contractor and landscaping contractor to perform a thorough search for any debris such as tree branches/limbs that may have fell on the ground as [redacted] has suggested. Both contractors patrol the ground regularly as part of their routine duties and pick up any debris such as branches that is in the common areas. Furthermore there was inclement weather that weekend so maintenance checked all areas for any damages or hazards that may have potentially occurred on the common grounds of the property.                Maintenance reported back to us that morning, 8-1-16, that there were no irregularities or hazards present on the common area. A follow up email was sent to [redacted] on 8-1-16 acknowledging that we had received her request and both maintenance and the landscaper were notified. Furthermore we asked her to identify the specific areas where these tree limbs were (since maintenance could not find any).                On 8-2-16 [redacted] sent an email stating with photos of some tree limbs in wooded areas of the property that are not common area walkways. The property does sit on several acres and has several wooded/tree areas. The areas were not identified on the map; however, after a thorough investigation on 8-3-16 one of the limbs was found in a wooded area that is not a common walkway. The limb was in several bushes and was not presenting a hazard but it was removed by maintenance that day.                We take the safety concerns of our communities very seriously and action was taken that day to resolve the issue. [redacted] is a high rise condominium building located in
Rosemont, PA. Robert H. Wise Management Co., Inc. is the management company for
the Condominium Association. The Association has a set of rules and regulations
that all residents, both owners and tenants, are required to follow. Robert...

Management Co. is responsible to enforce the rules and regulations of the
Association.
In this case, the owner, [redacted], rented his condominium
unit to [redacted] has a dog. There are specific rules regarding
pets in the common areas. [redacted] was notified nine times of infractions of the rules involving her pet. Within
the first two weeks of March alone, the tenant was notified three times of
violations. Due to the number of infractions of the rules and regulations, the
Board of Directors (the governing body of
the Association) directed management to notify the owner that any further
infractions by his tenant could result in the Board taking the action against
the owner to have his tenant evicted. Specifically, #27 – Leasing Rule
“In the event a Lessee
shall continue in violation of the Rules and Regulations notwithstanding
receipt of the Notices provided for herein or shall have committed three or
more violations of these Rules and Regulations during the term of a lease, the
Executive Board, in its discretion, may direct the Owner/Lessor to commence an
eviction or other Landlord/Tenant proceeding against such Lessee within five
(5) days of receipt of Notice from the Board to commence such action.”
Upon receipt of this notice, the owner made the decision to
not renew the lease with the tenant, [redacted].  
Although [redacted] was warned on several occasions of
the rule infractions, [redacted] continued to violate the rules. If [redacted]
would have abided by the rules for the Association, she would still be a
resident of [redacted]. It is her actions in refusing to abide by the rules
and regulations regarding pets that resulted in the termination of her
lease.  
The dates of warnings and fines are as follows:
9/17/13, 11/6/13, 11/7/13, 2/17/14, 5/19/14, 12/17/14, 3/3/15. 3/6/15, 3/16/15

I am rejecting this response because:
This is not an accurate representation. It is not that the owner chose not to renew the lease. The property management company took it upon themselves not to accept the lease that had already been renewed given the 60 day clause. The board refused to divulge meeting minutes in a timely manner and the landlord and lessee were not given a choice in the matter.
Attached is the documentation I received before the unit owner. I want to be sure this is accurately represented. The property management company made this decision and passed it on as a proceeding of the board of directors.
The legalise of the letter was such that neither party has the time or legality to extend the lease.
I restate the letter was left under my door given me 15 days notice. That night, I called the unit owner who would not have known until he received it in the mail 5-7 business days later.
Again, I want to restate that the rules and regulations outline no clear number of infractions to result in termination. There are numerous tenants who have broken rules and not paid fines, and these rules were not enforced fairly or consistently.
This response also does not address the inappropriateness of your employees behavior or their exploitation of the limited amount of power given gm them by the board of directors.Regards,
