Dear [redacted] ,Re: ID [redacted] This is a letter to provide information on this caseIn March of MrDavid [redacted] and I agreed and signed a contract to paint different areas in his house located on [redacted] ***, Burke, VA 22015.An amount of $2,was agreed between us to perform this workThis is everything that was done:• Master bedroom Painted ceiling, wall and trims(one coat)• Ceiling repaired• Painted Master bathroom and repaired ceiling.• Painted Hallway- Ceiling and walls• Staircase trim Painted (Semi-gloss)• Double sided doors and windows• There was a lot of patching repair that was done for free.• Basement-ceiling was entirely painted with one coat.• Border was removed• Basement walls were painted redWalls had to be primed first and then new paint.• Bathroom — plaster repair was done to fix walls when someone else removed sink and mirror.• Bathroom ceiling needed to be repair someone did some plaster work but was ???V??All the work agreed per contract was doneMany extra requests were asked by Mr [redacted] and did for FREE since he had many excuses to pay for all the work done per signed contractI never disrespected him and I feel he took advantage of my ability to express myself in English but we both clearly agreed on all the work that needed to be done stated on the contractI was lied to and taken advantage ofAll the work was completely done and Mr [redacted] said he was going to mail the remaining balance of $the next day but as of today, he has not paid.I look forward to your reply and a resolution to my problemPlease contact me at the above address or by phone at ###-###-####Sincerely,Rolando C***

I have many areas of contention with MrC***’s letter.
The original agreement occurred after a walk-through of the
areas to be painted with my and MrC***.
During this walk-though I specifically pointed out a number of areas
that would need prep work prior to painting.
In one instance there is an area on the ceiling in the master bedroom
that the drywall tape is visible under the paint. This is one area that was especially
important. I pointed it out specifically. MrC*** said it would be repaired or
replaced. I understand the walls needed
lots of patch work. This is not an “Extra.”
It was all pointed out during the walk
through. Perhaps MrC***
underestimated the amount of work to be done.
However, this does not excuse his claiming that he did “extra”
work. Painting with no prep work is
useless, as this job proved He provided
an estimate of $1800, which included the areas discussed, prep, primer and paint
Throughout the job I placed masking tape on areas that were
poorly done. It seemed to me that the
painter walked into the house and simply began painting. When I pointed out, through the use of tape,
areas that required patch work, the painter seemed to prep that single area and
then simply repaint over it, causing that area to look a different color than
the rest of the wall
But onto the bigger problems which are in the lower
level. During the walk through I told
every contractor that gave us an estimate the ENTIRE level was to be
painted. This is what every other
estimate is based on. Five days into the
job, I met MrC*** at the home. He is
right I removed the fixtures from the downstairs bath. I met with him to show him the bath, explain
that is was in a different condition now that I had removed the fixtures, and
ask what the additional fee would be
because that portion of the job was now different and would require more
patching. He informed me that the
bathroom was not included in the estimate, nor was the closet in the bedroom. When I pointed out the fact that this was in
the original estimate, he said it was not.
Okay, how much additional to do those two areas? $600.
I thought $was a bit steep simply for a closet and bathroom that
measures 6x6. But I agreed, and said, “$
for the job, but the whole job is done right.”
Another week goes by.
Each day of this week I called the number MrC*** left me. The prep work was shoddy. The painting was horrible. Brush marks, paint on screens, areas that did
not seem to be painted at all. I NEVER received
a call back. I asked him to meet me at
my home, in the evening, every day. He
did not. He showed up Saturday morning,
looking for the balance. I walked him
through my house, pointing out areas that were unacceptable. I asked if he would bring a potential
customer to my house to let them see this example of his work. I asked if he was proud of his work. As I pointed out the many areas he said, and
I quote, “I missed that,” and “Your house is old.” I told him I would not pay until he returned
and finished an offer he declined. When
he declined I told him I would mail him, “what I think this job is worth.” After continuing to look at the job, I
concluded it was not even worth the $deposit I had already paid, and
instead filed a complaint with the Revdex.com on that Sunday
So on the next day, Monday, I went to the local ***
*** store and purchased paint and supplies and for the next four days my
wife and I finished the job ourselves.
While at the store, I asked if the paint I purchased, the same Pro-MAR
paint and color used, would cover over the original downstairs colors. “Yes,”
she said, “If you use primer first.”
Which is what was agreed to in the original estimate.
But we can go back and forth with conflicting descriptions
of what transpired endlessly. But in
this case, I took pictures, only a few of which I have attached to this
correspondence. I have more if needed. These are examples of
the poor workmanship and shoddy effort displayed in this job. A note: the original color over which Mr
C*** was painting was green. The new
color was a bluish-grey
I do not believe anyone can look at these pictures and come
to the conclusion that in this case, “all the work was completely done,”
as MrC*** claims in his response. In fact, I believe that someone looking at
these examples of his work would come to the conclusion that it was I who was, “…
lied to and taken advantage of.” After viewing
these pictures, I ask MrC*** the same question I asked that Saturday
morning when he showed up for the balance of payment, “What do you think this
job is worth?” I do not believe the
answer to be $(which is the balance, not $as he claims.) Keep in mind; I bought three more gallons of
paint, patch, and various painting supplies.
My wife and I worked approximately hours spread over four days to
complete the job.
So again I ask: Based on the quality of work performed as
viewed in my pictures, what is this job worth?

This is everything that was done:• Master bedroom Painted ceiling, wall and trims(one coat)• Ceiling repaired• Painted Master bathroom and repaired ceiling.• Painted Hallway- Ceiling and walls• Staircase trim Painted (Semi-gloss)• 6 Double sided doors and 3 windows• There was a lot of patching repair that was done for free.• Basement-ceiling was entirely painted with one coat.• Border was removed• Basement walls were painted red.
