company to be responsible for the tenants veterinary billsWhen *** *** requested reimbursement for the veterinary bills, we consulted our attorney, *** *** of *** *** * *** PC** *** advised that the provisions of the lease state that the landlord is not liable for tenant's personal propertyWe also shared *** ***’s request for reimbursement of veterinary bills with the landlord of the propertyThe landlord declined the request for reimbursement, as it was not a requirement of the lease.As part of her commitment to the ongoing physical maintenance of the property, the landlord has purchased a home warranty through *** *** *** *** ***On the same day that *** *** reported the problem with the AC system in the home, we submitted a warranty claim with *** *** *** *** *** on behalf of the landlordAs a major system replacement was needed, the warranty company required a second opinion and the process of ordering and installing a new system did take Several weeksThe home has a dual-zone air conditioning system, so not all areas of the home were impacted by the failure in one of the AC ZonesOnce our management company determined that the warranty replacement process could not provide an immediate solution, we provided *** *** with two window AC units to assist with cooling down the home until the system replacement could be scheduledOn behalf of the landlord, our management company acted in a timely manner, as a contractor was immediately calledWhile it takes some time for any large repair where parts have to be ordered, in this case, the landlord acted immediately and did so in a manner that was reasonable and which complied with the lease.Regarding the maintenance issue earlier this year when the refrigerator failed, a claim was initiated with the warranty company on the same day that *** *** reported the concernSeveral attempts were made by the warranty company's contractor to repair the appliance before it was determined that the refrigerator would need to be replacedOnce our management company determined that the process of repair and/or replacement would take more than weeks, we rented a temporary refrigerator from *** for *** *** to use until the warranty company installed a replacement refrigeratorWhile *** *** was inconvenienced by the refrigerator failure and the time that it took to replace that appliance, the landlord took immediate action, which was reasonable and complied with the terms of the lease.Regarding the dead tree that was reported by *** *** earlier this month, we have provided the landlord with an estimate for removalThe landlord has requested a second quoteOnce the second quote is received, we will proceed with removal of the tree based on the landlord's instructions.Please note that there is no contract or contractual relationship between RPM Direct LLC and *** ***The lease for the property at *** *** *** *** is between the tenant (*** *** ***) and the landlord who is the owner of the propertyOur management company serves as the agent of the landlord and takes action based on that landlord’s instructionsAll actions regarding the maintenance issues on the home have been taken in compliance with the lease and with the Virginia Residential Landlord Tenant Act.Please let me know if any further information is needed to resolve the complaint submitted by *** ***.Sincerely,Michele O*** Property Manager
