I moved in ** *** *** *** ** *** in april 2016, I did this online from fl1st mistakemillissa rider was the realtor at the time (still is) the name at that time is ** *** *** of pinedale wy, which had a f rating from Revdex.com, that is why she changed her name to the cuurent one abovefrom the beginning she was unruly and deceptive and a liar1st issue she stated in the lease she has days to return deposit, wy law states daysitems were broken and needed attention which we documented and took videos and picturesshe stated the were cosmetic and not responsible to fixanother important item the lease referenced all thing and rules for Colorado, not wywe made this aware to wy real estate commission and faxed our lease and documents to themit stated we had to professional clean carpets when we moved out, we have our own carpet cleanser and had to do it ourselves when we moved in video taped and pictures, she states *** *** her maintenance guy did not do it

Allegations will be addressed in order of Customers Letter ID #[redacted]: 1. [redacted], LLC is not affiliated with myself or my company and is owned by [redacted]. I was part owner in [redacted] of Pinedale, LLC, which is not on Revdex.com. Mr. [redacted], did not have any ownership in...

[redacted] of Pinedale, LLC. I purchased [redacted] on 10/7/2017 and changed the name to Rider Property Management, LLC to reflect the new sole ownership. 2. Wyoming state statute states 30 days to return a deposit, however our lease overrides this if a tenant agrees to it by signing the lease. • DEPOSIT REFUNDS: The balance of all deposits shall be refunded within sixty (60) days from the date possession is delivered to Owner or his authorized agent, together with a statement showing any charges made by Owner/Manager/Agent against deposits. 3. Items were broken and documented and fixed. The owner did not choose to fix some of the cosmetic items which is allowed by the lease that the tenant signed. 4. Our lease is used in Wyoming and in Colorado and is completely legal and valid. 5. Our lease clearly states that the carpets must be professionally cleaned by a vendor that is approved by the Landlord. The lease also clearly states that the tenant cannot clean the carpets themselves. The tenant signed the lease agreeing to this and later felt that they didn't have to. • MOVE OUT CONDITIONS: Tenant(s) agrees to have carpets professionally cleaned by Owner/Manager/Agent approved vendors and a receipt given to the Owner/Manager/Agent upon move out. 6. [redacted] is not and affiliated with Rider Property Management, LLC therefore we cannot address their concerns regarding his company. 7. This customer did take us to court and all claims against Rider Property Management were dismissed. For documentation of ruling please call [redacted] which occurred on 12/19/2017. Customer was billed by the owner for the attorney's fees per the lease (below). • ATTORNEY'S FEES: in the event that the Owner/Manager/Agent shall prevail in any legal action brought by either party to enforce the terms hereunder or related to the premises the Owner/Manager/Agent shall be entitled to all costs incurred in connection with such action including reasonable attorney's fees. 8. Customer filed a formal complaint with the Wyoming State Commission, and the commission determined on 5/3/2017 to not initiate an investigation due to lack of evidence of wrongdoing with the customer's deposit or lease. For documentation on this, please call the Wyoming Real Estate office at [redacted]. 9. Customer deposit was mailed out on 4/26/17, customer moved out on 3/30/2017. 10. Excerpt from lease regarding key lock charges: • LOCKS: Tenant(s) understands locks are re-keyed after tenant(s) vacate the property. Tenant(s) agree to a re-keying charge not to exceed one hundred dollars ($100) to be deducted from the security deposit. Tenant deposit breakdown as follows: $1,450 (Initial Deposit paid by customer)$266.00 (Attorney Fee per the lease, see above lease excerpt) $215.00 (Payment to licensed and bonded professional Carpet Cleaner)$75.00 (Key lock change, per the lease and signed by customer) Refund amount : $894.00The Wyoming State commission inquired about the deposit refund charges on 5/4/2017 and determined that there was no violation and that it was a civil matter.Customer has repeatedly harassed and slandered management, neighbors and several other businesses in town.
