Review: These property managers are nice and pleasant, and they handle money decently, but they are severely incompetent when it comes to the handling of anything else, especially maintenance issues. The big problem is that they always dropped the ball on virtually EVERYTHING! Nothing was ever taken care of without me having to go back to them a bunch of times to get them to continue, reminding them of stuff they forgot all about.The tenants were equally frustrated. They eventually realized I always did my part immediately, and the ball always spent 95% of its time in the prop mgrs' court. The last 2 years, the tenants worked directly with the prop mgrs, who never took care of anything, and never even told me of the problems, until eventually the tenants gave up trying. So I thought things were good until I went over there to see how bad everything was, and that we now had bigger and costlier problems to deal with after all the neglect!The worst example was the rain gutters, which I knew were bad from the start. We started the process of getting them replaced about half a year into the contract, which the prop mgrs. even called a top priority. Yet after a year, they were still fumbling around and hadn't done much. Right after that, they led me to believe it finally was taken care of, but (long story short) after 2 MORE years, I discovered the horrifying truth that my old, now worthless, gutters remained.Then it came time to repair dry rot. $6000! And at least two reliable sources said it was definitely the bad gutters that were responsible for most of it.To this day the prop mgrs are still causing me trouble. Another long story short, it didn't occur to me that I wasn't and should still be getting a water bill. The bills were still going to the prop mgrs. And lately so have all the late notices and threatening letters. But do you think they ever bothered to forward any to me, or even tell me about them? Of course not! And now I have over $100 of late fees to deal with.Desired Settlement: If life was fair, I'd say they owe me at least $3500 for dry rot repairs that could have been avoided, plus $120 for late fees on my water bill, plus a significant refund on the fees they charged me for their service ($113/mo. for about 3.4 years) that was so poor and caused me so much extra work, plus other additional costs. But in reality, I'd say at the very least a refund of at least half of all my monthly fees for service, or at least $2300.
