For your reference, details of the offer I reviewed appear below.I understand the businesses positionIt was stated clearly to me on the phone before she hung up on meI have paid the amount in question due to not having any other choiceIt just makes me upset that I was told something that wasn't true, againThis isn't the first time this has happenedThis isn't the first problem with the "who said that" or "who did you talk to issue"I have talked to my neighbors and told them what happened and they also have experienced the same issues with the office.It's unfortunate when you have to do business with companies by getting every utterance in writingIt's also unfortunate when you try to address a complaint to management and are treated in a rude mannerI assure you I wouldn't degrade myself to lying (as you accused me of) to save myself $I'm glad you can treat your customers like that, because I don't have that luxury when speaking to mine.While we spoke on the phone, you laughed in my ear and told me to "go read my lease"That was just before you hung up on meI decided to go an pull my lease and read itI don't see anything regarding a $fee per monthThe lease does talk about a hold over fee, yes, saying it could be up to 2x the monthly rentIt doesn't give an exact feeHENCE, most people would call to find out what the fee isDoesn't that make sense to you? We had to wait for a replacement call box to be delivered and this was installed on October 25, Our main resident gate has been online and functioning properlyWe do apologize for any difficulties you experienced with our guest gate during that time. It is important to understand that the gates are mechanical devices, which can experience electrical or mechanical issues from time to timeWe always respond in a timely fashion when an issue does arise, and we do contact the repair company immediately if we are unable to resolve the issue ourselves. A gate may seem like it is not working, however, this is many times due to user error. We are more than willing and happy to show any resident or visitor how to properly work the call box during office hours. We have put up a sign under each call box with instructions on how to work them in cases when the office is closed. Please accept this letter as the response from NTS Development Company, manager of [redacted], Sanford, FL, to the request for our reply regarding the complaint filed with your agency.
This resident contacted me on August 26th regarding the month to month fees he incurred for...

September. I explained to him that since his lease ended on 9/14 but he would not be moving out until 9/27 he is responsible for 13 days at the month to month rate. Our policies are clearly outlined in the lease agreement and the lease automatically rolls to a month to month status after the expiration if a move out or renewal does not occur. He claimed that his wife spoke with a representative from our office who said there was no penalty for extending the move out date. The resident could not tell me the name of the representative his wife spoke to. I then offered a solution, since he did put over a 60 day notice in we could change the move out to his lease end date. He would then avoid the month to month charges, $87.
We treat all of our residents fairly and consistently. Our staff is fully trained in fair housing and our lease

In October 2014, the apartment company did replace Ms. [redacted]' garden tub. We...

acknowledge that contractors were in and out through the install process, Once all repairs were completed, we were not made aware of any damage caused by the outside contractors,
We conducted our final move out walk-thru on July 14, 2015, a representative from our office called Ms. [redacted] and asked if she would like to walk through the apartment with our Assistant Manager and discuss the damages. Ms. [redacted] did not schedule an appointment with us to walk through the unit. Our Assistant Manager and Service Supervisor walked the apartment and noted that there were black spots throughout the apartment. Based on our final damage assessment, we found that the carpet required replacement due to excessive dirt and spots,
The carpet was one year old when Ms. [redacted] moved in, but was not salvageable upon her move out. We base our carpets on a 5 year life so the carpet should have had 3 years of use left. The resident is responsible for damages above and beyond normal wear and tear and was charged in accordance with the Lease Agreement. Ms. [redacted] is responsible for the pro-rated carpet replacement charge of $952.20.
We always give our residents thoughtful consideration and make sure that any damage charges we assess are accurate and in accordance with the Lease Agreement. Please contact me directly if you should have any further questions. Thank you for your time and attention to this matter.
