First let me state this place is a okay place to stay but not in my top 10 places to live. The people that live, I've never had a issue with. Oak city Apartments did well by weeding out the bad ones.
I gave them a 3 star because of the community and the people that live there and the leasing agents are very nice. But I would give Oakland City Apartments as a company a one star. The reason is because it seems most or if not just about every apartment company is a thief and stealing from the people that live there, far as the prices they charge and how the ripe people off with fees after they move.
I'll cut this short as possible, I lived here for a year and I moved out in February 2016. I cleaned the apartment top and bottom. Did a walk through with one of the leasing agents and she was just amazed how well the apartment was cleaned. I informed here in the bedroom seems like the window was cracked but from outside and I didn't notice it until months later and didn't pay it any mind because it was small and wasn't from the inside but over time the crack grow and I didn't notice it until I was packing. I never open the bedroom window because one I'm on the first floor and I spent most of my time in the living room and I don't even have a TV in my bedroom. After that she seen a satellite dish on the porch and I told her that's not mine. I never had dish service before and I haven't had cable in over 5 years. Plus that was there when I moved and I thought it was somebody else staying there that needed it there for service which I didn't care. So about a month later I get my deposit check back but not the amount I deposited. They charged me 45 dollars to remove the satellite dish and 189 dollars for a replacement window. I called and spoke to the [redacted] manager and Mr. [redacted] stated he understands but that's the call the company made and they have to charge me because I didn't report it. All I could do is sake my head. I'm going to not give up on this and fight this. I don't care if it was only 50 bucks. I can never justify taking responsibility for something I didn't do. I have proof and witnesses so small claims court here I come!","neu-1

Charges to account after move out. When property manager [redacted] stated that it was the best move out inspection she had ever done.Upon move out we have received a letter stating that we owe $596.73. The list contains items such as extra paint work due to color change but on our move out form the property manager checked off they were in good shape and couldn't tell that they had been painted. The list also contains carpet replacement but upon move in we were given the option of having it replaced then or after we moved out they would replace it. We chose after because we have a pet and did not want to deal with this upon move out. Their is also a charge for a miscellaneous balance which is not described any further as to what the charges are. Their is a charge for sealing the floor due to pet damage and a flea treatment for the apartment. Also the final water bill was listed. During the walk through that [redacted] the property manager did the only thing she stated was there was a little pet odor. This is to be expected due to us having a pet. I believe that if we were going to be charged these things how could we have such a good walk through with the property manager.Desired SettlementI offered a settlement to the property manager but was told that it was either all or nothing. I offered them our security deposit of $200.00. I believe this is a fair due to the fact that we were told upon move in that certain things would be done once we moved out. Mr. [redacted] and Ms. [redacted] received a letter dated October 31, 2014 after their move out, detailing the damages found in their former apartment home. Please see attached letter.When Mr. [redacted] and Ms. [redacted] moved out of their former apartment,[redacted] Apt. [redacted], a preliminary move out inspection was completed with Mr. [redacted]. As I am not a carpet cleaning expert, I could make no determinations or recommendations as to how we would proceed with the carpet in his apartment. As noted in Mr. [redacted]'s complaint, I did mention to Mr. [redacted] that I noticed a strong pet odor throughout the apartment and a carpet estimate would be performed the next day as part of the move out inspection process. The standard industry practice is to have a carpet estimate conducted by a carpet cleaning professional and proceed based on their recommendation. [redacted] conducted this inspection on October 1, 2014 and recommended replacement due to multiple pet urine stains throughout the entire unit. Please see the attached estimate.The carpet was not new at the time that Mr. [redacted] and Ms. [redacted] took possession of their apartment home on March 31, 2012. Please find the attached copy of the signed move in inspection which states the carpet condition as: Professionally cleaned - faint traffic lanes in living room and sunroom, carpet seam showing in hallway. Based on the professional carpet estimate received, the carpet in their apartment had to be replaced due to permanent pet damage. Because pet damage cannot be removed, it rendered the apartment uninhabitable for future residents. The replacement costs are prorated based on the depreciated value of the carpet in relation to the seven year (84 months) standard life expectancy of a carpet; as is the standard business practice in this industry. The carpet was originally installed in the apartment on December 21, 2009. Between the installation date and the residency, the carpet endured fifty seven months of use, leaving a remaining life of twenty seven months. The replacement cost is $12.31 per square yard of carpet and padding. The one bedroom sunroom floor plan has 82.33 square yards of carpet throughout. The depreciated value of the carpet was $325.89. Because there was urine present in the carpet, it