Response to Complaint ID # [redacted]San Jose Manor takes great pride in our customer service. We thrive to please every resident [new and old) in all situations. It is very unfortunate that we were not given this opportunity with Mr. [redacted].our maintenance department follows a thorough procedure for preparing every vacant unit for a new occupant. If a resident has concerns, we will always go above and beyond to remecy these concerns swiftly.  We would have loved to been able to appease Mr. [redacted] by thoroughly addressing any concerns  of his, but he did not give us this opportunity."If an apartment is not available on, or within ten [10) days after,the beginning of the lease term, Owner will refund the deposit and neither Owner not Applicant will have any liability to the other on account of the lease or this deposit." These are the only terms in which the $100 holding fee is refundable, as stated on the deposit letter, which also states on the top "deposit non-refundable."We would love for Mr. [redacted] to stop by our leasing office to clear up any confusion with the deposit letter, or to address any additional concerns.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I have every intetion of moving into that palce. even thou it was rundown! I paid the depoist, then was told the move ion day. then 2 days before move in, was told I could because they have to relocate a neighbour due to water damage? Then when I tell them, fien. I wauted a day, and was able to vierw it before move in. Thier were live roaches carrying off the dead ones, water stains on the ceiling and the cabinets were hanging on by a thread! The place stink of water and cigarettes. This isn't move in condition. This complex says it lost money? You wasted my time. They fixed the outside to attract you, but its a dumb inside! I called around ad ask people about it. Those who use to live there told me of the  roach problem, and the fact that they take anyone. And the dont give money back, as old management and new, will see everything as your fault. Building like these pry on people with bad credit or low credit, and in turn , bring the neighbourhood down. I DONT LIVE WITH ROACHS! It is not my standadrd, and im sure some other despreate fool rented that place out in a mtter a days after me. The lady knew I was getting my money back and told me I was anyway. Then 5 minutes after I leave, she calls me and tells me I cant have it back. Then  I go back to talk to her, the place is closed and locked down? Whitch means i'm not the first to be pushed aside and left out. These people have no idea on how to conduct business. And if they think it was so perfect, they should try living in one. As the standards were now what was mentioned.

San Jose Manor  Apartments prides itself in great customer service. Every vacated apartment goes through a rigorous procedure to get it ready for a new occupant. A comprehensive  check­ out and check-in process is done with every resident. If anything is not acceptable to any resident the...

maintenance department remedies the concern quickly to make our residents happy.From the very beginning of our check-in, [redacted] appeared to have no intentions of moving into his reserved apartment. He refused to accept an apartment under any condition. We are very disappointed  that Mr.[redacted] did not move into his assigned apartment. San Jose lost rental income on his apartment because he failed to take his apartment and we also lost the opportunity to please another  resident.
