Review: Roanoke Roofing performed roof job at the entire Hotel. We have following problems:1. Back building has a major leak, several rooms are affected.2. Front building major leak, rooms affected.3. Roof wall is damaged in the back building.4. Building with shingle roof has issues with almost entire building. They tried fixing several times, but with no success.5. Front office/ breakfast area still has a leak. ( several inches of standing water on roof )6. Multiple leaks in restaurant.7. Several spots on the roof has water standing around 4 inches. ( abone restaurant, especially where the hood is )8. Damage to the roof wall beside/ nearthe floor HVAC unit.9. Two major parts which were above the restaurant cooler and freezer are missing, both of them belong to the cooler and freezer.For the above issues I have talked with [redacted] and [redacted] multiple times but they still have,nt resolved the issues.They still have,nt provided me the mfg warranty as per our written agreement. Due to above I have suffered room revenue loss and internal damages to the room.[redacted] confirmed me thru E-Mail before the start of the job that they will take care of all the issues.Please help me resolve the above issues.ThanksDesired Settlement: Please have Roanoke Roofing fix all the issues and have them pay me room revenue loss and damages to the room.Thanks

First

let me say that Roanoke Roofing is a 65 year old roofing company that didn’t

stay in business this long by running from its problems. We have been an active member of the RevDex.com since 1974 and to our knowledge have never had a complaint

filed against us.

In reference to roof leaks at Days Inn and [redacted],

there has been no contact made from them to Roanoke Roofing since June of 2014

about the roofing installed by Roanoke Roofing.

NONE! The first Roanoke Roofing

heard about any problems Mr. [redacted] said he had was when we received a letter

dated May 2015.

I met with Mr. [redacted] personally on May 19, 2015. He showed me (4) four areas of concern. After seeing the areas and asking Mr.

[redacted] when the leaking first appeared, Mr. [redacted] stated that it had been

about 4 months ago that they first noticed any problems. He stated that none of these areas have

leaked since. It had rained the previous

day of my meeting with him on the 19th and no leakage was

shown. He did have one active leak that

was repaired by Roanoke Roofing. Mr.

[redacted] was told when these roofs were installed, that should he have any

problems all he had to do was call us.

Our office number, cell phone numbers, and home numbers were provided to

him. Again, none of the 3 people

mentioned in his complaint nor this office has had any contact with Mr.

[redacted] in reference to any roof related problems.

Should Mr. [redacted] have a problem, he is to call this

office immediately. Not 3, 4, or 5 months

later. Also his maintenance personnel is

not to make any repairs to a warranted roof.

Any cutting of the roofing system for newly installed equipment is to be

approved for proper installation by Roanoke roofing before installation in able

to up hold the warranty.

Roanoke Roofing is responsible for the workmanship on the

roofs installed by Roanoke Roofing. We

are not responsible for his shingle roofs, his gutters, or the repair or maintenance

to his HVAC units.

Also noted during our inspection, all rooms noted in the

complaint dated 5/15/15 were being occupied on the day of our inspection. Mr. [redacted] stated that he had damages. He showed me a picture of two ceiling tiles

that he stated had gotten wet. He

replaced these ceiling tiles 3 months ago.

Mr. [redacted] can send me a bill for the 2 ceiling tiles.

