On Wed, Jul 20, at 3:PM, [redacted] [redacted] wrote:Hi ***,Per our discussion earlier today here is my response to the complaints [redacted] – Ms [redacted] as of today still has not closed on her home so S & A Homes is still the current owner of the houseFor the past months, we have been trying to get Ms [redacted] to close on her home but she has not agreed to do so as she has given us a list of items that she would like corrected or has given us an option of reducing the cost of the house by $20,to compensate her for what she believes are differences in the contract vs what is built or deficiencies in the houseSomeone from S & A Homes or myself has met with Ms [redacted] or her realtor at least times in the past to review the progress of construction or review her concernsS & A Homes believes the house is built to the specifications per the agreementWe have received all our government approvals and are ready to close per the contractI met with Ms [redacted] personally in late May at the house with her Realtor to review the outstanding items and agree to do some minor punch work itemsAt that time I told her that I believe the house, specifications and selections are built to the contractTo no avail as she has not closed and in fact we received a letter from her Realtors attorney outlining what she believes is still outstandingOur attorney is in the process of responding to the letterAt our meeting in late May, I told her realtor that I would be more than happy to refund her deposit money back and cancel the contractShe has not agree to this eitherThis offer still stands todayAt this point, we will be responding to her realtors attorney in the near futureIf you need any other information on either complaint, please let me knowThanks, Chris S [redacted] S & A Homes Inc.President Housing Division

S&A has answered this complaint numerous times and the reason for the water infiltration has not changed- it was an anomaly weather evernt The region was inundated by rain over the past several weeks and there were no issues It is not failed logic- it is fact S&A can not and will not be responsible for these types of weather events - no different than any other builder S&A has offered to pay the customer $1,as a goodwill gesture, even though we have no fault in this matter, to resolve the customer's complaint The offer still stands

S & A Homes has met with the customer and reviewed all the outstanding items and spent multiple days completing the items the customer wanted repairedAt this point, we believe all those items are now doneIn terms of flooring, the customer picked an engineered hardwood which was installedIt is not a laminateThis is the product that was paid for and selectedWe believe the customer was confused on the differences between the productIn summary, at this point, we believe we are complete at the houseThanks

We are working on getting the customer's issues addressed We have had electricians out several times over the last few months and are in the processing of addressing the problem

