I purchased a building from this company in February of 2013 and have made payments that total more than the purchase price. I was never told that there would be 40% interest charge and they never provided me with any documents that said this either. Additionally, the key to another building purchased from this company opens my unit and vice versa. The keys should be unique. Desired SettlementI would like for the company to explain the payment schedule, payment history and interest rate in writing. Also provide me with any of the documents involved in this sale since I believe I have been overcharged and they never gave me the purchase agreement. She signed a Rental Purchase Agreement stating that she had read the contract, that she understood it, and that she received a signed copy of it. She further acknowledged that her intent was to rent the property not to purchase it. Based on her execution of the contract, RTO delivered a new 10 x 12 portable storage building to her property valued at $2,353.20 with only an initial payment of $208.95. The contract clearly shows that her monthly rental payments were $108.95 and she would have to pay 36 monthly payments for a total of $3,922.20 to own the building. The contract also explained that the customer had the ability to exercise the Early Purchase Option (also explained on the contract) to acquire ownership of the property. Under the Early Purchase Option, customer would be given a 40% discount off all un-accrued payments. However, to exercise the Early Purchase Option, customer's contract had to be current. From a review of the notes, it appears the customer was in default due to medical issues and RTO was working with her to defer payments. RTO denies any fraud or wrong doing. This was a rent-to-own transaction which is a legal, no credit check option, for customers to acquire property without full payment. As with any payments made over time, the customer will pay more than they would have paid if they paid cash on the date of the transaction. There is no "interest" charged. Rather, the customer pays a monthly rental fee to keep the property. Further, the customer has the right to terminate the contract at any time, return the property (or schedule for the property to be picked up), and cease any further obligation to RTO. Customer has not attempted to return the property.All of this information is found on the customer's contract. She has admitted to RTO that she did not read the contract. This was to her own detriment. Regardless, she still has the option to return the property and terminate the contract if she is dissatisfied with RTO.In regard to the keys, the manufacturer does have a "master key" which will access many buildings; however, access to such keys is limited. If a customer has evidence that such a key has been misused by the manufacturer or agent of RTO, they should immediately report that to RTO.A redacted copy of the customer's contract and a complete pay history is attached.

Leaky roof, moldy stuff, won't pay, contract says it will.On or around 10 August 2014 while cleaning out storage shed rented from RTO rentals, noticed mold and damp items. While continuing on found pool of water on risen shelf. Contacted RTO/PMB Services on or around 18 Aug 2014 about getting repairs to leaky roof. On 22 Aug 2014 received phone call from [redacted] repairmen relaying that he would be in contact with me on or around the week of 25 August 2014 to schedule a repair time. No contact was received from [redacted] contractor, and we continued on to the Month of September. On or about 26 Sep 2014 contact was reestablished with RTO/PMB Services, and they made contact with [redacted] contractor who came and repaired leaky roof on 27 Sep 2014. On 29 Sep 2014 when calling RTO/Services to discuss a solution to damaged items, I was told that they do not insure items kept in shed. I quoted the contract that I signed with them stating that their liability if damaged or negligence on there part. They told me that they would come and repo the shed.Desired SettlementLooking for 2 months equivalent rent in reimbursement. For one moldy loveseat and one double stroller. Three boxes of children clothes, one box of miscellaneous collectibles.

Ask for pay off multiple times.Sent what I thought was payoff per my records and payments.recieved no response from them. Now saying still $1200+ owedI purchased storage building as a lease purchase with early pay off. I had been tracking all payments in quicken. When I had to move to new rental property I had written on the payment slip the new address and asked for a payoff this was done 5 times. With the payments made on 2-27-14 $150.00, 3-10-14 $250.00, 3-17-14 $150.00, 3-27-14 $300.00, 3-31-14 $210.00. After recieving no response from them I knew I had already paid $2734.99. I made a final payment with a money order on 5-27-14 $200.00 stating paid in full totalling $2934.99. I didn't hear a word from them until I was sent a letter on 10-21-14 stating I was 6 days late on my rental payment of $149.99. Again I contacted them asking for the information. At this point they tell me I am 2 month behind on rental payment and send a guy to the place that I rent from. My minor son came home after school to see him taking pictures of the shed and the property where shed is located. He then handed a repo notice to my minor child. Which my son immediatly contacted me. I then sent a registered letter asking for a copy of the contract and all payments that had been made. They sent me the information on 12-18-14. Looking at the payments made to them I have paid $2934.99. I purchased the shed for $2725.00. At this tme the are saying I owe them $354.80 and a $300.00 repo pick up charge. They are demanding aother $1200+ dollars for pay off. A 20% interest charge would be $545 on top of the purchase price. But their contract doesn't state any interest charges. What they are charging is 45%. This is not a realistic interest charge. This is more of a loan shark interest rate.Please help. If I owe them any money at all the 20% interest is pretty high but that would be the same as a credit card with a missed payment. Which would mean I would only owe them $335.01 as a payoff. This matter has been referred to our legal representative in[redacted] and I suspect will have to be resolved through the court system. Mr.[redacted] signed a Rental Purchase Agreement whereby a 10 x 16 portable storage building valued at $2,725.00 was delivered to him for an initial payment of $134.99. Monthly payments were $134.99 and were due for each month Mr.[redacted] retained possession of the property. Ownership would transfer after payment of 36 payments for a total cost of $4,859.64. This is clearly shown on the contract. There is an early purchase option available but the customer must not be in default for this option to be available. The terms of the early purchase option are also clearly shown on the contract. Numerous documents were sent to Mr.[redacted] at his request. Specifically, on 12/11/2014 RTO mailed Mr.[redacted] a copy of his contract, payment history, and buy-out information. This was sent certified mail and was signed for by Mr.[redacted] on 12/17/2014. Mr.[redacted] has the ability to terminate the agreement with RTO at any time by returning the property or contacting RTO and scheduling a pick-up.[redacted], Attorney/General Counsel[redacted]
