April 22, To whom it may concern, We received notice that a complaint was filed against our officeComplaint number [redacted] We dispute this complaint with the following explanation: Complainer states that they were not called to inform status of application Please note the timeline on which application is processed and the information provided below: 04/01/Applicant turned in applicationCredit and Criminal history were run and approval of conditional was receivedThis requires and additional deposit total of $Applicant was called and informedApplicant stated due to work schedule he/she Would be in in the morning (/02/2014) /2014) to leave a depositDeposit was received 04/02/by an unknown male for the applicantPending paperwork to complete the application process was not yet received 04/02/Deposit received by unknown mail for applicantInformed male that further paperwork was required 04/03/Additional paperwork was received from unknown male for applicantApplicant's paper work was scanned to compliance This is a tax credit communityAll paperwork is completed by our office, verifying income and assetsThis paperwork is then reviewed by the compliance office to insure accuracyIncome for a household of cannot exceed 33,Compliance is to review to ensure that applicant is within guidelinesThis was relayed to the applicant that compliance has a hour window to respond to the community (Mon-Fri business hours)Cut off for applications daily is 3:pm 04/04/Compliance noted they received the applicant's paperworkDuring which time Applicant called our office to inquire about the status of application (this is the last time we heard from applicant) and was informed that compliance had a hour time frame in which to respond to the fileApplicant was informed by myself that we would call when compliance had informed our office of application status ' 04/07/Compliance responded to reviewA correction was received on paperworkApplicant stated on application the marital status as married yet there was no paperwork indicating a spouse applicationApplicant was called to come by the office in order to fill out a separation of affidavit to indicate spouse in not in household if this is the, caseA message was left by myself on the phone number provided on the application by applicantThere was not a response from this message 04/08/10:am a phone call was placed again by myself leaving a message that a form was needed to be signed by the applicant on the number provided by the applicant and no response was received 04/09/afternoonApplicant was called by [redacted] and a message was left that if we did riot have a response on the application status that we would have to cancel the application within hours and deposit is nonrefundableThere was no response regarding messages left to applicant 04/10/Follcall made one last time indicating canceling the application by [redacted] Please note: Applicant signed attached form indicating application deposit being non­refundable once approval of credit and criminal history is approvedApplicant signed understanding application process is timelyApplicant failed to provided required documents to complete compliance paperwork in order to move applicant into the apartmentApartment was held off the market for applicant due to deposit placed on apartment Thank you for your time and concern in this matterShould you have any question please feel free to contact our office during business hours

Complaint: [redacted] I am rejecting this response because: The office of the Rosemont at university park has failed to reach out to me anytime after 4/Once they received my deposit I had not heard anything from themIn fact, I was the one who had to call them to get an update on the statusI have researched my rights and responsibilities as a tenant of TexasI am hiring a lawyer and suing for the deposit of $I was never contacted & had to find other places to move & pay another deposit some place elseI am rightfully due my money back due to lack of professionalism on behalf of the Rosemont at university park staffI have not talked to anyone at this office since 4/when I called for a update Regards, [redacted]

Complaint: [redacted] I am rejecting this response because:The apartment complex is lying upon saying that they have done everything for us to get the refund on timeWe had to call them every week with to ask for it and we get the same excuse everytimeAfter months of waiting, really? We got the refund because I complained to Revdex.com and that was very helpful but I want to give everybody a heads up on how this apartment complex treat very good tenants like usAlso, there's no even explanation why they deducted our deposit but oh well Regards, [redacted]

I am rejecting this response because:
The office of the Rosemont at university park has failed to reach out to me anytime after 4/4. Once they received my deposit I had not heard anything from them. In fact, I was the one who had to call them to get an update on the status. I have researched my rights and responsibilities as a tenant of Texas. I am hiring a lawyer and suing for the deposit of $300. I was never contacted & had to find other places to move & pay another deposit some place else. I am rightfully due my money back due to lack of professionalism on behalf of the Rosemont at university park staff. I have not talked to anyone at this office since 4/4 when I called for a update.

We received notice that a complaint was filed against our office. Complaint number [redacted].
We dispute this complaint with the following explanation:
Complainer states that they were not called to inform status of application.
Please note the timeline on which application is processed and the information provided below:
04/01/2014 Applicant turned in application. Credit and Criminal history were run and approval of conditional was received. This requires and additional deposit total of $300.00. Applicant was called and informed. Applicant stated due to work schedule he/she Would be in in the morning (04 /02/2014) /2014) to leave a deposit. Deposit was received 04/02/2014 by an unknown male for the applicant. Pending paperwork to complete the application process was not yet received.
04/02/2014 Deposit received by unknown mail for applicant. Informed male that further paperwork was required.
04/03/2014 Additional paperwork was received from unknown male for applicant. Applicant's paper work was scanned to compliance.
This is a tax credit community. All paperwork is completed by our office, verifying income and assets. This paperwork is then reviewed by the compliance office to insure accuracy. Income for a household of 3 cannot exceed 33,120.00. Compliance is to review to ensure that applicant is within guidelines. This was relayed to the applicant that compliance has a 48 hour window to respond to the community (Mon-Fri business hours). Cut off for applications daily is 3:00 pm.
04/04/2014 Compliance noted they received the applicant's paperwork. During which time Applicant called our office to inquire about the status of application (this is the last time we heard from applicant) and was informed that compliance had a 48 hour time frame in which to respond to the file. Applicant was informed by myself that we would call when compliance had informed our
office of application status.          '
04/07/2014 Compliance responded to review. A correction was received on paperwork. Applicant stated on application the marital status as married yet there was no paperwork indicating a spouse application. Applicant was called to come by the office in order to fill out a separation of affidavit to indicate spouse in not in household if this is the, case. A message was left by myself on the phone number provided on the application by applicant. There was not a response from this message.
04/08/2014 10:00 am a phone call was placed again by myself leaving a message that a form was needed to be signed by the applicant on the number provided by the applicant and no response was received.
04/09/2014 afternoon. Applicant was called by [redacted] and a message was left that if we did riot have a response on the application status that we would have to cancel the application within 24 hours and deposit is nonrefundable.. There was no response regarding messages left to applicant.
04/10/2014 Follow-up call made one last time indicating canceling the application by [redacted].
Please note:
Applicant signed attached form indicating application deposit being non­refundable once approval of credit and criminal history is approved. Applicant signed understanding application process is timely. Applicant failed to provided required documents to complete compliance paperwork in order to move applicant into the apartment. Apartment was held off the market for applicant due to deposit placed on apartment

sent to our leasing office so that they would be able to pick it up here and not get lost in the mail.   It is unfortunate that the process did take a certain amount of time but  they check was sent out timely upon move-out, it did take some time for it to be returned to the  main office as undeliverable and then sent out to the previous resident.  Diligent efforts were made to ensure that the previous resident received their refund.   Thank you, [redacted]