We have been given the run-around for TWO YEARS and anything that has been fixed has been fixed cheaply You can not just caulk, glue or nail everything and think that is ok, especially in a brand new home The majority of our fixes have been done this way and that is not acceptable when we have paid for brand new You can not expect a customer to be satisfied with "as is." We did not buy a used homeThe door manufacturer was kind enough to come to our home not once but twice The first visit they replaced all of the weather stripping, etc to possibly help with any issues in the meantime They also looked at the door and noted that it was not caulked/ painted correctly, they said it actually should NOT had been installed because the frame was cracked (which we noted to Ken S&A and he said it was fine they would paint over it), they also said that it was an improper door and a composite door should have been installed with there being no front porch That being the reason it was rotting and why we had water damage in the inside of our home Please note, our floor has become worse by the front door and the flooring needs replaced AGAIN due to water damageWe are working with the door manufacturer and their customer service has been absolutely amazing We are business owners ourselves and value customer service [redacted] Flooring will not replace anything at this point because nails were driven down into our flooring by [redacted] [redacted] the flooring manufaturer ALSO noted that this voided our warranty as nails are NOT suppose to be placed down through on this kind of flooring, other than along the walls to keep the flooring in place when installing [redacted] Flooring would had replaced the flooring had S&A requested [redacted] to replace it S&A never made us aware of this, however the subfloor is not level and that falls back on S&A anywaysThe framer and Project Manager should had made sure of this before moving on to the next phaseYes, [redacted] recommended to us in not replacing the tile because if they did, it could/ would also cause other tile to break in the process We agreed that removing tiles and replacing was not the answer We wanted our whole floor replaced as it was not installed properly and have been asking for this for two years and have had many emails ignored when requesting Being ignored for two years is not professional at all in an error you have made and have done everything since day one in NOT correcting You surely can't expect customers that are building a brand new home to except flooring "AS IS." Who in the world thinks that is even or acceptable in a BRAND NEW HOME? S&A is apparently the only one Note we have cracked tiles, no grout and a cracked transition strip that was custom made to fix the mistake that S&A made in ripping out the hallway STRUCTURAL ISSUE going into our bathroom NOTE floor was not level in upstairs either We have talked to multiple people in the flooring industry and other homeowners/ individuals looking to build and EVERYONE agreed that none of this is an acceptable fixOur flooring is not level [redacted] 's remedy was to shoot nails through it That has obviously not worked Clearly the only other way to fix is to rip it out We are done with S&A looking at things Clearly S&A has known this has been an issue and has not done anything to fix it properly, they have had more than ample amount of time to do so and have chose not to We spent hundreds of dollars on an inspector to come in after email after email being ignored You have had two years to fix and just like the door, have chose not to handle any of it properly Windows have again not been addressed We have had multiple water marks from recent rains showing the caulking/adjustments have not worked This has been an ongoing issue for two years and clearly the amount of times the caulking/ adjustments have not worked They have never been ripped out to see where the isue is and every professional we have spoke to said that needs to be the next stepThe amount of times S&A has been in our home has been countless not to mention ridiculous for it being a brand new home How does S&A think this is even let alone fair to their customers who have to work How much time/ vacation do they think people have and don't they think their customers would rather spend their time elsewhere We really just want to be done with this all and have these things fixed by true professional trades that specialize in the specific areas of concern, not "handymen." Clearly you can see by us talking to the actual companies and their take on it, something needs to be done other than reviewing and adjusting countless times Items need replaced, not substandard We honestly want to be done with this all and be able to tell others especially those that are building and asking our opionion, that S&A did resolve things, not the opposite [redacted] & [redacted]

The flooding was caused by an anomaly rain event Several other houses flooded in the development during this rain event and not others- this is no different than when homes flood during hurricanes or other anomaly rain events Unfortunately, we cannot be held accountable for items, such as severe weather which are out of our control In an effort to put this issue to rest, S&A will offer $to the customer to put towards the solution outlined in the invoice

Mr& Mrs [redacted] must follow the contractural agreement that they signed at contract signing The warranty state a one year material and workmanship warranty and year on structural S&A continues to offer to repair and adjust all the items stated in their complaint S&A Homes is willing to come back to the [redacted] home and review the front door and hardwood and make any necessary repairs [redacted] was prepared to replace a few ceramic tiles but Mr [redacted] agreed not to replaceWe have made the offer to resolve the situation by replacing the few high ceramic tiles that need to be replaced Regarding [redacted] we have made multiple calls and have not received a call back regarding ***As Mr [redacted] was able to speak to [redacted] we would appreciate knowing who he talked to and how we could get the information regarding replacementI would also like the opportunity to inspect your sub floor with and engineer who could document that the floor is level and meets all building standards We would also like to inspect the sub floor with an engineer to confirm it meets all specsTell us why here

