revdex.com would like the proof as well I would be more than happy to send it to you as well. Please respond to this update and inquiry. The reason for us having *** * ** out here twice is due to the complaints to the city of *** and their requirements on the issueThe first Technician that came out was *** and he did say he cleaned the coil, and noted that on his invoice so the second time they came out *** came out and claimed it was the same thingsince it was a maintenance issue we did the job our self's with approval from the city inspectorSince the complaint once again arose, we checked the apartment on Wednesday July 29th and we found the window unit was off at pm that afternoonWe went back at pm an the window unit was on at this timeWe checked the temperature in the apartment was at degrees and the window unit was set as degrees as wellWe decided to go ahead and get a second opinion from a different company, which was *** ** ***They came out on July 30th 7:am They called me once they where here, we did not have a scheduled time for them so we did not know they would be on property this earlyI did apologize to our tenant for any inconvenience we causedThey told us to vacuum out the entire system and re fill the free onWe went to Century a/c supply in *** to get a vacuum for this precise jobWe will make sure to notify the tenants before doing the vacuum procedure and then remove our window unit from the apartment upon completion of this taskUnfortunately we will have to call out a third company to revise it due to the *** *** refusing to return to our property to check this unit because *** *** called the company and apparently cussed at the owner and he pulled his guys off our property, which in return he stated that *** *** did call him back to apologize but is still refusing to return to our propertySo it will take us more time to get this job done do to the complicationsWe will have this done and completed no later than next week

We have received written complaints from *** *** whom is an occupant in unit #*** on 6/10/2015, 06/11/2015, and 06/18/of which the a/c was only reported in one of the formal complaints brought to the office We have on file the report from *** * **dated
06/12/2015, that was turned into the City health inspector after it was required by them and many attempt to be fixed by our licensed a/c maintenance man, inc**ding changing filters, thermostat, checking frlevels, cocking exterior of windows and putting window screensThe *** tech also stated and signed a self written deceleration that the coil was washed and needed to be kept up every months and all other issues where resolved and even stated the tenants were aware and understood what was going on with the unit and the resolved resultTheir claim that "nothing has been done" is an understatementWe have granted the tenant release of their lease due to the multiple complaints and accusations I personally called them and spoke to the tenant on 07/21/and they have yet to come in and sign our release of lease agreementIn fact we now have to get a second opinion on the same a/c unit that we had to pay $for the first timeAnd for the record we do not charge our tenants to get in the pool we charge a refundable deposit of $for the pool bands which is refunded at the end of the pool season when pool bands are returned to the officeWe have a pool company that maintain our pools twice a week

Yes in fact [redacted] Company did come out to the unit for the second time to inspect the problem. We were advised by the technician [redacted] on the 24th of July that the inside of the coil pack was filthy and that it had to be cleaned(which the first technician that came out [redacted] stated was cleaned and the problem was supposedly fixed) He then told us that he was going to the office to report his findings and to quote them an estimate of how much it would cost to thoroughly clean it. He then told us that it was up to the office if they wanted to hire the company or not but if they did, they would not be able to repair it until the following week. I was contacted at 5:37 p.m. that the office staff were trying to enter my unit, and they installed a window unit Friday July 24th @ 5:40p.m I have a picture of the thermostat also taken that day before and after the window unit was installed. The temperature was 78 degrees not 71. After the unit was installed, we were notified that the maintenance crew would be back Saturday @ 10 a.m. July 25th to take out the entire unit. Saturday July 25 @ 10:05 a.m. the maintenance crew got on roof top. Some time after 12p.m. the unit was then placed back. NO ONE came inside to verify the temperature or to see if it was working properly after the cleaningor not. If the job was something as simple as the maintenance cleaning it, why then in fact it took an Licensed A.C. company to come out TWICE for the same problem when "supposedly" according to Ms. T[redacted] the problem was fixed on FridayJune 13th. She advised you that her maintenance were certified a.c. specialist, so why would it take another company to come out and point out to her staff how filthy the coil pack was? We have not heard from office staff since Friday July 24th. They would not know the temperature inside this unit bc they've never came back to verify it. The window unit is greatly appreciated, it has done wonders and has made an huge difference in temperature!

Laguna [redacted] was already sold. I called Holly [redacted] at [redacted] and asked her to provide her unit#, date of leaving Laguna [redacted],amount of Deposit, so that we can go back and research the record. There is no data sheet from the Leasing Office provided that we have any balance credit to her....

I received the call from Ms. Holly on 9/5/2016, and told her that I would go back the Rent Roll and check how much the Security Depositwas and the Lease Expiration date. I just checked right now and the Lease won't expire until 12/31/2016. That is probably why the Leasing Office would not refund the SecurityDeposit due to tenant broke the Lease and left earlier than Expiration Date. Now the Property was sold already, and the new owner of course would not do anything for this ex-tenant. As a gesture of being kind, notto validate the tenant's claim, I will send her the Security Deposit of $200.00 (recorded on the Rent Roll) back to her with the address shetexted me. The refund check # is [redacted], being mailed today 9/6/2016 , to: Ms. Holly [redacted], C/O D. [redacted], [redacted]
