Upon reading the complaint from Mrs ***, I would like to address some of the concerns brought up Firstly, I have attached the Standards of Practice from the inspection agency I belong to and adhere to I will be referencing items in that document in my response Also the home
inspection report for the home in question.As Mrs *** stated, there was an issue with evidence of a leak in the attic While inspecting the attic during the home inspection, the staining and the bucket were observed This is when a moisture meter was used on the area to determine if the leak was active at the time As she stated, it had not rained in quite some time and this is where it gets difficult to diagnose these areas as a home inspector in Albuquerque I was not able to lift/remove roof tiles or to remove attic insulation as this is outside of the scope of the inspection (1.1.1) The problem here was not that I missed a leak, because it would not have been possible for me to determine that this was a current issue, but that I did not document the staining and the bucket I admit that there should have been a comment made about it and I fully accept responsibility for not alerting the buyers to that fact However, nothing else in the report would have changed and I would not have called the roof or the attic out as having any sort of problems because it simply was not possible for me to know at the time.I would also like to address the other issues she brings upAll electrical outlets were checked in accordance with the InterNACHI Standards of Practice (3.7.I.J) and found to be operational As far as the appliances, both the dishwasher and microwave were tested during inspection and comments were made that there were issues with both units For a dishwasher, I run a cycle long enough to determine that the unit fills, washes, and drains properly without any leaks or other noticeable issues and because there was one, I made a note (Pg of of home inspection report) Microwaves can be damaged if run without food or drink inside so I don't typically run those, but if they are of the 'over-the-range' style, I will run the fan and check the light for proper operation Again a comment was made on page of of the home inspection report about the microwave

I do NOT accept this response from Sandia Home Inspections. The inspector, Danny W*** stated that he SHOULD have noted the bucket and stain in the report and disclosed this to my husband and I. This may have influenced our purchase of this home. At the very least it would have allowed us to have a roof company come and inspect the home and then we could have made an educated decision on our very LARGE purchase. He also COULD have gone on the roof and poured water at the location point to see if it became moist. My husband did this on day one and was able to see the leak immediately and easily. In regards to the microwave, MrW*** also could have easily used a glass of water in the microwave when he noted that only the fan was non-working but stated that the microwave was fine. This was an easy diagnosis. The electrician that we had to hire also found that the outlet had no power in the laundry room due to the previous owner disconnecting it for a new power source. It would have been nice to know that we had no option to use a in that room. When our hired electrician investigated this further, he found that there were wires that were disconnected in our breaker panel and this panel should not passed inspection anyway due to open wires in the box and a WRONG breaker switch. This is in addition to the non-working outlets on our patio that are STILL non-functioning-I'm not sure how these passed inspection either. (I can provide an invoice from our electrician if needed)I feel that this inspector rushed through our inspection and MrW*** could have/should have done things and the company SHOULD be responsible for what their employees fail to note. A home purchase is a BIG purchase and not one to be made lightly. When you PAY for an inspection, you TRUST (and trust should be important aspect in their business) that their findings are accurate. When I hire a company, I trust that they are going to look out for their consumer and use their best practices and I do not feel that that was done in this case.

I'm sorry... I didn't know what to do next after my last response.  This is the first time I've ever had a complaint since the business was started.  I understand the trouble the [redacted]'s had after the inspection and that is not the way I would like the company to be thought of and obviously not the way we do business.  I am more than willing to refund the cost of the inspection and will have a check in the mail tomorrow.
