Management company for apartments near Colorado State University campus, does as little as possible. Cheap Appliances, cheap flooring, cheap window coverings, holes in walls in bathrooms, stained carpets, broken tiles, cracked drywall, etc. Parking lot and sidewalks never cleared in winter, all parking spots were covered in ice. Stove and kitchen faucet and electrical outlets worked part of the time. Instructions for checking out and vacating the apartment were provided and followed by renters. The property managers never showed up for check out, just said to leave the keys in the apartment when leaving. Recently, we received the final notice from the management company charging us for cleaning the apartment and shampooing the carpet, which we had already done previously. Also included were fees for replacing a window and electrical outlets (which were already broken at time we moved in). 31 hours of labor including routine maintenance and the cost of doing business: 20 hours of painting the entire unit, painting front entry and jamb, replacing batteries in carbon detectors, replacing door handle on bathroom door, replacing drip pans, and electrical outlets. The list goes on.... In addition to retaining my $950 deposit, they are billing me an additional $295 !

The Security Deposit Agreement also breaks down what RMP Management expects when a tenant moves out.  The Lease states in Section 8.G that all damage to the unit caused by tenants, their company or their family is the responsibility of the tenants to fix or pay to be fixed. When RMP Management showed up on 8/31/16, there were still personal items and furniture in the unit. RMP Management allowed the tenants to move these from the unit into the parking lot so that tenants would not incur extra charges for not being moved from the unit. If tenants had cleaned they had not cleaned well and/ or all that was required by their lease, this is reinforced by the fact that they were still moving items from the unit when we arrived. As for proof of damages, RMP Management takes photos during the walk through of the unit. These pictures were taken the day of move out. RMP Management did offer the tenants copies of these pictures, however, at this time the tenant has not requested them.  RMP Management also takes pictures after repairs are made to insure that the repairs were made. RPM Management did send copies of all original receipts. None of these are hand written list or anything that could be construed as such.  The receipts all have the company names as well as information on them.  RMP Management only uses licensed and insured companies for their cleaning and repairs. Tenant has requested, through the Revdex.com, that RMP Management sends itemized receipts. Even though RMP Management has done this, this will resend copies of all receipts.  RMP Management has also attached copies of the receipts to the Revdex.com because of the request stated in the original complaint.
