the landlord has retained counsel who has reached out to the complainant to make himself available to discuss the dispute regarding the security depositThe complainant has chosen not to contact the landlord's counsel to discuss resolution of the security deposit issueThe landlord and the complainant have differing opinions as to the correct application of the security deposit, as is often the case; however the complainant has elected not to engage in settlement discussions with the landlord's counselThe landlord's counsel remains open to discussing this matter with the complainant

I am the attorney for ROIC, who is the landlord of the tenant who is making the complaintThe tenant vacated the premises with rent owing for the balance of the lease termThe rent balance due was deducted from the tenant's security deposit, as allowed by law and pursuant to the lease agreement, and there was a rent balance owing of $400.67, after crediting the tenant's security depositThe tenant was notified of the balance owed by ROIC which the tenant declined to paySince that time I have reached out to the tenant on several occasions to attempt to resolve the matter but the tenant has not contacted me to discussThis is a routine security deposit issue which I remain open to discussing with the tenant [redacted]

DO NOT LEASE FROM THIS COMPANY. They will get you in a 5 year lease and every year raised your CAM charges. They will make mistake after mistake and say your lease is longer than 5 years. This company is unlawful and will not work with you. They will threaten you to evict you and only respond to you by email if your late on a payment. If you have complaints dont bother they dont care. They give you a lease without making sure the facility is in proper working condition and then lie to saying everything work at the time now you must fix it. BEWARE OF ROIC...

Review: It is not professional of the Realtor to use the court to harass us. This all came about because apparently we paid rent late, but we still paid it as soon as possible. She cashed the check first, then she still decided to go to court to sue us for the late payment. It is absolutely obvious that it was not necessary to sue us, which is why this case was promptly dismissed.We are not required to pay any legal fees for this unneeded action made by the Realtor.Another action that the Realtor performs that is not impartial is that there were times when we did send the payment on time, however the Realtor would deposit it late deliberately.Consequently we would have to pay a late charge for a payment we sent on time.Also, the Realtor, she refuse to offer us a License number to identify herself. She should be able to present it freely so that we can refer to her License number when we are talking to a higher power about an issue.Desired Settlement: Waived legal fees and late charges.

Review: I am a tenant of ROIC. My HVAC unit has just been disabled because it was found to be a fire hazard. I have NO heat in my business. ROIC has informed me that HVAC units are my responsibility .I cannot afford to replace this, nor do I think I should on their building. This unit is estimated to be 30-50 years old. I have paid for repairs over the years. This is a very old system which needs to be replaced as it is a fire hazard. This building could not be leased again to me or anyone without a replacement. We are all very lucky that there has not been a fire in this very old building. I really, really need help. I have the highest Revdex.com rating, I have been a member since the 80's (maybe the 70's).Desired Settlement: To have the HVAC unit replaced for my unit : [redacted] B [redacted] Blvd by ROIC.
