The goal of our company is to get people into a property they can afford and make it as custom as possibleWhen we purchased this house we knew that *** and *** max purchase price was around $100,in addition to needing help with there
down paymentWe purchased this property for $36,and it wasnt in good shape at allThe total amount that we had to work with was $64,Out of this $64,we had to rehab the house, make a profit and gift *** and *** there down payment which was equivalent to $10,So if you take away that we had $54,of total money to work with and that would be us making no profitWe put a rehab budget together that they agreed upon and signed that would address the majority of the concerns in the house but obviously with the amount of money we were working with we couldnt address every single item in the house which they were aware ofWe owned the home the whole time we remodled with our money and then once the house was finished an independent appraiser from the bank who we arent allowed to have any contact with appraised the houseOnce the appraisal was done we did a final walk thru with the client and they closed there loanIf they werent satisfied with the work or what we did or didnt do they could have not purchased the house as we still owned itWhen we do these homes for people given there budget there is no way to redo every single thing in the house or the homes will not be affordable to themWe do our best to get people into home ownership that would have no chance otherwiseNot only did we rehab the house to there choices we donated the down payment to them out of our profit, allowing them to get into the house with almost no money out of there pocketAfter closing they removed a structural beam in there living room without our knowledge and then called me back about a year and half after closing saying there laminate floors were looseI paid out of my pocket to have those removed and new floors put down even though it wasnt my responsibility because I wanted to be helpfulAny other investor or company when they sell a house thats itThe person buying it is now responsibleWe never live in these houses and we do our best to make sure that the major things are handled for our clients and try to make the homes as nice as possible all while making sure to hit there budgets which in this case was barely $100,We sold this home almost years ago and it was appraised and inspected all by 3rd party companies that we have no realtionship with whatsoeverThe client has made multiple structural changes without any professional help so I am not sure what affect that has hadAt this time if they are interested in selling the house that would be there choice but we did what we were supposed to do and we did it as best as we could with the budget we had and with having to help them with there down paymentIn addition we have since done stuff to help out of our own pockets when we werent obligated toThis isnt a case of us taking advantage of someoneThis is simply a case of someone purchasing a house on a limited budget and us not being able to fix every single thing in there house because of that budget

This home underwent extensive renovations and updates, which culminated with passed electrical, plumbing, mechanical, building, and occupancy permitsThe buyer also purchased inspections on the home prior to closing, and all conditions of the
sale were satisfactorily met by our companyAfter closing, the buyer contacted us about an alleged plumbing leak, at which time we had our plumber investigate the issueHe determined that there was not an issue with the updated plumbing and reported that the buyer seemed uncertain about where the leak was actually occurringWe also had our roofer address an issue with flashing on the roof, which was promptly resolved per the buyer's requestWe feel that we have met all requirements of the sale and local codes in a thorough and professional manner

The scope of work was agreed upon but nothing could be seen until after moving in. Once in the house there were multiple construction issues as previously stated. Now due to an unusual amount of rain this winter issues with the tuck pointing and roof are showing.
