Initial Business Response / [redacted] (1000, 7, 2016/06/29) */ On 05/25/t [redacted] , DEA, Running Man Maintenance , at approximate 09:at [redacted] upon arrival I confronted [redacted] at the front door [redacted] discussed her concerns on the unit in question and started in the garage to put her boots on, She gave me a tour of her front yard, side and back yardShe pointed out the galvanize stubouts on the water lines, walked thru the green patch of grass in front and pointing out the sunken ground around the front chain link fence and the green grass I turned the sprinkler system an to check where the control valve was locatedI couldn't anywhere and no leaks notedSHE then pointed out the roof HVAC unit and had me get my extension ladder to check the vent pipe being too close to the intake or the unitThen SHE took me to the back of the house and started to point out the attic and eave vents stating they were not to specs on the planThis had nothing to do with my Plumbing inspection but SHE wanted me to explain the purpose of the ventsI never told her about the roof having double shinglesShe even showed me on the plans as to what the vents should have been installedTime added to my inspection is of HER doingShe wanted me confirm the plumbing to see if the pipes were galvanized or PEX materialThe only my to check this was in tho attic, SHE stated the half return vent in the hall was raddlingSo again, not my responsibility for the plumbingI went into the attic to check the pipe material and asked her to turn on the HVAC to check for leaksSHE wanted me check it out, again time spentI then inspected the bathroom, kitchen noted the plumbing concerns she hadSHE also told me check the range hood vent and stated she could see lightSo I did as SHE requested, found no baffle installed in the duct As a professional contractor I took it upon myself to say the bedroom windows here not per fire codeSHE had me look at the building plans, going on and on showing all HER concernsI billed her for my time rounding it out to hours at per hour and hour for generating the reportThe report actually took more than hourShe AGREED to the payment s and wrote me a checkIn her complaint, she noted that I gave her pictures of my findings and noted the code regulation as noted on the building plansAlso, there is NO destructive work involved in her case, just poor workmanship from the builder Initial Consumer Rebuttal / [redacted] (3000, 9, 2016/07/06) */ (The consumer indicated he/she DID NOT accept the response from the business.) Claim #XXXXXXXX First, Running Man Maintenance does not give an accurate account of the chain of events on May The contractor never interacted with the homeowner; he had discussions by telephone with the granddaughter and only spoke with the granddaughter on May We (my grandmother and I) expected contractor to note all defects in accordance with California Building Code for per plan and specifications and to provide us with an estimated cost of repairThe expectation was for Running Man Maintenance to do an inspection of the entire plumbing systemThe purpose for showing the plan to the contractor was to provide guidance to verify correctness in workmanship Second, during the initial telephone conversation, the granddaughter did inform Running Man Maintenance that the inspection report was for litigation purposesWhen asked if he had experience in observational inspections and writing such a report to include codes and recommendations, he did not deny such experience as a contractorTherefore, the complaint is about the lack of information contained in the report in that it does not discuss the entire plumbing system per plan and specifications, and defects foundIn addition, the contractor did not include all pictures taken in his report Third, I (granddaughter) did point out several items but not for the reasons the contractor has claimedSuch as the sprinkler system, sewer clean outs in the front yard, and water hose sprouts around the houseI gave my reasons for my concerns regarding the sprinkler system, which had been off for a year (e.g., areas of very lush green grass, dents in the lawn, and unleveled chain link fence)I explained my concerns regarding the sewer line in relationship to sewage gas odor in the house and in the lawn, and I also pointed out the water hose sprouts only to ask if the pipes were copper or notI told the contractor about the rusty-orange water that initially comes from the show sprout after turning on the water Fourth, I know nothing about the proper installation of plumbing stack ventsTherefore, in order to do the inspection, the contractor had to go on the roof to verify location of the ventsI did ask the contractor questions regarding the types of vents and their proper location on the roofI did not ask the contractor to get his extension ladder nor did I ask him to check the roof in regards to placement of the shinglesThere was no request made by me for the contractor neither to check the hood over the range nor to check the bedroom windows Lastly, I found the contractor attitude less than professionalHe made a billing error at first; he wrote out an invoice for $I brought this to his attention in which he did make the necessary change in the amount that it took him to complete the inspectionThe inspection took a little less than two hoursHowever, I did agree to pay him for two hoursThe contractor did not inform me that writing the report would be an additional $125/hruntil the day of the inspectionAgain, I will reiterate the complaint against Running Man Maintenance is his lack of reporting of his observations, possible causes of defects, (e.g., poor workmanship, poor materials, improper installation, etc.)In no way, did I try to tell the contractor how to do his job Bottom line, I expect a much better written report from the contract for $

The expectation was for Running Man Maintenance to do an inspection of the entire plumbing system. The purpose for showing the plan to the contractor was to provide guidance to verify correctness in workmanship.

This company is the right choice for handyman and plumbing. They are very professional and ethical when it comes to pricing their rxcellent quality work. John's crew are polite and diligent workers. They will not let you down on quality workmanship. John is very honest and confident of his work. He will not let you spend on the project more than absolutely necessary. I give this company two thumbs up. They would take very good care of your home as if it were their own family's residence.