My husband has been calling [redacted] for weeks and has not got in touch with anyone and has left messages Regardless, they do not work with S&A any longer and S&A would be reliable for our floor The new CFO - MrD [redacted] has recommended them coming in to fix the areas This goes against our warranty as nails are not to be placed down through as well in fixing multiple areas trying to insert glue in them will not work as well You would know all of this if you actually picked out your products, but you didn't, you used this product because the low balled sub contractor you paid to do our floors at the time used it Also, why would we want S&A coming back in to fix our floor when our upstairs is still a mess from them trying to fix it The joists were sanded down to make level (which are still not level) and new flooring was put down, which is sinking when you step on it and pinching your feet I would think having these issues fixed to our satisfaction would be a drop in the bucket vsloosing multiple homes in our development and other areas I should had walked over to Rich when I saw him in our development the other month to ask him a very simple question Before moving into our home, he said our home would be put up quicker than our next door neighbors, I was thinking in my headdid he really just say that Even prior to experiencing all of the issues we had experienced I was surprised to hear such a car salesman comment Clearly that home was nicer than ours, more detail, that builder was in a completely different category than S&A (who really doesn't even build the home/ the cheapest sub contractors are the ones) That home across the street has had zero issues or headaches I would think Rich realizes (by now) that the amount of home issues that could be caused when rushing the building process as well the issues that can arise when him or Ken are never really supervising, when they should be That is the job of PM, right???! The number of complaints we have been reading not only on the Revdex.com site, but on Facebook before S&A "HIDES" them is unsettling THIS IS YOUR REPUTATION?? Don't you get that? Clearly it is protocol that you all don't fix issues either by on the complaints You just figure your customers will give up, right?! Cleary with the Pittsburgh market closing, S&A has yet to learn that happy customers equals more referrals We continually have people coming to us asking about our building experience as well if we have had any luck with our issues We have a handful of homes going up in our development This includes many from other areas Clearly you are only concerned with turning houses over and making profit as quick as you can Hopefully the new CFO realizes what has been going on in the past and has a conscious in making things right When you have countless CUSTOMERS complaining about the same issues, don't you think you need to own up to them and correct those issues moving forward so they don't continue to happen? It's business that most customers come from referrals

The exterior work has been completed with the exception of the ridge vent which we are in the process of scheduling We spoke with the customer this week and have proposed to send several workers to the month warranty review to completed needed work as we go through the review as opposed to waiting to schedule(which is our process) We are assuming this will be acceptable as it is the most efficient avenue to address any remaining concerns

[redacted] , Regarding the [redacted] ’s spoke to [redacted] about replacementWe have no record of such a comment from ***S&A will repair the areas mentioned on the December letter regarding the glue releasing from the sub floor in areas.Regarding an engineer reviewing the sub floorThe independent inspector [redacted] who was hired by the [redacted] ’s indicated that the sub floor is not levelS&A Homes would have and engineered measure the floor to insure it is within industry standards.Regarding communication from [redacted] and [redacted] Please share where the manufacture says rip outIf that was the case it would be a product warranty and [redacted] would need to do so and [redacted] would warranty the installation.Regarding the front door.I’m happy to hear that you were pleased with the manufacture and their support on your front doorRegarding Atrium technician returning Atrium closed the complaintThere is no longer an issue.Regarding the ceramic tileI was told by Rich from S&A Homes that after we explained the action that could be taken that the [redacted] ’s decided not to repair.This response is not a refusal to address the problemS&A Homes offers a one year in house material and workmanship warranty, product warranties from the manufacture, and a year structural warranty from American E Warranty Sincerely Tim M***

S&A does not send subcontractors out with "appearance" to attempt to fix issues S&A has been out to the home multiple times to address the issues noted by the customerWe reviewed the repairs that were completed by our subcontractors and the variance in the drywall is within the tolerance allotted within our warranty manual With that being said, I would be glad to discuss the issue with the customer

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.To date, the items have not been scheduled nor has anyone from S&A homes reached out to us to schedule the items We have been waiting since April 27, for the roof vent to the replaced above the morning room This is completely unacceptable We understand the door glass and door handle for the basement door have only been on the schedule since September 29, 2017, but regardless it has been nearly a month with no contact from S&A in regards to scheduling of those items for completion And as far as the driveway, we were specifically told during the September 29, warranty meeting that our driveway was not complete and that it would be given a top coat Per George K., he actually contacted three separate asphalt companies that afternoon as was waiting on a call back from one with their first available date to fix and complete our driveway As it is currently, the driveway is not level and has several "patch jobs," where they attempted to level out the poor asphalt job that was done initially He agreed we were still owed a top coat to fix the issues To this date, we never received a call back regarding the availability or scheduling of the asphalt top coat This will continue to be an issue until it is resolved to our customer satisfaction Regards, [redacted]

The landscapers started on 7/as my response indicated we had a plan The landscaping is expected to be completed this week It is obvious that the landscaping will not be completed by June 30th; however, as I mentioned in my response we had a plan to complete which we are effectuating I drove to Pittsburgh last week and met with Matt along with our construction manager and he was fine with the plan we discussed to get his work completed
