customary to leave a hole open after such a repair to ensure the repair holds and does not break open or cause a collapse and/or leak to an adjoining pipe. Furthermore, it is not the place of any resident to discuss repairs, pricing and/or the schedule with any contractors. The resident was speaking with a low level worker that was in no way involved nor did he have privy to the detailed information, decisions and how or why the process the management, city officials and contractor were deciding. This being said we never want a resident to be inconvenienced in this manner. We realize that our residents expect full use of their apartments. We will happily offer a concession off of his April rent in the amount of $
The lease does state that an uncontrollable water leak is an emergency There is a difference between a roof leak and an uncontrollable water leak An example of an uncontrollable water leak would be a burst pipe that requires immediate repair A roof leak is much more extensive
repair and is completed by a contractor Roofers will not repair leaks during heavy rains Additionally, after heavy storms and/or rains they have numerous calls for repairs and they schedule accordingly We have no control over their schedule, but we do our best to have them complete our requests as quickly as possible In the instance of wet carpet, we contact our vendor to make any necessary repairs On most occasions they will put a dehumidifier in an apartment, along with fans to dry the carpeting In some instances they will remove and replace the padding under the carpetBecause carpeting and flooring is not our specialty, we allow our flooring experts to make this determination In the case of any minor mold, the correct treatment is a mixture of water and bleach This is what kills the mold Once the mold has been killed, we cover the area with kilz and then paint over the area impacted In more serious cases, the sheet rock is replacedPlease note, it is not unusual for older buildings to have roof leaks This building was constructed back in That being said, a building that is years old is bound to have some roof leaks in heavy rains We apologize if the response time of our roofers did not meet the expectations of ** *** We will be happy to contact them and see if there is anything we can do in the future to have our residents accommodated more quicklyIn respect to the non-renewal of her lease contract, neither party is required to provide explanations as to why they choose to discontinue the relationship I will say, that *** *** has stated that she is not happy living in the community and everyone should seek residency where they are happy and comfortable
