Register of Deeds. One of our team members drove to [redacted] County Register of Deeds; however the office were undergoing some renovations and they were not recording documents at the time, as of today we are just waiting on the recorded documents to be mailed back to us.
As far as payment history goes, our company has never been over 30 days late. [redacted] Mortgage has an automated system to receive payments and it is difficult since we don't have a live representative to talk to about scheduling payments; however we have done everything in our power to make sure the mortgage payment is made before the end of the month.

The company agreed to take over the loan of my home and the home will no longer belong to me after the signing of the contract. I moved out 2015 may 1 and now im forced to short sell or forclose because no money from the company was sent to the Company and my credit is damage from...

this issue. The tenants are still there and have been there for over a year now. Kingdom is collecting money from the tenants still.At the end of May 2015, we placed Mr. [redacted]’s home into a residential trust, as KCI the beneficiaries and co trustees of that trust. As explained to all home owners: We assume a homeowner’s debt, not their loan because loans are no longer assumable. The mortgage would stay in their name until one of two things occur: The house will be in a equitable position to were one of our investors of the REIF would buy the note or our tenant buyer that we place in the home gets into financing of their own.
At that time, [redacted] Mortgage forced Mr. [redacted] into doing a loan modification. In the third month of the trial period, which was when KCI took possession, that payment was not made due to negligence on our end because the employee who was handling this file did not follow through with the process of getting that file to accounting department to add that mortgage to the accounts payable roster. This caused the loan modification to not be approved. We then advised Mr. [redacted] to resubmit the loan modification which he did. During a loan modification, the mortgager will not accept payment until the loan modification terms are set and the mortgagee completes the three trial payments. This process is lengthy. The house sat vacant for many months once KCI took possession of the house. None the less, KCI filed our contracts with the county register of deeds and proceeded with repairs on the house in attempt to find a more quality buyer for the home. KCI put a total of $10,000.00 in repairs of the property.  
Mid-Summer of 2015, [redacted] denied the loan modification due to the title transfer. So KCI reversed to Quit-Claim Deed and [redacted] proceeded with the loan modification. After a year of back and forth between Mr. [redacted] and [redacted] the loan modification was denied due to the fact Mr. [redacted] had a tenant in the home and [redacted] instructed Mr. [redacted] that he either let it foreclose or to do a short sale. KCI then fervently reached out to a small pool of investors to do a short sale with Mr. [redacted]’s home, but the profit margins were too low, so no investor wanted to buy the note even in a short sale.
The tenants that we placed in the home in December put $10,000.00 down which covered the costs of painting the interior of home, new flooring throughout the entire home, and jacking up the foundation to level the kitchen floor before we could repair the water damage of a long-term pre-existing water leak.
KCI was very surprised that even though the loan modification did not go through, that there was not a payment plan option given. To bring the loan current is almost $20,000.00 which KCI cannot financially cure at this moment in time. We only collected rent from tenant inside since December 1, 2015 to now. If KCI cannot rectify the situation before the sale date, we will have to refund $10,000.00 to  the tenant buyer for they need to have one year of residency to get into a loan of their own. So they are not quite there yet. KCI truly feels remorse for the strain and stress of all parties involved and are still diligently working to cure the situation.

Richard's Island Perimeter Drain Service was selected from three quotes, and Richard's was not only the most detailed, but he demonstrated a wealth of knowledge and explained exactly what he would do and why it was necessary to do each step.
The project was to dig down to the foundation, and replace the perimeter drains and to add a drainage system for roof and surface water.
When he started working, he introduced his team and they immediately went to work. The whole team was very polite and also demonstrated a strong work ethic. Even in the heaviest of rain while they worked, not one word of complaint or any grumbling was heard. The only comment was that it is the rain that gives us the employment.
During the excavation, the team carefully removed the plants and placed them in a safe place, and when they finished the work, the plants were placed back in the same place they came from - all on their own initiative. Then topsoil was brought in and
wise, His rate was the finished landscape was absolutely perfect. The clean-up that followed was done with perfection.
Even the sub-trades that Richard employed worked quickly and with much skill.
Overall, I am completely confident in recommending Richard's Island Perimeter Drain Service. Every aspect of his work, from initial interview to the final clean-up was outstanding.

Last year I was diagnosed with terminal cancer. My husband had passed away a year prior and I found myself in poor health and no longer able to afford our home. I was facing foreclosure and I was upside down in the mortgage and couldnt sell it with a realtor. Thats when I received [redacted]'s letter. Not only did he catch up the mortgage payments, he gave me money to move out into an affordable assisted living residence. I am so grateful for [redacted]. I can spend the few days I have left with no more worries about trying to pay a mortgage, being homeless, or even cut my grass.

My experience with Richard's Island Perimeter Drains was very positive. I had two separate jobs done by Richard and his crew. I appreciated the prompt communication in all matters, esp. when I had a flooded basement emergency! On both jobs it was clear that everyone was very knowledgable in regards to upgrading my very old drainage system, and I felt confident that they could handle the job. On site, the whole team was cheerful, friendly, polite, and hard working, even in the worst weather conditions, and difficult situations. Highly recommended!

