Complaint: [redacted] I am rejecting this response because: When I first complained it was more than degrees outsideMaintenance did turn my thermostat down to because before that maintenance call, I never set my thermostat below The thermostat READ but was SET AT Since making the report, I have requested twice now that they come back and take a look at my unitOn Saturday (2017-03-25), I was informed that maintenance doesn't work unless it's an emergencyAfter learning such information, a friend informed me that while my thermostat may be on and set to a certain temperature, the actual unit outside is not onMeaning that I basically have no A/CI then called the office back and said that it was an emergency because I have no cool airI say it was an emergency because the previous day it was nearly degrees outside and inside my apartment and the temperature inside my apartment only went down to by Saturday afternoon; also I have an infant and the unwanted indoor heat was starting to affect him as wellI called again on MonMarand was told someone would fix it; it never happenedI called again today, Mar 28, and was told someone would fix itThis was a simple request to have something fixed and they neglected to fix it Sincerely, [redacted] ***

He moved in July 13. We showed the apartment a week prior and he said everything was okay and was happy with it. Upon his move in on the 13, there were things I had noticed when going to clean the unit. There were spiders. I scheduled for pest control to come the... following day and they did spray his unit. I installed code base. Prior to that installation, our maintenance technician and Mr. [redacted] had a bunch of things against the wall. We would not touch/move any of this so we wouldn’t be liable for damages. He agreed he would move it but when we went the next day, he hadn’t moved anything. The next day I received the complaint from the BBB. Our maintenance technician too the pictures the day that he went into his unit that showed nothing against the walls, but when we went before, there was a full bedroom set there. We went over and were able to complete the code basing. Everything has been done inside of his unit.

Complaint: [redacted] I am rejecting this response because: All request made have been a back and forth track down for over a weekWhen they FINALLY did get maintenance to finish the job, it was over a week laterThe doors have still not been painted as of 8/3/as stated would be on walk thruThere is a huge whole in the kitchen under sink that still hasnt been attended toI do have pics of all issues prior to move in that are STILL hereThe office doesnt return messages or answer callsI have started to do necessary work myself and keep all receipts and documentation Sincerely, Darius ***

We had made several attempts to get inside the apartment to solve the issue, but there was a flat screen television and air mattress in the wayI contacted [redacted] myself and said we were having a hard time getting where we needed in the apartmentWe set it up a time where he could be home to move his items that were in the way, and there were no issues that time.Our technicians will not remove anything out of the way because we do not want to be held liable if anything breaksI did state to him that we were in the middle of a large renovation of our buildingsI told him we would be painting the exterior of building, new patio doors and windows, painting doors, and paving the roadI never stressed the day the doors would be painted because we were unaware when the painting job was going to startHe already has received new windows and new patio doorHe mentions a hole in the wall, he came in on Thursday August 4th about the hole in the wall under the sinkI did tell him it would take the maintenance man 24-hours for requestOur maintenance guys are not here on weekendsHe will be at his apartment today 8/I have not received a message from Mr [redacted] and as of yesterday we were out of power so I don’t know for sure if he had tried to callBefore he moved in I asked him if he liked everything and he said yesAs far as us never responding, I have spoken to him on numerous occasionsI do believe [redacted] is trying to get out of his lease [redacted] , Property Manager

Complaint #*** In response to *** ***'s complaint on Sandalwood Creek Apartments.I started at Sandalwood Creek August 11th, so I was not here for the flood, roachs, etc. I did not have one complaint from MS*** from the above date to her move out date of 12/31/2016.As
you can see from the attached items, she was charged to full paint the entire apartment at $a room at which she signed to at move in. She left multiple items in the apartment that took trips to the dumpster at $a trip. This included a large desk, several dead plants, trash, etc.MS*** was charged $to paint the unit(townhouse-levels plus ceilings and doors), and $to remove and dispose of items. Per the pictures, a bedroom door was busted and pieces of the deck damaged. I did not even charge for that. I was not rude to MS***. She came in yelling and cursing. I explained to her that most of what she was yelling about happened before me and I could not commit on what was said or not said between her and the prior staff. I did explain that although she patched a few picture holes, there were deep scratches and black marks on the walls, smoke patterns on the ceilings from what was probably candles and crayon marks on bedroom walls. All she said was kids will be kids. I did have to ask her to leave my office because she kept cursing and screaming at me.I am sorry that MS*** is unhappy, but She was only charged what was needed and what she agreed to by signing the move out damage and cleaning cost form at move in. What I said in my response is correct. This last time it was only in the 50's. We can not check Freon until it is above degrees. We shut the unit off outside so it did not burn up the fan motor. The Freon will be checked once it is above

When she first complained it was degrees out. Unless it is warmer out, they won't get a proper read on the meters. The incident she speaks of about maintturning it down to is a little incorrect. She was complaining it was to warm in the apartment and she had the thermostat
set on 77. They turned it down to

Before he moved in I asked him if he liked everything and he said yes. As far as us never responding, I have spoken to him on numerous occasions. I am rejecting this response because:
When I first complained it was more than 45 degrees outside. Maintenance did turn my thermostat down to 55 because before that maintenance call, I never set my thermostat below 65. The thermostat READ 77 but was SET AT 67. Since making the report, I have requested twice now that they come back and take a look at my unit. On Saturday (2017-03-25), I was informed that maintenance doesn't work unless it's an emergency. After learning such information, a friend informed me that while my thermostat may be on and set to a certain temperature, the actual unit outside is not on. Meaning that I basically have no A/C. I then called the office back and said that it was an emergency because I have no cool air. I say it was an emergency because the previous day it was nearly 80 degrees outside and 80 inside my apartment and the temperature inside my apartment only went down to 79 by Saturday afternoon; also I have an infant and the unwanted indoor heat was starting to affect him as well. I called again on Mon. Mar. 27 and was told someone would fix it; it never happened. I called again today, Mar 28, and was told someone would fix it. This was a simple request to have something fixed and they neglected to fix it.

The doors have still not been painted as of 8/3/16 as stated would be on walk thru. There is a huge whole in the kitchen under sink that still hasnt been attended to.
