the final bills from all of the vendors involved August Rent Dispute - At this time I am unable to waive any charges for the keys being returned on 8/1/2017, as advised per the Operations Manager on 8/1/, I see that your notice to vacate states 7/31/but you clearly did not turn in keys until 8/1/We appreciate you as a good tenant however I am unable to waive the fee based on the day that you turned in the keys 8/1/ Utility Rent Dispute - Per your lease agreement you are responsible for these utility charges, you are charged days behind every month as all of the tenants at Sage CanyonIt is standard on your final move out bill to receive days for your final billLet me try and give you an example to help you understand how the billing worksYou moved in 1/3/17, on 3/1/you were charged your first water, sewer and trash bill in the amount of $this billing period was for 1/3/-1/31/17, on 4/1/you received your second bill for the amount of $for the billing period of 2/1/17-2/28/and so on for every month you were a resident at Sage CanyonPlease also refer to your signed lease agreement utility addendum which I have attached for youThe reason you were charged for these bills are because you were a resident and responsible per the lease agreementI am unable to revise any utility bills per the lease agreement Cleaning Charge Dispute – I have reviewed the original charges and received the final invoice, the invoice amount totals $for the full clean and $for a/c return ventI am able to revise the bill from $to $When you unit is walked at the final inspection all items needs to be cleaned, cabinets interior and exterior, baseboards, windows, appliances, showers and tubs etcif all of these items were not cleaned and we had to call out a 3rd party vendor this charged would be passed onto you at move outAfter reviewing a few work orders I noticed at move in work order that had some items noted but not listed on the move in check list, due to this notation I am definitely going to reduce the cleaning bill (-$62.50)Please review that attached invoice Carpet Charge Dispute – After reviewing your statement and speaking with all of our staff it seems that you are correct that this was a mistake on our end, the charges were in fact mixed up with the tenant below who had a petI will be revising the $carpet charge to the standard invoice of $per Bonded carpet invoice attached$will be credited for the carpet charge Key Return Dispute –It was noted on your file from the Operations Manager that on 8/1/you returned house key, mail key and amenity key, per you lease there is a charge for all keys not returnedPer you move in inspection sheet you were given of each of these keys Lease Break Fee Dispute – I am unable to waive the lease break fee as you broke your lease dated 1/3/– 11/2/ Painting fee Dispute – Based on the condition of the unit walls and baseboards your unit had to be re painted, because you lived in the unit less than years you are responsible for these fee’sPlease see the attached invoice for the 3rd party company When moving into Sage Canyon you were given a full lease to review and sign which discloses all information about our community including the utility charges, [redacted] is very knowledgeable about our policy and would have disclosed all of this information through the process of leasing and moving you in to the unitThe water, sewer and trash is a very bill that owners are billing back to the residents and has been for quite some time, I was not a part of the original conversation that was between [redacted] and ***, this is why we have a lease documents that states all of this information I was able to continue to review all the work orders for your unit and per the dates as they were opened and closed in a timely fashion we were able to address each one and solve the issue to the best of our abilityYou mentioned that [redacted] brought this to ***, [redacted] and myself however I was not a part of the Sage Canyon team in JanuaryAs stated above in your cleaning dispute I have given credit for the work order noted about the fans being dirty etcI do show that someone was sent back to address the cleaning concernI have no indication that there was ever “mold” reported to our office and I do not have a work order for this in the system You stated that the carpet smells of cat urine but your move in check list shows that the carpet was brand new when you moved in and there is no notations of this on your move in inspection formWe do not install “shag” carpet in any of our units and I apologize if you were unhappy with the carpet that was installed, this carpet is standard carpeting that we install in all of our homes at Sage Canyon I do show that your unit was exterminated, I apologize for this unforeseen situation, any time a situation arises we do our best to resolve it in a timely fashion, sometimes this can take up to treatmentsWe do use a certified third party vendor to resolve these types of issuesAfter reviewing the pest control records there was no indication of any type of infestation in your home but I do understand your concern in this matter Again I apologize that you were unhappy with your location at Sage Canyon as we do our best to provide our residents with a great experience while they live hereWe are unable to control the noise that comes from the street and or any passing by drivers, sometimes it can be nosey and I apologize if this was frustration to you while you lived at Sage CanyonAt no time did we provide a home that was not habitable for you to live in If [redacted] or any one witnessed any situation that she felt unsafe about, domestic violence, marijuana smoking etcI would also recommend that she call the police weather here at Sage Canyon, out at the store or in your current home, these types of items need to be reported to the police so that they can address them I hope that I have been able to answer your question and
