I am rejecting this response because: Charlie, The last time you guys went out to do the stucco, we stated we were not happy with the work. This was back last year, it was getting cold, and you/your team stated we could revisit when it got warm again. Originally I was not going to pay for the work, but I was reassured if we were not happy and the stucco looked the same it would be fixed. Come this year, my wife called and we were told that the person you made this commitment no longer worked there and you would call us back. Never happened. I am sorry but if someone from your company makes a commitment and even sends the email via your email.....I expect that commitment to be honored. Below is the email chain and what we received from you last year. So I either need a refund or the work fixed properlyThe stucco color didn't even match and we had you patch another area when you returned and its much closer....sorry but if I pay to have something done, I expect it to be done correctlyThis picture is attached also

I am rejecting this response because:Charlie,The stucco coloring was never redone as far as I know, or at least I never received a confirmation of this. In fact, in May I had the tenant take pictures and send them over to me before I contacted you about the issues with the color. All I asked for was you to follow up on the commitment you made, in the email correspondence you so graciously added to your last response to go back once it warmed up and fix the issues with the coloring. In the pictures attached you can see how the color is quite dark compared to the rest of the stucco and stucco was even starting to come loose under the window. I have had patches and other work done in the past, and this is the worst color match I have ever seen. It in no way even blends in......so yes I have issue with itAlso, you and your team removed the window and redid the stucco around it.....should it be cracking and falling off less than a year from when the work was done? I would think notOK on to the window leaking issue, which is what I originally contracted you to resolve. The work was done and then it started leaking again in June 2016. I asked that you go out and resolve the issue. I was told you went out and caulked it, the exact fix you and your team told me was a band aid fix before I got the work done last year as this is what the previous contractor had doneI argued that I would like the issue resolved correctly so it wouldn't happen again. Well talk about timing, I just received a text from my tenants that the Window that you were contracted to fix the leak on is leaking once again. As a consumer, what am I supposed to think of the workmanship? I paid quite a bit to have this issue resolved, said I was willing to pay what was needed and wanted it done right so I didn't have issues anymore.......now we have had issues with it leaking times now within less that a year of the work being done. Going out and recaulking it as I said last time is a band aide fix and want it fixed correctly or my money back. Also if you do follow up on your work, at this point I want an extended warranty included that cover one year from that date of the fix as I need reassurance of the workmanship and that I will no longer have any issues. As far as schedulng, which I got this email on Thursday saying you wanted to go out Monday.....sorry for the late response, but contacting me via a Revdex.com email thread on Thursday about work you want to do on Monday probably isn't the best method. I live out of state, and travel quite a bit. I have asked you in the past to coordinate all work with the tenant as it will depend on Nissa Rose's schedule. So like in the past if you are planning on going to do work and fix the issue scheduling with the tenant is preferred. I do expect pictures of the work completed and I will follow up once again if when the stucco dries it looks the photos from May as this looks like total crap and is a really bad color match

I am rejecting this response because:Charlie,I need response revised. In the end I paid you to solve an issue with a window leaking, it is still leaking today. With this you removed a window, replaced the framing on top of it, sealed along the roof of the garage where you and your team said it was leaking from, and some stucco work needed to be done from removing the window (The stucco work was not done satisfactorily which we pointed out at the time) I need the Window to not be leaking, even when it rains hard and the stucco repaired. If you think its something else causing it, well I need proof of this or the leaking resolved. I will also have someone else assess the issue and give feedback if need be. In the last response I got from you it stated the tenant told you that there had been no more complaints from the tenant, but I spoke with my tenant and confirmed that the window did leak again on 9/11/The first time was on 6/23/and I have pictures and correspondence for this alsoThe issue seems to happen when it rains really hardWhen I spoke with her she wasn't even aware of the appointment you say you have scheduled for Wednesday the 21st @am. She told me that she thought you were supposed to be out on Friday but you never came and she assumed something just came upI would really appreciate clear communication for appointments with my tenants and that you make me aware of when you will be onsite and are onsite. It concerns me that on this occasion and others that the tenants appointments have been changed and not communicated clearly to them. So if you say you are going to be there, be there....if you can't make it contact the tenant and reschedule with herI have attached my correspondence with the tenant for reference. So this is what I need to satisfied:1) Confirm your appointment with the tenant Wednesday the 21st @ am and be there when you say you will bePlease make sure to get verbal confirmation from her before you go onsite. Also once it is confirmed please let me know so I am in the loop as to when you will be onsite2) Repair the stucco work with a color matches better the original color. 3) Repair the leaking Window to a satisfactory level, which is what I originally contracted you to doPlease take the time to check your existing work, because the issues seemed to be resolved for several months and then started againSo whatever you did seemed to fix it at least temporarily but what I need is a long term fix4) Extend my warranty for a year from the completed repair. Mainly I am just asking you to stand by your work. Having done this work in Jan and having it leak twice since then, lets say I am not to confident in the quality of the work. I want some reassurances that the issue is just not going to keep coming up and you going out there every couple of months with a band aid fix until my warranty is up and I am having to have the work redonePlease all I am asking for is the problem of the window leaking to be fixed as I contracted you to do. Whatever you did, obviously worked for awhile as we had no issues with it leaking from Jan -June, but something has gone wrong since then. Please find the issue and resolve it