Roanoke Roofing is here to service the roofs installed by

us. Timely reporting of any leakage is crucial

to limit damage not only to the roofing system but to all confines within the

May 25th, 2015To whom it may concern :We made ongoing complaints and concerns from the start of the first building roof job to the end of the job (total 5 buildings). They kept on fixing again and again. Every single building they had to fix more than one time. The shingle building they fixed at least 5 to 6 times and got fed up because they were unsuccessful. For shingle building once [redacted] gave me a proposal that if I buy the material then, they would provide the labor to take care of shingle building. I was not suppose to but I agreed to buy the material because even though according to the agreement they were responsible for the labor and material not me. I agreed because their workmen were getting mad because they were unsuccessful in shingles. They provide me 10 year warranty for the entire shingle building in writing. We could see leaks all over shingle roof from day one it rained. Mr. [redacted] has been to look at all the issues plenty of times. He was losing his temper, getting upset, and talking loud , rough and rudely. He said we can't keep on coming again and again to fix your problems.All the flat buildings have leak issues. Mr. [redacted] told me that between the roof and ceiling is the insulation and that they don't see any leaks and that when we use our heating/ cooling system that brings the water together and that left over water in the insulation will disappear soon and then there won't be any leaks, he told me that I should trust him and all would be okay. I have major leak problems. I have been given written warranties for material and workmanship for up to 20 years. I have been given a warranty for all flat roofs and shingle building in writing by Roanoke Roofing on their letter head. Roanoke roofing knows that up to 4-5 inches of water is standing on the front office/restaurant building. Roanoke roofing knows very well before the start of the job that water stands on the roof. If it were to snow heavily then " MY ROOF WILL COLLAPSE ! " I have been warned about this.I invited a certified/ licensed mold inspector to inspect my property. At inspection he stated that it is totally unacceptable to install the roof on the rotten wood. At that time I made Mr. [redacted] aware of that issue. Also after Roanoke Roofing finished the office/ restaurant building job, it was so poorly done that there are several depressions in the roof which now hold water for extended periods of time after any rain event.It is interesting to note that there are times that the roof won't leak in one rain storm and then there are times that it will leak after other rain storms. When Mr. [redacted] came to look at the leaks all of the rooms were empty/vacant. He was able to see the water standing on the counter top.Roanoke Roofing kept on coming several times to fix the leak issues and at one point they stopped responding to me, so I decided to send them a certified letter this time, but as usual no response, except they mailed me a one page " Certificate of Liability Insurance ".My maintenance man did not perform any repair work, or any cutting to any of the roofs. All the roof jobs are under warranty for up to 20 years.Roanoke Roofing is responsible for the poor job they have performed and they should make good on all of our concerns (items listed 1 thru 9) in the Certified Letter dated April 25, 2015.

