RY Management is a lower end, high volume residential management company Their customer service and professionalism are low to average This is a somewhat overpriced company that would not be recommended for high end buildings Their overall grade for customer service and satisfaction is probably a solid C/C-

Review: I paid an application fee (in money order form for $100) for Tracy Towers located at [redacted] and was informed at the interview on 7/**/13 that I would not qualify for an apartment and had the choice to withdraw my application and receive my application fee back, which I did, and was provided with a letter of my withdrawal. I never received my application fee back.Desired Settlement: I would like to have my application fee returned to me immediately as I was told would happen and a written apology for my records for such a long delay in returning my hard earned money.

Review: On Dec.**, around 8:50pm, I found my residential unit filled with marijuana smoke. I live in a property staffed and managed by RY Management. I immediately contacted the front desk. At my insistence, a staff member came up at about 9pm and confirmed he too smelled marijuana. He then left. After a bad [redacted] started, my husband went up and downstairs and discovered the smoke was coming from another unit. He reported this to the management staff and, again, no action was taken. We both contacted [redacted] at RY Managment. She replied via email the following day (Friday, Dec. **) only that a staff member would try to locate the source (we had already told him the source at a time when he could have easily confirmed the source himself) and then, later, had a generic mass email sent to me and possibly other building residents about the existence of an HOA rule against emitting "noxious fumes." [redacted], on behalf of RY Management, would not agree to specifically address the issue with the occupants of the unit from which the smoke came or ask them to stop smoking marijuana on the premises, writing "[T]he staff cannot conduct their own investigation nor should they confront anyone that may be in violation." It was 4 days before one of the building staff members finally came and stopped up the area from which smoke was coming with putty. While this helped somewhat, it did not completely staunch the flow and, despite notice of this fact, as of December **, 2014, RY still has not sent any staff to finish the repair. This is something that not only involves a violation of our HOA rules and regulations, but also constitutes a health and safety issue for our residents. [redacted], on behalf of RY Management, responded to my concerns by writing, "At no time was this situation relayed as an emergency" and "perhaps the fire department should have been called instead of the front desk." Contrary to [redacted]'s assertions, landlords are required by state and local building codes, ordinances or security laws to protect other tenants or neighbors from these kinds of activities. Likewise, property owners, property managers, and homeowners have an obligation to maintain their premises in a reasonable safe condition. In New York, an owner or property manager with actual or constructive notice who fails to timely or completely rectify the problem may be responsible for resulting harm. If a landlord knowingly allows activity like drug use, the landlord may be subject to fines or penalties and the property may be considered a public nuisance. Secondhand smoke causes cancer and there are at least 50 known carcinogens common to marijuana. Nobody should be forced to inhale it in their own home against their will.Desired Settlement: I respectfully request that (1) RY Management issue a credit or refund to me for the 4 days worth of HOA dues during which time my family was exposed to marijuana smoke and when RY did not respond to the problem; (2) RY Management send a qualified repairperson to finish/correct the repair needed to staunch the flow of smoke from one unit into the other; and (3) RY Management provide copies of written notification by RY to the landlord and tenant of the specific unit where the marijuana use is being permitted, notifying them that landlords are required to protect other tenants or neighbors from any of these types of activities by their tenants; of the duty to maintain their premises in a reasonable safe condition; and that knowingly allowing this sort of activity may subject them to fines or penalties, or eviction.