I am glad to see that our workmanship regarding a leak at the window does not seem to be an issue nowI have attached the email correspondence to Mrs*** in response to the email sent on Jan26th at 2:pmWe promptly responded to the customer at 2:pm stating we would go out and re- paint with the color they approvedThis was completed and addressedI do not have photos to back this upIn order to resolve the issue of the stucco color, we will go and repaint again with the approved color per the email convo on the 26th of January, as we still have this paint left from completing this job beforeTo be clear, this will be the exact same color as in the picture of the "new wet paint patch repair", and is what is already on the stuccoI have set this up for Monday September 12thPhotos of the process will be sent to *** and *** once completedWe need confirmation that this time works for *** and ***, and we will get this completed

Good Afternoon,I am writing in response to recent complaint filed by *** ***.Please see attached documents including images of our work that was sent To *** and *** *** throughout this project.To address the first issue of a stucco match:we notified *** and *** numerous times that stucco
would not be a complete match but that we would do our best to make it as close as possibleEven going so far as to take a piece of existing stucco to try and match as best as possible.First color coat *** and *** were not happy with so we got another mixing of it done and reappliedThis was much closer and the owners were satisfied with thisWe explained from the beginning that the only way to 100% match is to repaint the entire wall corner to cornerThis was not in the ***'s budget so they opted for stucco repair and paint repair? We drove to the property numerous times to keep the owners posted with photos and updates, as they are not in townWe did not charge any additional trip fees for any of this and we went above and beyond driving from Tijeras NM to Rio Rancho NM ( miles round trip) to make sure they were satisfied with our work before collecting payment, which is why we asked that once they were happy with the work could we collect payment, as we have already justified our work though numerous photos and trips at our expense? At no time were they pressured to pay anything other than for what services were performedPhotos and emails have been provided to support this statement.The second issue - window leaking againWe received a call from *** saying the tenant reported a leak at the window where repairs were madeWe promptly coordinated another trip out with the tenant and ? inspected this and confirmed with the tenant that there is in fact NO LEAKThere was a small dry stain on the interior that was dry and likely surfaced from the previous water markWe did not paint insideThis was not caused by any new leakWe caulked at flashing to ensure no possible run off was causing an issue, and while doing this as a COURTESY ( not a necessityas we already have confirmed with the tenant there is NO LEAK) we also added caulking at the window as an additional barrier against run off? We followed up with the Tenant days later in person to verify there were no issues and ensure no leaking? Our work is watertight and was done properlyIn no way was this a band aid fixIt was a complete repairOur attached pics show the entirety of the process and shows that by no means was this a band aid repair or incomplete workA conversation with the tenant and the ***'s who live out of town should have happened by now confirming there is NO Leak.In Conclusion, The work is complete and soundThe color is not a 100% match but we never promised it would be and have gone above and beyond in trying to satisfy the customer with as close of a match as possibleI feel the only way they will be happy with the color is if the entire wall is painted corner to corner, which again was not in their budget and they knew the choice to repair would not be exactWe have professionally rendered the services we were paid for and do not feel any type of refund is warranted
