I’ve reviewed this file and find no merit to Mrs*** *** claimS&J was called out by her Insurance carrier to provide inspections for coverage determination and once the claim was declined ( which was a delay from the carrier not S&J) Mrs*** *** requested an estimate for
her water damageS&J provided several estimates and once the demo had started we found rot and deterioration that was covered by building materialsS&J provided her with an estimate for additional damages and she elected to get additional bids and hire another contractorS&J Builders completed the work that we were contracted for and we are due the paymentThe original estimate signed by the owner was for $and the final cost for the work was $2,and S&J discounted it back down to the original estimate total because the owner was paying out of pocket, I’ve attached a time line from my EMS Coordinator for your reviewI can also forward you all the signed work auth, estimates and emails for this project Please feel free to call me with any questionsWe look forward with helping Mrs *** *** with any questions she may have with the work completed by S&J and S&J collecting payment due to us

S&J gave the owners a great product and they are using it every day. We do not refund for work completed. That is his decision not to use S&J in the future, but the offer still stands for a 10% discount, which means we are doing the job for cost.

[The complaint as stated 3 times is NOT about the final product. S&J has confirmed their workers made errors repeatedly that delayed the completion date by 30 days after what they promised. Another words they were off by 1/3 of their estimated time. When I get a contract that stated the job is done in 3 months and then it is completed in 4 month I would say that is not fulfilling the obligation. I'm sure if I had been 30 days late or had paid 1/3 of the price, they would feel different. It is this attitude that "oh well we FINALLY did the job" without any regards to what was promised, that I find disconcerting from an "A" rated Revdex.com company. If that is how businesses are rated I am very disappointed. ]

[So the vendor has verified every single point of concern that I brought up and they are unwilling to give me a refund. A 10% coupon towards future work is useless to me as I will never use their services. Why would I have reward if vendor that has caused me so much problems with repeat business. They were a month over their estimated time. That at least calls for a 30% refund. ]

class="MsoNormal">Thank you again for re-sending this complaint to me again. As
I stated on your voice mail we get a lot of infected emails to our system every
day from “Revdex.com” so we set our firewall very tight to try to stop them.
 
I've reviewed this project with my staff and do not believe
this was a shoddy workmanship job as stated in the complaint. During the
insurance restoration project and  extra
bathroom remodel that was requested by the owners, they did point things out to
my project Manager. The owners were living at the property during the
construction and they walked the job site every evening and of course would
notice items they had questions or concerns about. S&J would  always be  available within a timely manner to talk to
them or walk the site to address their concerns. It is not reasonable to think
an owner will not have questions or concerns during the process.  I've listed the customers complaints and
replies below.
 
1)     
Water
damage: The soaking tub valve was installed and it did not have a hand held
spray attachment. The owners used the tub 4 -5 times before they noticed the
water dripping from the recess light in the Kitchen below on the evening of
12/14/14 and our PM talked to the owner and they set up a time our EMS tech to
inspect the property on  the following
morning 12/15/14 AM. It was determined that a cap was not installed on the  divert-er line and when the customers pulled
on the divert-er knob located on the valve it opened the valve to the uncapped
line. (this should have been capped to prevent this from happening by
mistake).  During that inspection S&J
located elevated moisture levels in the ceiling drywall and open up the tile
apron in front of the tub and located elevated moisture in the sub flooring
around the tub waste. A dry out plan was created to minimize the amount of
building materials to be removed. This was done to speed up the overall
restoration time. The equipment set was 1 Dehumidifier and 2 air movers in the
Kitchen and 1 dehumidifier and 1 air mover in the Master bathroom. This amount
of equipment would not make the house inhabitable and our crews work all the
time with customers on equipment usage and dry time extension if the equipment
needs to be shut down during sleeping hours. 
S&J scheduled the repairs to the tile apron and to the small pin
holes for moisture checks in the Kitchen drywall for the  same day as the EMS equipment was removed
12-19-14. 
 
2)     
Wrong
shower door unit: My Project manager ordered a framed shower door unit when
it was to be ordered as a frame-less. Original install date was 12/9/14 was
reordered and the frame-less unit was installed 12-23-14 after the Water damage
repairs were completed.
 
3)     
Scratched
sinks: Original top mount Lav sinks were removed by another AAA Vendor.
Owner and PM observed a chip on one of the sinks and the new granite vanity
top  came with two new under mounted
sinks. No extra cost to S&J or owners for new sinks.
 
4)     
Broken
overlay: S&J Builders installed a T molding between the Master bathroom
tile floor and the Master Bedroom wood flooring. It was reported to the PM by
the  Owners that there was a crack in the
transition . S&J inspected the transition and observed a small crack in the
T molding. This crack could have been caused by wood check or someone stepping
on the transition prior to the mastic setting. S&J Builders ordered a
replacement transition and re installed it without a question.
 
5)     
Sharp
tile corners: Where the tile tub deck, front and side aprons come together
there is a 45 in the tile which makes a point. The customers were concerned
about the point in the tile  and their
children hitting it. S&J Polished the edge to soften the edge.
 
Number 4 and 5 of owners concerns were document by the PM
and put on our punch list. These corrections were handled during the punch list
items. It is more efficient to punch the job at one time and we had repairs
related to the tub valve leak.
 
6)     
Payment: The
billing was slower do to we had to calculate the electrical usage during
S&J warranty dry out and I did not want to rush over an invoice and say
know we are completed “pay us” when we caused the water damage. It was our
intent to give the customers time to use their new bathroom and give them
comfort that there were no other problems before billing.
 
7)     
Hole in
drywall: During the original drywall repair one of the workers missed
stepped and stepped into the hole cut in the sub floor for the tub waste. The
damaged drywall was cut out and replaced the same day and no delay was created.
 
8)     
Texture
on lights: Orange peel texture was sprayed on the recessed light bulbs and
one trim. The techs had the lights on during the spraying of the texture of the
Kitchen ceiling for better light. They should have masked the lights and used
floor lights. S&J cleaned the over spray from the bulbs trim on the same
day as the texture was sprayed.
 
9)     
Electrical
credit: S&J credited the account for power used for EMS equipment.
Based off SDG&E billing rate and Equipment KW usage
 
S&J Builders addressed
and took care of all the customers concerns and we do not credit jobs for work
completed. S&J Builders is willing to give the customer a 10% credit coupon
for any future work contracted with S&J Builders.
