I paid an application fee of $40 Submitted all required documents and no feedback. Actually they never ran my credit. So, I was wondering are you screening applications based on a photo id. If so, I need to hire an attorney!

My husband and I recently on October 26, 2016 filled out (2) applications and paid (2) separate application fees of $35.00. Before I viewed the home and let them run my credit, I spoke to Ms. [redacted], who told me that a little negative credit would not stop us from getting the home. We were also told that we would just have to put down more deposit money. We were like great! Well, first we were told that Morgan was on his honeymoon and that he is the only person who could make the finally decision on our application. I couldn't believe that business would just stop because he was on his honeymoon. Where does that happen? Well, we still haven't heard a word from them and keep getting the run-around. They are sooooooo unprofessional. I can't believe they are still in business, the way they handle their business. I wouldn't recommend this Property Management to a dog.

My name is [redacted] I recently fill out an application for one of their homes paying a application fee of 35 dollars each for two people On August 30 I filled out an application for one of their properties which at that time I paid 35 dollars I was instructed that I had to fill another application since it was two adults over the age of 18 staying at the property and I did so which was another 35 dollars I have been calling ask for the status of my application I keep getting the run around stating they will call me back at the end of the day never got the call and has been going on for a week in a half I don't have money to waste if they need more information they could have just Caledonia me and asked for it but never received a call or anything concerning the property I think it's very unprofessional that I couldn't get a call either way if I got it or not it's like I paid my money and that it I have not heard anything from these people and would like my money back because I think they just took it and ran I do not recommend anyone to this company very unprofessional I want my money backDesired SettlementWell since I didn't get the service I paid for I would like my 70 dollars back and my application removed Business Response Mrs [redacted] and her husband applied for a house of ours. The way we oper[redacted], we work one application and get a yes or no. Some applications take longer to work than others due to factors such as waiting for landlord response or employers response. If an individual applies and we accept an application before theirs we offer to refund their money on the application or put the application toward another house. Sometimes we can get an application processed in a day, sometimes it can take over a week depending upon if there were applications in front of them. Mrs [redacted] was upset how long it was taking. She called several times but we did not at the time have a definitive answer for her. She filled out hers on 8/31/15 and Mr [redacted] on 8/30/15. Apparently by the 8th of September she had already filed a complaint. We did begin processing the apps and unfortun[redacted]ly they were not approved for several reasons. We are very sorry that she feels the way she does, but once someone is processed we don't return their application fees. We follow an application criteria which we stand firm in regards to that. We hope she has found housing. To begin the process she seemed to be a very nice and understanding lady.Respectfully,Morgan T[redacted]Consumer Response (The consumer indic[redacted]d he/she DID NOT accept the response from the business.)First off yes I have found housings bless that am not renting but this claim doesn't sound right it all because I didn't receive a response stating that my application was not approved or anything when I called to check the status of my application they always told me that my application has not come though yet but they had my husband application but it's okay because apparently they need they money a lot more than I do but I do advise anyone not to rent from these people because they are liars and very unprofessional I never spoke to a Morgan T[redacted] so who is that but any these people are a spam they took my money and than are lied about the process because if my application was denied for several reasons why did I get approved for a home with no problems Final Business Response

River City Land is very unprofessional I spoke with Morgan whom quickly accepted my 75 dollars in application only to ignore my husband and I whom have 3 small children and reocated to a new state. He gave us the run around only to deny us and could have told us upon his decision I would not recommend this company to rent from. I feel as though as soon as our Identification was sent and they saw our faces of color we were treated unfairly as we made well over the 3x a month than the rent.Our credit wasnt the best but morgan said that that would just mean a bigger security deposit seeing that we were the FIRST to view and apply for the house that was quickly given to someone else. was not refunded the deposit to the house I was leasing in the amount of $1700.00.my family moved into a house in[redacted] tn leases thru river city land company. I paid them $1700.00 deposit witch was to be refunded at end of the lease. our lease was to end in july 2014.the house was sold and the new owner wanted the house asap from what we was told by [redacted] the owner of the company. he and a crew of contracters came to the house to take measurments to start the remodel from what we assumed. [redacted] said to my wife that the house was sold and the new owners wanted it to fix. we took it as they wanted us out. I spoke with[redacted] who is my contact person at river city land comp. I told him that we found another house and if we moved out that I will still get my deposit back because the new owner wanted the house asap. he said to me YES I will give you your deposit back, that I would have no prpblem because of the house being sold.2 months now and still no deposit , they wont even return my calls or emails.my last resort is this complaint and if it doent work I will be taking them to court.Desired Settlementall I want is my deposit that I was promised. I gave the house back cleaner then when I recived it. should have no reason to hold my deposit.Business Response We feel terrible that the tenant has not received their deposit. According to their lease agreement the Landlord held the deposit. Towards the end of the lease, the property was sold. At closing the deposit was not transferred on the HUD-1 Settlement statement. We have been unable to get the Landlord to reimburse the deposit to the Tenant. We are still working on it. We had the closing attorney call the Landlord directly to explain the situation. We hope that the Tenant will get it back soon. I have attached a copy of the Lease agreement as proof that the Landlord held the deposit. Please refer to lines 69-82.
