Review: We were tenants in Rockwood's Highline apartment complex in Spokane for a year. Upon moving out, the apartment was clean, and management was asked to do a walk-through, to which they replied "we don't normally do that" and stated if there was damage we would receive photos. Two weeks later we receive a statement noting that $294 of our $300 security deposit is being retained. On the statement, there is a handwritten note that simply states "dirty" and "8 hours of cleaning - $200." There is no explanation of exactly what was dirty, nor was there any explanation of why it took 8 hours to clean a 1000 sqft apartment that we cleaned before we left. There was also a $65 charge for carpet cleaning, despite the fact that the carpets were clean when we left. Finally, there was a $25 trash fee, even after management told us to leave the trash in the garage so that it wouldn't sit out until trash day.Desired Settlement: 1) I want an immediate refund of the entire security deposit

2) I want a very detailed list of EXACTLY what was dirty and why it could have possibly taken 8 hours to clean this tiny apartment along with the pictures we were promised by management if they were going to retain our security deposit

3) I want a receipt showing that management actually had the carpets cleaned and didn't just charge us $65

4) I want an apology from Rockwood acknowledging that this is not the right way to do business.

I have read the complaint filed by [redacted] and talked to

my management and leasing staff at The Highline at Kendall Yards. In reference to the walk through, I was told

that a walk through was never requested.

However, as a general rule, we don’t offer to do a final walk through

with residents but we do provide a move out checklist that clearly defines

our move out cleaning requirements. We are not legally required to do a final

walk through with the resident.

When a resident moves out, our maintenance team does an

initial assessment of cleaning charges.

In the case of [redacted]’s residence, the cleaning charges were

estimated at 8 hours. The actual amount

of time our cleaning contractor spent in their apartment exceeded 10 hours. We have an invoice, photos and a detailed

breakdown from the cleaning contractor to support more than 8 hours of

cleaning.

The lease agreement signed by [redacted] and his roommate clearly

states on page 1, section 6 the following regarding carpet cleaning: Resident

agrees to have the carpets professionally cleaned upon vacating and will

provide a receipt of such. Failure to do

so, Resident authorizes Landlord to do so at Resident’s expense.

As a courtesy, my team offered to put out their garbage can on

garbage day. [redacted] is aware that Waste

Management charges for any garbage that does not fit in the Waste Management

garbage can. Management has communicated

this to The Highline residents on several occasions. There were several additional bags of garbage

left in the garage so they were billed for disposal charges for the extra bags.

Review: I could go on and on about how awful this place was to live....we lived there for about 8 months....yes there nice appartments for the most part, until we discovered MOLD through out our whole appartment, started in our master bedroom closet, took them 2 months just to clean it up, replace a small section of the wall....couple months later there was mold all over our living room, doors & window seals...nothing seemed to be insulated what so ever!!! ( Pictures to prove it all) Then they said it was our living conditions, I dont know how 2 people could create mold all over, funny how this was the first moldy condition we were ever around...that's why we moved out obviously & paid to leave there apartments.....They came up with so many excuses just to save thereselves I guess from humiliation!! Not too mention I was pregnant with TWINS, which was a huge huge health concern! Now they billed us for not cleaning carpet & walls & fixing damages that were not even out fault, the place would have been cleaned spotless when the lease was up if we were not told to LEAVE, so we packed up in one weekend, my husband & father had to do it all (I was pregnant with twins & on bed rest) the management is AWFUL, especially [redacted] & [redacted] they are very unprofessional!!!! You call management, it takes them days to get back to you, or you'll just have to keep calling!!! Not to mention there is animals that can bark all through out the days & nights and there is nothing management does about it, so we had to involve animal control!!! We have lived in a few apartment complexes & never even had any problems at all!!!! We spoke with a lawyer & they said they have to remodel once an issue like that was brought to there attention, a manager at Rockwood Property Management said "no one can tell me who I can move in to my units" So were assuming NO remodeling was done & new tenants are in a mold environment once again!Desired Settlement: To not take this to court, we asked for only out rent back for the months they did not fix the mold issues & our moving costs because I was on bed rest for pregnancy with twins & my husband works full time...they did not agree to that, then they are fining us 2,300 for carpet & paint which would of been painted back to original if there was not mold all throughout the walls, they said they had to tear out the walls (so why would we paint) we do not want to pay the 2,300 for nothing!!
