I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.1. Contrary to their reply. I attempted to contact RPG housing several times during the semester for inadequate food for the kids in the house, the ongoing leak in my son's room (brown, foul smelling fluid that stained his clothes and carpeted floor, then eventually to notify them of [redacted]'s transferring to another college. I was never offered the courtesy of a reply.2. I finally got a response to my emails / portal  messages in early January ONLY because I stated that I had reported them to [redacted] housing as well as the [redacted] Dean of Student Affairs.  It was ONLY after this that I received a reply from RPG. The reply was sent from the very same email address that I had been sending my concerns to for the entire fall semester.3. The frat states that my reason for pulling my son from [redacted] were not really because of these ignored concerns, but because of other reasons, such as grades.       I find it interesting that the frat would assume they know my mind better than I do.  Attending [redacted] cost approx. $28k a year. I could not justify his continued attendance when there were so many external variables (not enough food, resulting in 25# weight loss, and an ignored leak in my son's room) affecting his ability to concentrate on school. I don't believe any parent would continue to allow this to go only to have their emails ignored by the fraternity housing company.4. I find it unfortunate that the fraternity would chose instead to bring my son's grades into this business dispute. His grades did drop mid semester. This may be due to the fact that he was only served a baked potato for dinner or due to the fact that he has brown, foul fluid dripping in his study space for 3 months. 5. Attached will show the work order submitted on Oct 3, 2016. The work order the frat states they never received.6. Attached will show a picture of the leaking pipe, initially thought to be sewage but in January 2017 clarified as rusty boiler pipeline leakage. The Frat's reply would have you believe this was "condensation"??7. On January 24th I contacted the [redacted] County Health Department. The health department took this very seriously - they contacted the fraternity through RPG to inquire about the ongoing leak. The health department official was declined an unscheduled inspection at the fraternity house. The health department notified the fraternity that if there were ANY signs of this ongoing leak come the end of semester scheduled inspection - they would shut them down.8. The next day (January 25th) a maintenance man and eventually a boiler pipe repair man were sent to the fraternity to fix the now 4 month old leak. The frat chose to only temporarily fix the leak (plastic coating applied) as the appropriate repair would cost $200 and the fraternity now anticipated having to redo the entire system this summer. This information was shared to me through the company that did the repairs as per ATO RPG history the fraternity never acknowledged the complaint and never felt compelled to share this information with myself or my son as paying tenants.9. Washington State landlord / tenant codes (WAC) state that if the premises being rented is in disrepair and the landlord refuses to make the repairs in a timely manner then the tenant a) can chose to fix it themselves and charge the landlord, b) to have it fixed at the renter's expense and be reimbursed by the landlord or c) is allowed to break the lease agreement AND is entitled to reimbursement of the rents collected for the months the leak prevented renter from using the space.10. I have not yet requested to be reimbursed for the months of Oct, Nov, Dec 2016. I paid for the entire semester (early) despite the food issue and the leak issue. I did not want my son to suffer repercussions of "telling on the frat house". This backfired as well. My email complaint sent to [redacted] housing and the Dean of student affairs with a cc to the Frat / RPG. This was in turn forwarded to the boys at the house; my son began receiving text messages soon after, "Shut your mom up, she's gonna het us closed down" etc.  The fraternity / RPG uses peer pressure to get away with this type of thing. These are grown adults, ATO alumni who forwarded my email to the kids of the ATO fraternity house.     11. The amounts now "past due" are from this current spring semester. My son transferred at the end of last semester. He has not been in the house since he was officially "checked out" (by the house president) on December 8, 201612. My son did sign a lease agreement in August 2016 for the school year 2016-2017. We were never given a copy of the lease agreement, but was told it was available to review on the website portal (under documents). This turned out to be false. The "documents" section of the our account under the web portal was empty.13. The "contract states that releases may not be granted if the frat house is not "full". The contract defines "full" as 45 live- in students during a semester". The fraternity has 46 paying, live-in members this semester (spring 2017). Plus 2 free tenants (the president and house manager) They are over their stated 45 person capacity. They rented my son's space out immediately, this new student moved into the house before spring quarter even began on January 9th 2017.14. The instructions for "giving notice" were listed on the frat / RPG portal. Go to "My record" tab, then select "give notice". However, there is no "MY DOCUMENTS" tab. There is no tab to give notice. Multiple attempted to contact ATO / RPG about this - all were ignored. (until I reported them to [redacted] housing in January 2017)15. I have sent the fraternity / RPG documentation of all of this. I am requesting our communication continue through email (for documentation) until resolved. The frat / RPG contacted me today and told me this would not be resolved over email, they would prefer we continue this dispute through undocumented phone calls. I have first hand experience being bullied over the phone by an alumni last month. I have no desire to be verbally bullied and pressured again.16. I respectfully request that individual names be removed from the frat's response, especially since they chose to highlight my son's declining grades as of midterm.
