Attention:Revdex.com and“ [redacted] ,” Office Manager San Diego Beach Rentals and Sales In response to [redacted] ’s assertions regarding [redacted] (not [redacted] ) complaint First, it is rather unimaginable to us that this is the first complaint you have received in seventeen years of business Perhaps it is the first complaint that has gone as far as the Revdex.com? Again, we have many acquaintances with rentals of their own and, from their input; complaints are occasional to say the least in such a business as yours Nevertheless, I will address other areas of your response and leave this one nowI am offended, to say the least, at your suggestion that the rental we stayed in was a “disaster” when we left As I stated in my first letter to you (that was never responded to and thus the need to take this matter further), my wife and I cleaned the rental as requested, even going so far as to load and unload the dishes and begin the laundry for your cleaners We are aware that one of our boys moved a bed ninety degrees so as to watch television in his room The return of the bed to its original position could not possibly have been an issue for your “little” ladies My wife is, likewise, all of pounds and REGULARLY moves our furniture ALONE in order to clean and re-arrange our house As for the “broken” headboard, refrigerator door, and bent bicycle rim, we remain certain that these things, if true at all, did not happen on our watch Again, if you can produce evidence (dated photos) that this happened while we were there, we would be very interested in that proof My wife also went through the bedrooms that our boys slept in Again, she is a very clean woman and would have smelled “vomit” if it were there There is one item that we freely admit to, however It is certainly possible that there were candy wrappers under the bed(s) She did not think to check It is also our opinion, however, that a broom would have easily taken care of that situationAgain, we await a fair distribution of our damage/cleaning deposit Sincerely, *** [redacted] [

Let me go on record that this response is the first time in 17 years of business that we have ever had a complaint and had to address such issues.  I have attached a portion of the signed rental agreement by Mr. [redacted]. Paragraph three on FORM A addresses the refundable security deposit and FORM D is the Policies, Procedures and House Rules Disclosure. 
 
Upon our cleaning company entering the unit on 12/29/14 at 10:00 AM, we received a call from our head of housekeeping letting us know that the place was a disaster and they needed to call an additional person to help clean the unit so that we could have it ready for the next guest checking in that same after noon at 3:00 pm. In addition to the trash left around the home including a large amount of candy wrappers everywhere including under the beds, dirty socks and empty soda cans there was a smell of vomit in one of the bedrooms downstairs.  Hence the additional cleaning fee.  The cleaning ladies are little and maybe weigh 100 lbs. at most.  They were unable able to move the bed and we had to call our handyman to move the bed and put it back to its original location. Therefore, a charge for moving the furniture was added.  Furthermore, the headboard was broken in the room where the bed was moved.  We did not charge the guest for the broken headboard which needed to be fixed prior to the next guest checking in that afternoon.  The door to the mini refrigerator/ freezer was broken and could not be fixed. Regardless if it was used or not the door was not broken prior to Mr. [redacted] stay.  Additionally, one of the rims of the bikes in the unit was bent.  We did not charge the guest.  This a million dollar home and we do inspections after every guest checks out so that we are aware of the condition of the home and to return the refundable security deposit to the departed guest. Again as noted on the Revdex.com website we have never had a complaint prior to Mr. [redacted]’s  stay and we can count on one hand the times that we have ever kept any part of a guest security deposit.

Review: We were charged a $500 damage deposit on a $400 a night [redacted]) vacation rental where we spent 10 nights from Dec. 19-29. Upon leaving, we diligently and conscientiously cleaned per their directions. Accordingly, we were stunned when we received a check for only $225 out of the $500. Mr. [redacted] et. al, in an enclosed itemization, stated that they subtracted $50 for having to move a bed back into place (true, but utterly absurd as it likely took about one minute and they had ALREADY made $4,000 off of us), $75 for "excessive" cleaning (we highly doubt this - we asked for them to substantiate this and received no response) and, most ridiculous of all, $150 for allegedly damaging a micro-fridge freezer door which WE DID NOT EVEN USE. We also asked them to document/prove this charge with dated before and after pictures and, again, they have not responded and it has now been nearly a month.Desired Settlement: We want a $375 check to add to the $225 check we are holding for a total of $600 - the extra $100 to compensate for the extra time and hassle we have taken to address these ridiculous charges. We are fully prepared to proceed further if necessary.
