April 24, ** [redacted] , or To Whom It May Concern;In response to the abovereferenced complaint, I'd like to state that Sa**on Properties is working towards an equitable resolution settlement of the matter, but at the same time we dispute the amount sought by the Complainant, and take exception to the tenor of his complaint language.The Complainant (purchaser) was a client of our firmCertain exterior repairs, including limited wood trim replacement, were to have been made by the property seller, who was also a client of our firmThe Seller was represented by another Sa**on Properties agent (the listing agent, ** [redacted] ***, who has since been released from our firm, in part due to his handling of this transaction.Attempts were made to have the limited agreed-upon repairs completed in a workmanlike manner prior to settlementUnfortunately, the contractor engaged by the seller did not complete the repairs prior to settlement on 12/23/It was agreed that Samson Properties would engage another contractor to complete the work as Soon as practicableSubsequent to settlement, the Samson Properties agent representing the Complainant ( [redacted] * [redacted] ) secured another licensed contractor with the full consent of the Complainant to complete the jobThis contractor provided an estimate of and was paid by Sa**on Properties to complete the necessary work, per the ter [redacted] of the contractThe job was started in a timely fashion but, due to extended winter conditions, the contractor could not complete the job until the onset of warmerdryer weather,On Monday, April , ** [redacted] informed the Complainant (her client) that the contractor was Scheduled to come the next day, Tuesday April , at noon to complete the workThe next morning, Tuesday, at 10:39am, the Complainant replied back by email that he already had his owncontractor on site working on itHe stated further, I cant trust your contractor and I gave enough time., and,, I do not want to do any negotiations and discussions and I will not hesitate to take legal help, I am sure and will include all involved including the home inspector.”Without any advance notice to his agent [redacted] , to me - or to the licensed contractor who he had previously agreed would complete the repairs - the complaimant decided to engage another contractor, and now he is demanding that Samson Properties reimburse him 1900, when he hasnt even delivered an itemized invoice to us,I want to be very clear here the complaimant filed his Revdex.com complaint on /8/without first communicating to Samson Properties what he felt he deserved from us, and affording us reasonable time to respondHe has yet to deliver any itemized or descriptive contractor invoice,Id also like to correct a few inaccuracies in Complainants statements:(1) Complainant refers to [redacted] , seller agent...when, in fact, ***” [redacted] is the Managing Broker of Samson PropertiesAs such, ** [redacted] wasnt working exclusively for either seller or buyerHe was acting in the capacity of company broker for both partiesAs mentioned above, ** [redacted] was the sellers exclusive (listing) agent, and [redacted] was Complainants exclusive (buyer) agent.(2) Complainant alleges that [redacted] , [redacted] and Samson Properties miss represented and covered lot of issues during and after inspectionThis is categorically untrue and has no basis in fact.To reiterate, Samson Properties has already paid a licensed contractor to complete the work that was agreed upon by Complainant in a contract addendum (repair replacement of rotted wood trim, yet the Complainant then unilaterally decided to hire another contractor without first consulting us, and now expects us to pay for a home improvement project that is far more than what was agreed upon in the sales contract.Complainants Samson Properties agent [redacted] is a true professional and has handled this difficult situation with poise, grace and integrityShe has not, and Samson Properties has never misled or misrepresented the Complainant, and we take offense at this allegationThe home inspector who was referred to the Complainant is a reputable professional who did a visual inspection of the propertyA real estate agent is not qualified nor authorized under license law to provide specialized comment or report on the extent of exterior wood rot, ** [redacted] drafted the Home Inspection Contingency Removal Addendum based upon the home inspectors report, and the Complainant signed itThis document, which specifically called only for repair or replacement of rotted wood trim is the basis of the sellers original contractual obligation, and will be the sole basis for any remuneration provided to Complainant by Samson Properties.Complainant appears to be looking to be reimbursed for substantial structural and cosmetic upgrading that exceeds the work he negotiated for in his sales contractWhile it is regrettable that the underlying wood rot turned out to be more extensive than anyone (including the professional home inspector) could have known, this is not legitimate cause to hold the real estate agent or brokerage responsible.Samson Properties will work in good faith to arrive at a reasonable settlement, but we will not be bullied or threatened by a Complainant who doesn't want to live by the underlying contract.Respectfully submitted,?

LNapoleon C*** is a real estate agent with this company who appeared to be living in the building according to his advertisement on easyroomates.comThis "LNapoleon C***" sent some lady down to show me around the locationWhen I entered the apartment he sat there blank-faced, quietly staring at meShe then took me into a bedroom and told me he would be with me soonShe closed the door and leftI waited a few minutes, and at that point knew something was wrongI left the room, only to find him sleeping on his deskI opened the front door and he then "woke up." He told me to close the door in a forceful manner, I asked if he was "MrC***," and he said yesI left the apartmentI've dealt with real estate agents before, this guy may have a license, but he's not a respectable professional
