Review: Frank M[redacted] of Riddell Management contacted me to see if there was visible water damage to my ground level condominium unit on July because there was considerable water damage to the unit above mineI contacted my renter to have them send me an update immediately and, after confirmation from my tenant, I sent Frank M[redacted] a highlight list of the noticeable issues, along with picturesThere was water damage to my ceiling that went from the HVAC room, to the spare bedroom, the closet ceiling, living room ceiling, and into the master bedroom (in addition to walls and shelving, which had visible mold inside of the HVAC room)That confirmation of damage went to Riddell Management on July After weeks, no repairs have startedHe refuses to answer many questions that I have, particularly regarding the repair person(s) qualifications, as I have insisted that person must be a licensed contractorHe also has been unwilling to coordinate a timeline of repairs (Id like some notice so that I can coordinate time away from work with my clients)He only states that the person operates under the umbrella of the CondominiumI asked for clarification and insisted that I have the license of that contractorInstead, he doesnt answer my questions and directs responses instead to say that his repair person needs to gain entry right away and asks who the person should contactAgain, I have answered that the person would reach out to me to coordinate getting access, but I hear nothing back and get that same question asked of me days laterI cant even begin to understand why he does thisI have watched him do the same type of circling to the other tenant who is suffering from the same water damage.Strangely, he waits to respond to emails as if the water/mold issues arent a priorityIll provide some background as to why his lack of responses and timeliness is a bit shockingyears ago our building had a burst pipe that flooded all three condos on my side of the building and we were out of a home for months; in January of 2014, the same pipe burst and we were out of a home for 6-monthsThis last instance I had a month old and year old, so I moved and decided to rent my condo once repairs were completeThe renter has been there for only months and this water damage occurredEvery issue has been due to the property being poorly maintained and/or known issue werent properly correctedI finally bulleted the questions so it simplified communication and focused on the requestsEven with the bulleted questions, he did not respondI have been up at night upset about this, and really heartbroken that my tenant has her son sleeping in the same room as her during his week visit because shes nervous about him being in the room which has the most damage and mold (he has asthma so it elevates her worry)I have concern and am frustratedI have been professional, truthful, timely, and Ive learned that I must be very direct with my questions and responses to him; however I still do not get answers, nor progressI want my tenant safe and the condo fixed correctly by a licensed contractorI wanted this in a timely manner, which is long pastDue to the knowledge that water has been a soaking in those walls for such a lengthy time, my hope is that the drywall will be replaced/painted (verse sealed/painted)He dismissed the idea of mold many times and wouldnt even consider it as something to deal with yet as time would tell, professionals hired BY A TENANT advised that there is mold (this concerns me the most)I have asked repeatedly for answers to very specific questions and even his responses do not identify the answersPLEASE HELP.Desired Settlement: I would like both condos inspected and repaired by a company/licensed contractor that is qualifiedI would like all costs incurred by the other condo owner reimbursed (she has hired plumbers and a water and mold investigation)I would like costs reimbursed for her and my loss of time and income