was also necessary to seal the floor, which is a flat rate of $102.91. This value is not depreciated since this method is only used for treating the affected sub floors damaged by the pet urine. Please find the attached invoice from Sherwin-Williams for the carpet installation.After Mr. [redacted] and Ms. [redacted] vacated the apartment, our technicians complained they could no longer continue working in the apartment, because they were experiencing bite marks on their legs. [redacted] performed an inspection of the apartment on October 7, 2014 and found a flea infestation. The necessary treatment to remove the infestation was completed. Please find the attached invoice for $50.00.During the move out inspection Mr. [redacted] stated he had attempted to prime/repaint the walls in an effort to return the apartment walls back to the original color/condition. While we appreciate Mr. [redacted]'s attempt to prime/repaint the walls, the coverage was not adequate. The normal procedure during the turn process is to paint the apartment with one coat of paint, but additional paint was needed. As such, our painting contractor billed an additional $160.00 for the apartment color change. Please see the attached invoice.The miscellaneous balance on the account is due to the failure to pay in full the June 2014 water bill in the amount of $57.92. After a credit of $6.83, the remaining balance is $51.09.Please find the attached copy of the final water bill for the time period of July 27, 2014 through September 30, 2014 in the amount of $[redacted].84. Payment was never tendered for this balance.Our position remains unchanged. The balance due on Mr. [redacted] and Ms. [redacted]'s account is $596.73. If they wish to set up a payment plan we will happily work with them. If any additional information is needed, please do not hesitate to contact the Leasing Office. Oak City Apartments is the most DISORGANIZED rental agency I've come across. These people had the neeve to pull the wrong person's background & THEN made me come down a second time to see another picture ID which wasn't good enough for them & even told me the person they pulled had a different middle name than I and he was a sex offender. This guy was even of a different race than I was & Oak City Apartments tried to put this on me & told me thet didn't believe me KNOWING it isn't me. I refuse to order another ID & go down there a 3rd time for nothing! Their background checking system is incorrect & they don't care to fix it. I was never even apologized to when it's their fault.Desired SettlementI at least want the company to remove the credit hit they gave me off my record. I also want to be apologized to from the company and treated liked a human being. To help prevent identity theft, we require a copy of a government issued photo ID with each application. A copy of Mr. [redacted]' North Carolina Drivers License was made, however due to the physical condition of the license the photo was unclear and would not produce a quality photocopy.During our criminal background investigation of Mr. [redacted], two felony sex offender charges alerts were revealed. Even though photos accompanied the background report, our management team could not determine if these photos were not of Mr. [redacted] due to the poor quality of his drivers license. Furthermore, Mr. [redacted] and the felony sex offender shared the same birth dates. To help expedite the process, our management team contacted the [redacted] County Sheriff Department in [redacted] on February 2, 2016 by telephone to ask if they could confirm the crimes shown on his background investigation were not committed by him. A voicemail message was left for a return call. We also asked Mr. [redacted] if he had another form of government issued photo ID to resolve this matter. On February 2, 2016, Mr. [redacted] visited the rental office and provided a credit card with a photo identification. Because the credit card was not government issued photo id, we asked Mr. [redacted] if he would be able obtain another form of id or procure a duplicate copy of his North Carolina Drivers License. Mr. [redacted] became irate with our management team and canceled his application. Monday, February 8, 2016, the [redacted] County Sheriff Department returned our call. Together, we determined this was not the same [redacted]. Unfortunately, Mr. [redacted] had already cancelled his application with our community. We offer our sincere apologies to Mr. [redacted]. Our goal is to provide excellent customer service. Unfortunately, due to several circumstances outide of our control, the applicant screening process took longer than normal. We hope Mr. [redacted] has found other living arrangements and wish him the best in the future.Sincerely,[redacted]

Apartment refuses to repair water damages caused by building maintenance last year 2015 and Sagebrook of Chapel Hill apartment refuses to preserve my fair housing right to be treated differently and refused to give information to contact corporate concerning this violation.Desired SettlementComplete repairs and allow fair housing and fair housing treatment.Business Response April 8, 2016Please allow this letter to serve as our response to Ms. [redacted]'s complaint filed on March 28, 2016.We have attempted to make cosmetic repairs to Ms. [redacted]'s living room ceiling on multiple occasions. Her mother, [redacted], consistently refuses our contractors and maintenance team access to the apartment on the pre-scheduled repair days.Communication with Ms. [redacted] has proven futile. She doesn't answer her mobile phone, her voicemail is full, she doesn't return emails, and ignores notices posted on her door. Currently, we have outside scheduled to complete the repairs in Ms. [redacted]'s apartment on Tuesday, April 12, 2016. However, after multiple attempts to contact Ms. [redacted] via phone and email, she has yet to confirm if this day acceptable.
