and his partner buy houses to flip them. I purchased a house from them that has had nothing but issue after issue.

First issue was HVAC went out right after closing (hours after) no worries I had a company com out and replace the entire system 9,530 dollars

Second issue the water main in the crawl space was leaking, I fixed this myself

Third while on vacation another water line bust fully under the house flooding the crawl space
and spraying through the floors into my utility closet. At this point I reached out to *** and he sent a plumber out. The plumber came and half way fixed the leak and processed to flirt with my young sister EXTREMELY Inappropriate. Asking questions like where do you live, where do you work, what times do you work, how much money does your brother make, what do you do for fun, etc sitting on my couch after half fixing the leak for 30min straight.

Forth another leak found after returning from vacation in the utility closet, Called *** said his plumber was unprofessional and I wanted someone else to come out he told me it wasn't my problem and to take it up with the plumber, he then called the plumber and gave him a heads up which resulted in the plumber calling me saying "I'm coming to beat your ***" I fixed this leak again myself and fixed the water shutoff which was not put in to code (it didn't shut off the water)

Fith a toilet is now leaking, removed the toilet to find there was NO FLANGE installed. They had caulked the toilet to the floor. Currently working on correctly fixing this.

Sixth the bathrooms in the west end of the house are now burbling which is a sign there is a clog somewhere in a vent tube or in the sewer line itself. Working on getting this fixed.

Seventh had a professional come out and found out the house is severely under insulated in the walls and ceiling. Holding off on fixing this due to funds.

There have been many other much smaller issues I have found and fixed as well but excluded due to character count.

This letter is in response to complaint ID.

On June 6, 2020, *** purchased property listed for sale on the MLS and was represented by a licensed real estate brokerage. As a part of the transaction, he utilized a property inspection company and an agreement was reached to repair items identified in the inspection. It was only upon his satisfaction that the transaction was closed.

The purchase agreement clearly stated that the property was being sold in its present condition without any type of warranty provided. While renovations had been recently made, the property was purportedly built in 1958 and many of the issues alleged were not modified by the previous ownership.

Though not required to do so, the previous owners have paid for a plumber and HVAC company to make service calls as a goodwill gesture. In addition, we have agreed to pay $280 for repairs made. I have included a copy of the email sent to *** on August 8, 2020.

We believe this is a fair offer and hope *** is able to make the best of home ownership.

I am rejecting this response because:

*** made changes to the HVAC system 24 hours before closing on the property. I was unable to inspect the modified HVAC system and still make our closing date. I am not asking for full reimbursement of the 9,530 I spent on replacing the HVAC system and repairing the disconnected and unsupported ductwork that *** agreed to fix and did not outlined in our Inspection Notice specifically items 8.3.1 and 8.3.2. I just want to come to a fair agreement. In regards to the plumber and HVAC companies that came out to service our house both were extremely unprofessional. The plumber did not fix the leaks AND made derogatory comments towards my younger sister (which *** told me it wasn’t his problem and then called his plumber to inform him that I was going to confront him on the matter which resulted in the plumber calling me saying he was coming to “beat my as”) and the HVAC tech was clearly a backyard tech, he gave me 3 different prices for the exact same service and unit he also told us he was the one that did work on this house and said he witnessed all of the changes that happened in the house bragging about how *** and his contractors redid plumbing among many other things supporting the fact that these issues were created by *** during his ownership of the property. These unprofessional people are who *** has hired to do work on the property. It is no wonder I am having issues.

This letter is in response to the additional correspondence received for complaint ID.

*** stated that a change was made to the HVAC system prior to closing and he is absolutely correct. As the seller of the property in question, I had an obligation to maintain the property in the same condition as when he initially viewed it. When it was discovered that the evaporator coil had failed on the unit, a licensed HVAC technician was retained to replace the evaporator coil. I then had a duty to disclose this fact to *** and his agent, which I did immediately. *** had options including canceling the purchase contract or pushing the closing date until he was comfortable with the repair however he chose to proceed with the purchase - nobody forced him to purchase the property. Per Cable's HVAC, the unit was functioning correctly both before and after the purchase.

As a part of the purchase agreement, *** utilized a property inspection company which recommended repairs to the HVAC system. 8.3.1 noted two areas in which there were HVAC ducts which were not connected with pictures provided and 8.3.2 showed two areas in which the HVAC duct work was not properly supported. The owners agreed to correct these two items and contracted with Sergeant Comfort Heating and Cooling to repair. *** himself re-inspected the repairs prior to closing and did not indicate any issue with the owners until now. Because Cable's HVAC was not aware of any work done on duct work does not mean duct work repairs were not made - they were made by a different company.

I can understand *** frustration and do indeed sympathize however believe his frustration my be misdirected. My company represented the sellers of the property and while I had a duty to disclose known material facts relating to the property, it was done so through the seller's disclosure document which *** signed. Despite ***'s comments, I myself did not have responsibility for any of the renovations made as that was not my role in the partnership that owned the property. *** may have reason to complain about his property inspection company, the real estate brokerage that represented him or the companies that did work on his property however I believe those would need to come as separate complaints that I cannot represent.

I believe I have more than generous in offering to pay for some of the repairs made during his ownership however cannot agree to reimburse him for an upgraded HVAC system.

I do hope *** can make the best of his home ownership.
