The applicants acknowledged when they made application that they had a recent bankruptcyAs a result, they should realize that this bankruptcy, in itself, adversely affected their credit ratingThe son had no credit lines established with any other merchant and as a result had no credit rating that we could use to offset the marginal rating of the parentsOftentimes people say they have no credit when in fact they actually doWe had thought that maybe the son did have some credit that could help in the family's favor.The fact that they were able to recently purchase a vehicle, unfortunately, would not be a positive effect towards our review of their creditIn fact, it would adversely affect their credit standing with us as this is another credit obligation.Reviewing applications for possible placement into one of our homes is a time consuming process and since we purchase the credit reports from an outside vendor there are additional costs that we experienceThe fees paid by the applicant does not cover our cost of taking the application, obtaining a copy of the credit report and reviewing it, checking references, prior landlords and employer information and analyzing the ability of the applicant to be a financially responsible tenantWe would be money ahead by not taking an application from an applicant who is not qualified, if only we knew in advance which applicants they were.Unfortunately, based upon their short time on their current jobs, the fact that the mother of the family was not working outside of the household and had no added income, their prior credit obligations, and credit history/score, we were unable to approve the family for this homeBased upon these factors, their application was declined and the non-refundable deposit that they put down on the home was promptly refunded to them.Our job is to rent good homes to good people - and we'd rather rent a home to someone then tell them that they don't qualify.Thank you
