When leasing an apartment you have options for a security deposit, $refundable and $non-refundable The non-refundable is used for taking care of any general wear & tear in the apartment when you move out Anything beyond that, the tenant would pay Upon terminating my lease at the end of months, I was charged $158, which included carpet cleaning and replacement of the stove drip pans and some misc charges The bill applied No Deposits When I asked, I was told that the $was not used for that it was 'different' When I called the leasing office anonymously and asked about deposits, I specifically asked if this $included carpet cleaning and was told yes it does The receipt states 'wear and tear' and the carpets were only matted in the doorway to/from the room I feel they took advantage as I am a student as ASU, threatened my credit rating and refused to apply my deposit They kept my $and then charged me for items that were part of wear and tear

Dear Representative of the Revdex.com, To address the allegations made in the complaint, I offer my sincerest apologies for this individual feeling the way she does. I apologize that the hot water heater had to be worked on a few times to get the
problem resolved The problem was a defective heating element that needed to be replaced To do this, the hot water heater had to be drained In the draining process the drain valve stated leaking due to calcium corrosion As soon as this happened the maintenance technician stopped the flow of water to the best of his ability He moved the residents personal belongings out of the way, cleaned up the water, and finished the repair. I apologized for him not reconnecting the washer hose when the repair was finished We do not expect our residents to do this type of work and would have be happy to correct this problem prior to the resident doing this themselves. From what I have been told by maintenance, the linoleum buckling in the closet is not damage cause by the resident and not from water damageI have assured the resident that she will not be charged this when she moves out. As far as the carpet getting wet it was approximately about inches into the doorwayThe water that got on the carpet was not waste water or sewage, but water that is clean and drinkable I assured the resident that we would be happy to have the damp area of the carpet professionally cleaned, deodorized, and padding replaced the next day to fix any possible smell or stain that could have come from thisOur carpet cleaners show up to clean and repair any water damage that might have occurred the next morning but the resident refused to allow them to come in to take of the carpet After the resident came to the office we were allowed into their home to have the carpet repaired. I have been in this industry for 20+ years, I have never accused anyone of being on drugs, nor have I lied about a work order, this behavior would be unprofessional and in poor personal taste I am over the maintenance department but I can only relay the information that is presented to me by the maintenance supervisor. I apologize for any miscommunication that might have happened because of thisThe maintenance supervisor went to verify water damage to her personal property and looked for signs of water damage that she was claiming on her dresser as well as her snow board and he was unable to find any. In response to the residents request for one month’s free rent for hardship and stress, I will not be able to honor that request, it was your choice to take a day off of work when we can handle these things without you being home. If you have any other questions, cares or concerns please feel free to reach out to me and I would be more than happy to address these or any other concerns you might haveWe appreciate you choosing us for your apartment home needs. *** ***Property ManagerRoosevelt Square ApartmentsBerkshire Communities*** ** *** ***

When leasing an apartment you have 2 options for a security deposit, $750 refundable and $131.25 non-refundable. The non-refundable is used for taking care of any general wear & tear in the apartment when you move out. Anything beyond that, the tenant would pay. Upon terminating my lease at the end of 12 months, I was charged $158, which included carpet cleaning and replacement of the stove drip pans and some misc charges. The bill applied No Deposits. When I asked, I was told that the $131.25 was not used for that it was 'different'. When I called the leasing office anonymously and asked about deposits, I specifically asked if this $131.25 included carpet cleaning and was told yes it does. The receipt states 'normal wear and tear' and the carpets were only matted in the doorway to/from the room. I feel they took advantage as I am a student as ASU, threatened my credit rating and refused to apply my deposit. They kept my $131.25 and then charged me for items that were part of normal wear and tear.
