The tenant used multiple profanities towards the manager.  The tenant called the manager a "[redacted]", among other aggressive language.  The tenant attempted to forcefully grab paperwork out of the manager's hands.  [redacted] apartments does not want to force anyone into a...

lease for an apartment they are not happy with.  [redacted] apartments also does not allow for verbal abuse of employees, per the lease.  For these reasons, the manager was directed by management to tell the tenant that [redacted] would nullify the lease and return the rental payments and deposit to the tenant, should the tenant return the lease and apartment keys to the manager.  The onsite manager needed both lease copies back to properly dispose of the leases.  We hope both parties can go their separate ways in a peaceful and mature fashion.  Thank you.

We responded to this complaint a few weeks ago. We thought the leak had been repaired but in leaked again. We had to replace the floor upstairs and I spoke to [redacted] today, 1/7/[redacted] and she confirmed the leak has stopped and all repairs have been made.

complaints [redacted] and [redacted] are for the same account and occupy the same apartment and should be treated as one case please. Our staff did go to the residents' unit to confirm that all maintenance issues had been resolved. Review of our records indicated we have no outstanding maintenance requests from this resident. We have a 24hr 7day/wk work order request line. This resident did come into the office lat week and complained about late charges incurred from paying their rent late. The resident said they mailed their rent payment on the 4th of the month (days after it is due). Bills are hand delivered to the resident approximated 2 weeks before a late fee is charged. Rent is due on the 1st of each month and a late fee is charged on the morning of the 6th of the month.Sent on: 4/12/2016 4:41:34 PM

Response:Our staff has checked with the resident and all issues have been resolved. A new air conditioning condenser has been installed. Response: After review of our last 90 days' work order request records, which operate 7 days a week and 24 hours per day, an a/c work order was received on 06/22/16/ Freon was charged in the a/c unit. Another maintenance request was received from this apartment on 07/05/16, and another on 07/20/16....

The a/c has been working since the 1st maintenance request, although the resident is not satisfied with the indoor temperature during 90plus degree summer days. The temperature of air coming out of the a/c vents on 07/22/16 was recorded at 64 degrees F per our licensed A/C technician. The monthly bills are hand delivered in a pre-addressed envelope, used to mail back the residents monthly rental payment. Therefore it can not be sealed until the resident has placed their payment in the envelope. The resident pet fee paid was originally posted as rent and not a pet fee, and no charge for the monthly pet fee of $20 was charged for april, may, and june. Only a prorated charge of $4.67 for june was charged. We have corrected the fee to include the $55.33 undercharged. We will waive the july 2016 late fees of $40 and $20 one time, since they were not on the 07/01/16 bill send to the resident. We will supply the resident a corrected bill. Thank you

terminate.  Also, outlined is a requirement of the return of keys to management.  After a review of the file, there was no 30 day written notice to vacate.  Keys have not been turned in.  Upon inspection of said unit, as of 12.15.15, there remains a bed, table and chairs, clothing in closets, basket of shoes and clothing, baby stroller, baby bouncer, and radio, in the apartment.  An eviction has been filed for possession of the apartment, and there remains a balance of $1,346.90, as of this date.  Thank you.

Response:Per paragraph 6 of your lease, " Lease may be terminated only on rent due date". Rent, per lease, is "due and payable on the 1st day of each and every month". We have copy of termination notice dated 03.03.16 by the resident. The same termination notice also stated the resident would vacate their apartment on 04.02.16. Resident also elected to receive a $125 discount off their first full month, rather than the last month rent free. One can choose from one of either discount when signing a 12 month lease. That was the promotion ran, and is still the promotion running, as of this date. Our records indicate the tenant did not pay the termination fee of an additional month's rent and utilities per paragraph 6 of their lease. Staff Member: Response: Our onsite staff was contacted, and they stated that the resident did come to the office, but was not given a balance due. The February rent was paid late the prior month and a $40 late charge was charged, thus creating a balance due of $604.12 in total for March. The resident only paid $550 on the 5th of March. Therefore, the additional late charges accrued through March of $60. Although they are properly due, we will waive the $60 march late fee but not the $40 due for late February rent. repairs have been completed as of this date: New faucets in both master and guest bath, new kitchen faucet complete with sprayer, new mailbox lock, new garbage disposal, new master bathroom sink, and assorted tile repair. We both made improvements beyond the requests listed, and gave the residents a credit to their account of 1/2 the monthly rent rate. We are sorry for the unfortunate circumstances and miscommunications. We value our residents and hope this has rectified any and all issues. Thank you.

moved in. The staff walked the unit for inspection on 05/10/15 and observed no maintenance issues. Although we have tried to satisfy the resident without success, we feel they may be happier in a newer residence. Therefore, we will make an exception and allow them to break their lease and waive the (1) month rent penalty.
