First, we should of never been expected to pay labor on TWO water heaters that went out in less than years because of the workmanship of ROYAL CREST'S SUB CONTRACTORS FAULTY installation which their own worker of years told us was done wrong.(plumbing was corrected during new installation, if it was done right why was it corrected?) I was told only after making this complaint that they would take care of (Pay) the plumberYES Royal Crest you should take care of the Plumber it was there fault TWO water heaters less than years old went out just weeks of each other Another issue is YES you do AVOID calls on any work that you do not want to deal withWe called several times left messages about the water heaters and other warranty issues with NO calls returned until this complaint Yes, the door issue we are aware of and have been dealing with since we bought this houseWe are on our 3rd set installed (different problems sets were damaged scratches by a razor blade all over the windows which was done by the builders workers and now months, months later we are still waiting on new set, sets of doors that have mysteriously disappeared when they are ready for install.We also have scratches on windows of our huge set of doors in the back of the house that again we paid extra for but I never asked for those to be replaced out of being nice because they said they would fix the beams if I let the back doors goThe Doors were not part t of this complaint but sense Royal Crest brought it up I felt like I needed to explain On to the other warranty items, we made a list of our warranty issues before our YEAR anniversary date ( it will be years in Sept) and gave them to the Builders ROYAL CREST a handful of items were never dealt with (told they would get back to us) and we are still waitingSeveral items on the list were just covered up NOT FIXED while the majority of the big items were just ignoredWe paid EXTRA for beams to be put in our home,(I have the offer in Dean Owner handwriting) what we received were pine boards to look like beamsI was told on many many occasions that would be replaced since the painter could not get the cheap pine to soak up the stain to attempt to make them look like cedar ( I have text messages from the foreman and the sales associate stating this) but again nothingNo answers No calls returned etcOn our contract (Picks) one of which was a cedar mantel to match the beamsWhat we got is a cheap pine mantel again told would be done at the same time when they replaced beams We have yet to hear from DEAN of ROYAL CRESTHe HAS NOT reached out to us in ANYWAY to try and fulfill his duty as a Owner of Royal Crest Custom Homes to see that his hone-buyers are taking care ofTheir are MANY neighbors with issues here in Guy James Ranch and they receive the same treatment we haveRoyal Crest sales associate was aware of all of these problems and was trying to get them resolved for us but she is no longer employed by Royal Crest

We did insist on building the house in the lower section, however after setting the forms in the location that we recommended, the customer insisted on moving the house back and reversing the plan!  We told them this would result in a longer driveway and poorer drainage flow.  It is a 15...

acre tract.  We were still able to maneuver the water flow around the house.  Because the natural fall is higher in the backyard the drainage must go around to the front.  After establishing the final grade, there was a contractor that did drive through a section of the yard and create ruts that messed up the drainage flow.  We have since repaired that damage and proper flow has been reestablished.  This flow has been documented by a 3rd party inspector which is required by "Strucsure" Home Warranty. As far as the crack(s) on the porch are concerned.  These are shrinkage/hydration cracks.  This is common.  There are no signs of structural failure at all.  Even the customers own Home Inspector listed on his report, "hydration cracks" were observed.
