Hello! I must inform you that [redacted] does owe the amount that was on the Statement of Deposit that I sent to two different locations per her request one was to Texas and the second one was in Sacramento Area even though she claims she never received In regards to the charges: Rent: [redacted] skipped out and we never received her day notice and she did move out on 5/4/which by the law she had to give us day notice and we can charge her for those days after she movedWe only charged her days worth of rent which was $which we could of charge her for all days equals to $per month Utilities: [redacted] did not pay to AUM which is water,sewer and garbage charges that every tenant obligated to pay for it in our apartment complexYou can also call AUM company to clarify it: ###-###-#### Paiting: Per [redacted] 's lease the painting charges are up to years [redacted] lived in apt *** for years and months which is the reason we only charged her $for the paiting/pin holes in her unitOur regular painting cost is $and materials for the paint is $equals to $ Flooring: Per [redacted] 's lease is for years, however there was a damage on her vinyl in the kitchen which is the reason we charged her $from her depositPer her Lease; Damage to Property: any damage to the apartment will be charged back to the departing resident If you have any other questions or you would like to see any paperwork please ask [redacted] 's written authorization and I would gladly send it to you! to the charges:
 
Rent: [redacted] skipped out and we never received her 30 day notice and she did move out on 5/4/13 which by the law she had to give us 30 day notice and we can charge her for those 30 days after she moved. We only charged her 24.2 days worth of rent which was $523.99 which we could of charge her for all 30 days equals to $655 per month.
 
Utilities: [redacted] did not pay to AUM which is water,sewer and garbage charges that every tenant obligated to pay for it in our apartment complex. You can also call AUM company to clarify it: ###-###-####
 
Paiting: Per [redacted]'s lease the painting charges are up to 4 years. [redacted] lived in apt [redacted] for 3 years and 9 months which is the reason we only charged her $40 for the paiting/pin holes in her unit. Our regular painting cost is $255 and materials for the paint  is $120 equals to $375.
 
Flooring: Per [redacted]'s lease is for 2 years, however there was a damage on her vinyl in the kitchen which is the reason we charged her $65 from her deposit. Per her Lease; Damage to Property: any damage to the apartment will be charged back to the departing resident.

I am rejecting this response because: They have still failed to provide me with documentation proving I was properly billed since they claim they sent a bill to my Sacramento and Texas addresses which is funny,  they say they sent a bill to a Texas address when I have been here barely 6 months and disputing this since I have been here and still no bill from them or the collection agency since I moved here. None of the responses I have received provide information about me actually being billed,  I never received a bill from the apartment just from the collection agency which means they put this directly on my credit failing to allow me time to even review or dispute the charges billed before they just decided to report me to a collection agency. This response about not calling me back still doesn't address the fact that the corporate office or whoever is over the manager at the apartment never responding to me, I'm annoyed by the fact that they keep saying I was billed and referencing the 30 day notice policy but not owning up to the fact that I was never billed from them directly and still have yet to be billed. How about we address the lack of billing protocol that was followed,  and still I have yet to receive a call back from the property management company not the apartment manager.

here is the file that I attached with lease where it says that you must give written 30 day notice which by the law you need to do even if you are on month to month lease. rental agreement with the rules for charging for the damages and everything else that will back up our side of the story.
The reason why we did not call you back when I called the the first time after you filed the complain with Revdex.com is that its safer for us to dispute through Revdex.com so that way you won't be able to say that its still not resolved and we will have a record of it.

Review: I am filing this complaint as I have not been able to get anywhere with the apartments corporate office or the collection agency that now has this account. I moved from this apartment complex on 5/4/2013 and was never given a final bill or sent a statement of charges they stated I owe them but received a bill from Credit Bureau Associates, a collection agency stating I owed the apartment $706.35. I disputed the charges with the collection agency only to receive a copy of what the apartment sent them and when I called them I was told that disputing it with them was my dispute with the apartment complex, I lived her from 08/21/09 to 05/4/13 and when my lease expired 08/31/10 I never signed a new one so I was living on a month to month lease. I agree with the charges for back utilities of $377. 36 but I am disputing the fact that they are charging me for rent for days I didn't occupy the apartment, I gave notice on 4/25/13 and moved 5/4/13 as I was moving out of state and last minute and I didn't have the funds or time to remain in the apartment a full 30 days. They kept my deposit of $300.00 and charged me for cleaning the carpet and painting which after over 3 years of living there I would think that is wear and tear. Of the $706.35 they are saying I owe them I am willing to pay $377.36 for utilities that I owed when I moved, I have made several attempts to contact the corporate office for the apartment complex and none of my voicemails have been returned, the collection agency is not willing to offer me a settlement amount on the balance and continues to tell me that by disputing with them is the same as disputing it with the corporate office however when I call corporate it is a completely different number. I am tired of getting the run around on a matter I am willing to settle but refuse to pay the full balance when I was never properly billed from the apartment complex to begin with just sent straight to collections.Desired Settlement: I would like for this matter to be settled for the balance I owe minus the rent I am being charged and for this to be removed from my credit as I was never issued a bill or statement from the apartments or the property management company to allow me time to pay them or dispute the charges before it was sent to the collection agency and placed on my credit which is now preventing me from renting an apartment.
