leasing a home from rivertowne rentals on the behalf of owner, heat and air unit 30 plus years old, high utility bills 4 months 1/2 repaid not fixed,since nov'14 provided utility bills showing increase due to 30 plus old air and heat unit continues problems heat runnin g off emerg or heat strips air on intake air causing high bills owner who uses rivertowne rental services showed owner bills not including feb/march bills has reinbursed half of what it has caused unit still not fixed as od todayDesired Settlementowner has reduced rent by $175.00 for march and april rent however, feb/march bill not yet recieved and amount credited does not include cost also, because unit still not fixed bill now going in to march/april bill. l ess than half of cost to me has been covered unit has been serviced up to 14 times since june '14.Business Response As property managers we are frequently blamed for other people's decisions. We are simply the "messenger" We do not own the homes we manage and all we can do is communicate the request of a tenant. It is ultimately up to the owner of the home to agree or disagree with financial requests.As property managers we cannot be expected to nor do we have any legal obligation to compensate a tenant out of our pocket. In this situation, the heating/air unit in question was nowhere near 30 years old, as purported by the tenant. New Bern has notoriously high electric rates (we encourage anyone to [redacted] this subject) and the home in question was no worse than many other homes. Despite that fact we did go to bat for the tenant and get them a reduction. We got the unit replaced. We had multiple contractors visit the home to estimate corrective actions that could be taken that might offer some relief. We went above and beyond in trying to accommodate this tenant. All the tenant really wanted was out of the lease. They made a very quick decision to lease this home and it appeared that they regretted their snap decision and it was more about not liking the home and wanting out of the lease, than it was repair issues. Unfortunately, the tenant is pointing their finger at the wrong people and blaming us for someone else's decision.

Delay in service to hold up on Lease Terms. In adequate living situation, was not fixed, nor addressed in a timely manner. The AC unit in a home my fiancé and I rent is not adequate for the house. After an extremely hot summer, and the home reaching above 82 degrees on a daily basis, a repair man was sent out to fix the duct work under the home. After calling multiple times, having my fiancé's father call multiple times, the issue was still not fixed. A Bigger unit needs to be installed, and insulation needs to somehow be added. Rivertowne Rentals assured me this problem would be taken care of. The owners (Whom I do not have contact with) agreed upon fixing, and replacing the unit. However, it has been far to long without a response. I call on a daily basis, and always here from either [redacted], or [redacted], that they need to get a hold of the owners, or the contractor. This issue has not been resolved, and this is a problem I should NOT have to deal with being an active duty sailor. We have had problems with this company since the beginning of our lease in March 2014. We lost $1000's of dollars in food from a faulty refrigerator which finally got replaced after losing our food three times. [redacted] This company does not take their tenants seriously, nor their lease terms. This home is not in livable standards. I was, and am still paying, $800 a month for a home that violates the landlords obligations.Desired SettlementOur monthly utility bill has been outrageous due to inadequate equipment. The AC unit runs 24 hours a day. Our electric bill exceeds $300 a month. This is not affordable on a sailors pay. I am asking for them to cover my unnecessary utility bills for the past 3 months. That is how long this issue has been going on, and that was when the original complaint from me was filed. Either cover the uncalled for expenses, or legally let me out of our current binding lease with no financial penalty. So we can live in a home that will not cause such unsanitary conditions, and financial hardships due to faulty service.

Water damage in the dining room and water damage present in the front bedroom of the home. The water damage is causing the home to leak through the ceiling in the dining room. I have to place buckets to catch the water coming through the ceiling. A small amount of water damage was present when I moved into the home over a year ago. I have asked Rivertowne Rentals on several occasions about repairing the damage. Mold is present and I have had no follow up from Rivertowne Rentals about a date to repair the damage. I'm concerned about future health risks if it's not repaired soon. This has been an issue for over a year with no resolution.Desired SettlementI want the water damage fixed and any mold present as a result of the damage removed .
