I am rejecting this response because:I have a lived in the same apartment with three children for six years. My water and sewer has never risen above $70 with my children listed on my lease. I was told the current increase in my billing which as of January 15 has...

risen from $60.74 in December to $81.62 was due to an increase in occupancy. My eldest son moved out of the apartment the Saturday after Thanksgiving.  Dropping the occupancy in my apartment from 4 to 3. If occupancy is in fact a factor then my bill would’ve gone down not increased. [redacted] instructed me that in their system it showed I was living alone though I’ve lived here for six years and moved here with three children. The point to be made is, even with or without my children showing in their system my water and sewer has never been inflated to $81.62 per month. I strongly believe that the apartment complex is taking the bills that they receive from the water and sewer companies and overcharging their residents for additional revenue  or perhaps to pay for recent repairs.  Even living in a house, your water and sewer does not run you $80 per month.Where is the line drawn on inflated charges?  Am I expected to pay whatever Rock Woodsprings bills me? If I receive a $281.62 water/sewer bill am I expected to pay it? I want to stress, I believe in paying all debts that I have incurred.  However, I do not want to be overcharged or have amounts tacked on to my water and sewer bill to recoup expenses for repairs.  I reiterate, in the 6 years  of residency here, with my children showing in their system on the lease my monthly water and sewer charges has never been inflated to the degree they have the last two months. I would like this question answered, are residents being charged ONLY the amounts calculated from the BALANCE of the water and sewer bills that are being charged to the complex?  Though this complaint is solely related to my unit, I have spoken with several other residents who also plan to take action, who feel that they are being overcharged. One resident I spoke with shared that last year they received a credit back after making constant complaints and as a result of being overcharged on their water/sewer bill. This also raises my concern with Rockwood Springs billing practices.  The methodology used to calculate what each unit should be charged is understood. However, is the dollar amount being used each month for the calculation process accurate and honest or inflated?  The explanation given as to why my monthly amount has increased by over $20 does not make sense as I have one less person living in my unit. Even when all four of us were listed in their system my bill was not this high.If I continue to be overcharged each month,  I plan to seek legal counsel. There has to be a limit as to what Rockwood Springs can charge their residents per month. Sincerely,

I am rejecting this response because.  It is against the law in Missouri to resale water.  Which means, if the water company invoices the complex a dollar amount, and the complex is using methodology to obtain additional funds by padding that amount, the complex is reselling  water and breaking  the law.  A copy of the current invoice  from the water and sewer companies should accompany the bill from the third-party biller regardless to whether or not the complex is sub-metered as this amount is used in the calculation each month.
I appreciate the clarification and now fully understand that it was through the incompetency of the property manager who was responsible for preparing and verifying the lease that ultimately occupants were omitted. Though at this point irrelevant, one should have questioned why year after year I was renewing a lease for a three bedroom apartment and living in it alone. Ridiculousness.  If you reviewed any of the maintenance requests over the years that I have been here, emails would state that a repair was needed within my daughter’s room or my son’s room.  Perhaps this happened during the time that the meth addict was the property manager and cooking meth out of his apartment and had the DEA swarming in the parking lot arresting him. I could understand this error happening during that time.In regards to giving a 60 day notice and moving out..... [redacted], I love it here and having to carry my garbage four miles to the dumpster. Perhaps I will stay another six years to make sure that residents are not fraudulently charged.  Giving serious thought to starting up a residents association.
