Review: Inferior repair (holes covered with rock only!) done in April 2011 has resulted in MAJOR damage to the roof and wood under the roof costing $$$$$$$

A tree fell the roof of my property at XXXX-XX [redacted] Street. RRR Roofing, [redacted],

XXX-XXX-XXXX; XXX-XXX-XXXX cell, examined it and bid on the job. This was in April of 2011. The bid included sealing the perimeter edge of the building to seal the leaks but the main repair was to be repairing the several holes caused by a tree that had fallen on the property. Initial inspection by insurance indicated the holes had not be properly repaired. RRR was called out again and the roof repair passed the inspection. NOW I FIND OUT: The holes were NOT PROPERLY SEALED and actually although covered by gravel (twice as much needed) and hidden the roof has been slowly leaking for the last two years. Water has been slowly gathering under the roof under the roof "repair" and the wood on the bottom of this portion of the roof needs to be replaced at a large expense. Desired Settlement: The total roof repair was $2800.

I am requesting the $1400 that I was charged for the repair of the holes caused by the tree falling -- the repair that was not done properly and in one spot not at all. AND, I am requesting $3,000 -- the amount that it I need to pay to have this area replaced. I have pictures and two roofing contractors that are willing to document the lack of/shoddy repair that was done in April 2011 by RRR Roofing.

Our Company RRR Roofing was called out to advise the owner about the necessary course of action to repair the damage caused by a fallen tree. Upon arrival it was apparent that the roof itself was far beyond its life expectancy, and this was stated clearly to the Owner ([redacted]). She stated she just wanted it fixed so the Insurance would pay her.

We did the very very we could trying to save a dead horse, but it was unpredictable. Not only did we fix the holes, but we repaired broken eaves and fascia boards as well as around the whole exterior of the building as it was failing. The main problem was that due to the neglect of the owner. RRR Roofing wasn't informed of any leakage whatsoever until Two and half years later. As she stated the Insurance signed off on our work. It is only the opinion of another roofer that the work was done improperly. Given the circumstances RRR Roofing did what was reasonably possible to correct her problem. Bottom line she needed a new roof then and still does. RRR Roofing assumes no fault in this action.

Besides no guarantee was given and if there was it a general practice of RRR Roofing to offer a Two-year guarantee on repairs. RRR Roofing would have responded immediately had we known there was a problem, but we were never advised at all til now 2 1/2 years later.

This whole issue could have been resolved Two and a half years ago if the leakage would Have been reported back then.

ANSWER:

Common sense dictates that if the roof had instantly leaked after the "repair" two and a half years ago it would have been immediately reported, this goes without saying. I have three excellent long term tenants and keeping this property in good repair is of utmost importance. See images via the link in the previous post to see the small, quarter sized, holes from the tree that fell on the roof two and a half years ago, that were not repaired but covered with gravel. I also have pictures from the original damage that shows the same holes in the same spot. According to two roofing contractors that inspected the roof recently, the damage that was caused by water slowly leaking through these holes is what is now causing the problem. One of the contractors brought me up onto the roof, took the pictures of the holes, and was very clear that I should take the time to follow up on this incomplete/shoddy "repair" -- It IS what is causing/caused the problem I am now dealing with.

Just as a side note There was damage to the interior before RRR did any Work.

ANSWER:

Any damage that was caused by the tree falling into the roof two and a half years ago was fixed at that time. I also have pictures to prove this. This damage consisted of replacing boards (two which are now being replaced a second time due to the damage caused by RRR's incomplete/shoddy "repair") I have pictures to back this up. Once again, I have good tenants in this property that I want to keep happy.

The position of RRR is that we are not to blame for poor property management.

ANSWER:

Not sure what this comment has to do with RRR leaving small holes in an area that was to be repaired and then covering them with gravel? This property is maintained on a regular basis and is in excellent condition. As stated before, it is occupied by three excellent tenants. I have all of the documentation to show the maintenance. Commenting on poor property management is unrelated to this issue but, nevertheless, is untrue.

No further comment is needed RRR guarantees against leakage only and not for any damage due to leakage.

ANSWER:

Well, this also doesn't make much sense. RRR guarantees against leakage but not damage caused by leakage? Does this mean if RRR incorrectly repairs a roof and their ineptness causes damage to a property they do not take responsibility for it? Wow, what a way to do business.

Like I said before if we would have been given the leakage information in a timely manner (not 2 1/2 years later) we would have gladly fixed the leakage. We are now not liable to fix anything.

ANSWER:

I'm sure that being a roofing professional you understand the issue here. If you need before and after pictures I have them. A tree fell on this roof causing damage. There were several large holes and several really small holes that needed to be repaired. RRR bid the job, didn't do what they said they were going to do but instead did a half baked job of plugging the large holes (not prepping or laying down the proper materials as stated in their bid to me) and not repairing the small, quarter sized holes at all but instead putting twice as much gravel on top of it all to cover it all up for insurance inspection. It is not standard practice for a customer to have to sweep aside all of the gravel under a repair to "prove" the work has actually been done. At some point a customer needs to trust a licensed contractor to do the work that they say they are going to do.

ISSUE:

The damage caused by this very bad repair took a slow toll on the roof/under boards below the unit where the tree originally fell and repairs were done. I have pictures and records from the past repair that show without a doubt RRR's shoddy work caused this problem. Even though I'm not a contractor, this seems pretty easy to understand. This is not right. Consumers need to be aware when dealing with a contractor that does business like this.