We heard about this Company from 5 neighbours who were pleased with their outcomes over the last 3 years. As such, we decided to have Richard look at our drain tile problem. He came right over with his camera and assessed the situation. We hired him without getting more quotes because of his good reputation. He then set out a plan of action and followed through with it. He was easy to communicate with, on time and a pleasure to work with. The Company also did a great job in cleaning up the area. His staff were also great. We'd recommend his Company to anyone with drainage issues.

Im not even going to give this the time of day. Any intellegant person who can decifer through this complaint can discern that this person is seriously disturbed and needs physcological attention. If he truly believes we are in the wrong, then take us to court and prove it in a court of law.

We understand Mr. [redacted] frustration, Kingdom Connected Investments, LLC has not missed a payment since we took over the property in December 2015. The documents have been recorded at Anderson County Register of Deeds and can be viewed at Book [redacted] Page [redacted].
Mr. [redacted] can ask for a copy of the recorded documents directly from the ROD, if he seems necessary. As far as the mortgage goes, all payments are current. Kingdom Connected Investments, LLC could upload a current statement; however we rather not since we want to protect the privacy of our clients.
We appreciate all the effort Revdex.com had put into this matter.

At this point, there are only two things that can possibly resolve this situation. (1) Sign the deed back into the homeowners' name, or (2) transfer the loan out of the homeowners' name. I do appreciate the apology, however, an apology cannot change the negative impact on my credit score. I simply cannot take the chance of having another 30-day late fee, or missed mortgage payment.

We have been managing this property for almost two years now and have never been over 30 days late with a mortgage payment. As anyone knows, a payment made after 30 days is reported to the credit bureau. We have explained numerous...

times to the client, that the tenant did not move in until the 15th of the month and that is when their rent is drafted. We try to pay the rent before the 15th however, there are occasions when we have to wait for those funds to be deposited into our account before making the payment. We also explained that if we ever have to pay it after the 15th we will pay the late fee. And the few times we have had to pay after the 15th we have done so. We also never guarantee a time frame when the tenant buyer can get into a home loan, we only give an estimate. What I don't understand is the fact we have been managing the property for almost two years now, have never been over thirty days late, and the tenant buyer has been excellent in paying and taking care of their property, yet they still have so little faith in us. We have never given them reason for their actions.

really do believe..[redacted] said this ..because that is just what he is..completely dishonest...completely ...an very sorry to know him...BUT he is under complete contract.. he himself wrote

Rent-to-Own and Seller Finance are the programs  Kingdom Connected Investments, LLC uses to help troubled sellers who are upside down in their mortgage and works hand and hand with buyers who are ready to buy; however their credit is not. Credit repair is also part of what the company offers.
Placing homes in  a Residential Trust allows Kingdom Connected Investments, LLC to take ownership and assuming the debt of over several homes and manage them, all while taking the Tenant-Buyer though necessary steps to purchase a home through a regular Bank Loan. In some cases the company has recorded the proper documentation in the registry of deeds and in others we have not yet done it.
Attached to this e-mail please find all the supporting documentation showing that Kingdom Connected Investments, LLC has the right to market, sell, rent and manage the property located at [redacted] Liberty SC 29657 (please refer to attachment #1).
Mr. [redacted] and Mrs. [redacted] entered into a Rent to Own Agreement with Kingdom Connected Investments, LLC dated April 1st, 2014 (please refer to attachment #2) under the understanding that they will purchase the home within the first 24 months. In a Lease with an Option to purchase the company requires the tenant-buyer to have Option-Money (down payment) upfront; this same Option-Money is escrowed and once the tenant-buyer has secured a Loan of its own is to be applied to the purchase of the property.
The Option-Money gives the Buyer the right to purchase the home at the price agreed at the time of signing the Rent to Own Agreement. All tenant-buyers have the right to negotiate the purchase price prior signing any document. In the other hand the Option-Money also protects the Seller in case the above mentioned Tenant-Buyer fails to close on the conveyance, or otherwise does not exercise the Option to Purchase (please refer to attachment #2: Option to Purchase Agreement)
Further more, Kingdom Connected Investments, LLC would like to know why Mr. and Mrs. [redacted] unenrolled of Clear Now (ACH draft used to collect rent payments). If Mr. and Mrs. [redacted] wish to vacate the property we will require a written 30 day Notice -as stated in the Residential Lease- Otherwise Kingdom Connected Investments, LLC will send a Certified Letter showing that rent was due on June 1st, 2015 and as today June 5th, 2015 has not been received. Please advise that as per the Residential Lease attached to this e-mail the company has the right to charge late fees and as per the Landlord-Tenant act we have the right to start an Eviction Process due Failure to Receive Payment.

I found this ad on [redacted]. I called because my husband and I were interested in a rent to own property. The person on the other end of the phone at eat. 1000 was rude. He did not explain the program very well. He was very vague and when I asked for clarification he began to tell at me!!!!!!! I would never reccomend this company to anyone!
