I have reviewed the response offer made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below I am not satisfied with the “resolution” given by the business owner because no resolution has been proposed MrSneddon is refusing responsibility and not offering refund of not finishing the job or offering for it to be completed Mr Sneddon continuously spoke more about the apartment complex he was Remodeling than the job we paid him to do During our phone conversation regarding the flooring, MrSneddon was told to fix everything wrong with the floor This is why our contracted amount of payment and his actual payment differ We paid more to have the job completed correctly When 1st looking at the bathroom, it appeared to look okay However, Per MrSneddon it was not completed yet After a short time, it began falling apart MrSneddon has missed appointments time and time again and has not resolved or finished our bathroom remodel Integrity is a value that I expect contractors/business owners to have It is unfortunate MrSneddon is lacking in this quality Regards, [redacted]

Floor Joist Mrs [redacted] was made fully aware of the problemWe made it very clear that cost was for Sub-Floor onlyFloor joist was something they would have to handle at a later date due to the complex nature of the repairHVAC, drain lines, supply lines and electrical wires were all running through those joist and would all require multiple contractorsMrs [redacted] is fully aware that the $was for the sub floor only since she stated in text message, 'Ok thanks'.See attached document of text message.As of this date additional items that have not been paid for and as part of the contractual agreement Mrs [redacted] has signed we reserve the right to press for paymentDrywall We don't know what the problem could beWe did not remove drywall from this area as Mrs [redacted] is fully aware as shown in attached text message Ceiling Unfortunately cracks can reappear even after repaired correctly (open crack, secure drywall, apply mesh, surface with expansive compound as needed, seal, prime and paint) as a reaction to seismic, that cause deflection limitations beyond what is tolerable by the structural members, in this case the floor joist, which is consistent with this structure

To Whom It May Concern.The contract didn’t cover ‘floor joists’ nor did it cover replacing 'drywall behind the toilet' which we did not.as for the accusation of Job Abandonment and that we gave any one else preferential treatment is wrong!As for the statement by *** *** that I some how
stated I Have "bigger jobs that paid more" is Wrong!Never said or even thought something like that.We warned the home owners over the phone on June 26, at 9:30pm, while they were on vacation and in person at a later date that the floor joist have issues even pointing out the problem to the client.Due to the floor joist yielding a deflection limitation that maybe causing issues to the finish surfaces such as drywall and flooring.We did not pour anything down the waste linesAll trash was either bagged and taken with us after each night and day also the waste water was poured onto the vacant property adjacent to the west of the client. As for the statement that we 'replaced drywall behind the toilet that is coming loose' we did not and the homeowner was aware of this at the timeAlso the contract neither states of implies that we would. see attachment '*** *** 2' (screen shot of text message to and from client)As for "Job Abandonment", The job was fully completed to the home owners satisfactionOnce we were made aware of the loose grout we come back to address to make repairsAt those times the client has only asked of us to repair an area of grout no larger then one tileWhile on-site we looked over the work with the client and they did not state any dissatisfaction on any other scope which we performedWhile we were repairing the grout we did remind the home owner that this related to the floor joist and it may continue.We did make two additional attempts to visit with the client however they missed the first of those two, no one home so we tagged the door (see attachment 'Missed Appointment') then on the last attempt we arrived a day early due to a unavoidable change in our scheduleThrough text message exchange we offered to come back however, they have declined and demanded a refund.I have made it clear to the client that we sorry that are experiencing the issues related to the floor joist however were never contracted to replace. At the end of the job the clients looked over the work, paid us many compliments both in person and by phone and they paid their final invoice. see attachment '*** ***' (screen shot of text message to and from client) As for the statement that we have been " difficult and not taking responsibility" We were in communication with both home owners during this period and we did come back.See '*** *** 3' (screen shot of text message to and from client)We have received many awards over the last several years;Builder of the Year, Barns & NobleRemodeler of the Year, Roanoker MagazineAngie's List awardsmore. We would not have received these if we were " difficult and not taking responsibility"