Roanoke Roofing's response to Mr. [redacted] Roanoke Roofing was contracted to install roofing on (3) three buildings at this complex. During re-roofing, Mr. [redacted] had no problems with any sections of roofing that were installed and completed. Mr. [redacted] spent a great deal of time trying to get my personnel to go from building to building trying to run down leaks he had before we could get to them to re-roof. We final had to ask him to let us finish a roof section before we jumped to something else. We were there to re-roof a building, not run all over the complex fixing leaks.Mr. [redacted] talks about his shingle roofs, we installed a 3' wide piece of rubber in the valleys of his shingle roofs. We charged him about $1,000 to do this repair. We didn't install any shingles and we did no other work on these roofs. This was a repair, nothing else. The work we performed is not leaking nor are there any problems we see with our installation. Our warranty extended to the buildings that had roofing installed not repairs. Mr. [redacted] stated that he bought some material to use on the shingle roof. Whatever our proposed price was for this repair included labor and material. Mr. [redacted] did not buy any other material to be used on this repair. I would like to see a receipt for any material he says he bought and with proof of purchase I will gladly refund. Mr. [redacted] says he has major leaks yet in the 14 months this roof has been installed, Roanoke Roofing has not received one phone call, one email, or one text message reporting a leak. When we were forwarded a copy of his first letter in May of 2015, we immediately responded by meeting personally with Mr. [redacted] to see what his concerns were. He stated that about 4 months earlier he thought he had a couple of leaks. He showed us three areas. One was an 8" pipe with no top on it, one where water may have come in through an old grease vent and one that may have actually been a roof leak (we did address this one). No other areas were shown and no other concerns stated.Another concern Mr. [redacted] stated in his complaint was water standing on his office roof. This water was standing there prior to reroofing. There is one drain on this roof that is too far away to properly drain this water. We told Mr. [redacted] he needed another drain installed and we would give him a price. His reply was no! We offered to install a drain if he would pay for a plumber, his reply was no! He had no interest in our suggestions to relieving the ponding water but he feels quite comfortable in still complaining about it. We offered to install drain and plumbing but the plumbing would have to run under his ceiling tiles and through his reception area. His answer was no. The material used on this roof is the same type that is used in pond liners. The water will have no adverse effect on the membrane. He has concerns about his roof collapsing. I don't see any relationship between a puddle of water on the roof and a heavy snowfall. If it didn't collapse several years ago when we had 40" of snow, it’s not going to collapse because of this little amount of water. Mr. [redacted] complained that he has standing water on his restaurant roof. He has a drain pipe that is clogged solid. It won't drain. We offered to replace the pipe at cost, he said we would handle it. 14 months later, pipe is still clogged, i.e. roof won't drain. Simple...fix the pipe and ponding water goes away. Summary: Our proposal to Mr. [redacted] stated that we would reroof several buildings, we would remove roofing in certain areas, on certain buildings, we would replace decking on certain buildings and we would install new insulation on certain buildings. The shingle roof we would install rubber in 4 valleys, that’s all. Our proposals did not include installation of drains, replacement of drain pipes, gutter repair, shingle repair, wall repair, removal of wet drywall, and soaking wet insulation on the inside of his buildings, or window caulking. We tried to be proactive with Mr. [redacted] by suggesting and recommending the installation of drains and the replacement of a drain pipe. We made suggestions about his gutter problems. We made suggestions about his wall problems. None of these problems were part of our reroofing proposals. All of our suggestions have obviously fell on deaf ears as none of our suggestions have been addressed. If Mr. [redacted] has a leak call us. He has all of our numbers including our home numbers. Mr. [redacted] should find comfort in the fact that when customers come into his lobby they don't have to walk around buckets sitting in the floor to catch the falling water or duck their heads to get under the plastic hanging from the ceiling to catch the rain water. This was the situation prior to our reroofing. He should also find comfort in the fact that all of his rooms are now leak free unlike before when the rooms were unrentable because of leakage and mold concerns. Roanoke Roofing installed new roofs in 3 buildings all 3 flat roofs. All 3 buildings have leaks they have taken care of all 3 buildings few times from the day one because they had leaks.Roanoke Roofing repaired 2 buildings with shingle roofs with major roof leak issues they tried fixing several times the entire shingle building but was unsuccessful. They only advertise for doing jobs on flat roofs only so I was not going to give them the roof job as they have no experience in fixing shingle/ gutters but they insisted me that they have staff who can take care of shingle building repairs and they gave me written warranty for all flat and shingle roof replacement and repairs for up to 20 years. I never insisted what building to do first or from where to start. They dropped the materials for one building at a time and replaced / fixed one building at a time.At the front office/ restaurant building there are multiple spots with deep standing water for which they had knowledge and suppose to be taking care of it, they also re -repaired this front office / restaurant building about 3 times and was not successful.They never offered me to replace the pipe at cost if they would have then I would have taken it. I had offered the help of my maintenance man for any plumbing and repairs to help them to go things smoothly. Every time Mr. [redacted] came to visit my property to look at the leak issues he was very rude and loud with my staff and me that I have to calm him down as there were guests in the rooms.Mr. [redacted] who is also happen to be the supervisor of the project had to fix, re-fix, repairs several times and was not very successful and loosing his temper and they had on going problems taking care of the issues. This company is a total ripoffMr. [redacted] have repeated lied after lied to cover up his bad non professional roof job. They have done a very low quality, bad roof job. All of their staff was complaining that they have to leave in the middle of a job because one they don't get paid over time, secondly they have to leave because they had other complaints / roof leak issues at other jobs.I am not a roofer and I am always open to suggestions and advice. Regardless, all the flat roof job and shingle roof and gutter jobs were in WRITTEN AGREEMENT and up to 20 YEARS OF WARRANTY GIVEN IN WRITING . Keep in mind the written warranty covers both labor and material and that they should honor their written agreement.They still haven't provided me a written manufacture warranty for which they also promised to IN WRITING. I need my all roof s fixed and I need to get paid for loss of revenue and damages to the property or/and I need all my money back so I can hire a professional company to fix my roof as they are very scared if they can fix their wrong doings. All the issues I mentioned in the past communications should be addressed. Thanks,[redacted]

, mention to [redacted] have been here several times, [redacted] have taken pictures with his camera you guys have full knowledge of all the issues, roof leaks, I have also sent certified mail. ( Return Receipt Requested ). I have also sent letter to Roanoke Roofing Insurance Company.I have been communicating through Revdex.com.
