This letter is in response to your complaint filed with the Revdex.comI appreciate the opportunity to address your concerns and answer the questions you have posed.I have researched your account history and spoken with MrS [redacted] in regards to your account statusUpon review it was determined that the Bank received a check via mail from you in the amount of $on March 10,which was the agreed upon amount to be paid during your conversation with MrS [redacted] on February 16, The check was processed and the remaining $in extended overdraft fees that had accrued was waivedI have enclosed a copy of the Final Statement dated January 30, showing the closing balance of -$Having paid the agreed amount of $there are no additional monies owed for this account and the Bank did not report you to [redacted] .Being that the account was already closed at the time of your first contact with MrS [redacted] there was no discussion of reopening the account once the negative balance was paid therefore the account will remain closed.The negative balance that appeared on the online banking profile reflected the closing account balance as of January 30, and access has now been removed due to the account being closed.Both MrS [redacted] and I have attempted to contact you by phone, MrS [redacted] on 4/and I on 4/28, at the number provided but have not been able to leave a voicemail as the mailbox is full.If you have any questions you may contact me directly at ###-###-####.Sincerely,Wendy D [redacted] Client Advocate

the cash deposit made on 10/17/at approximately 5:pm, Sandy Spring Bank's availability policy, as disclosed in our Deposit ACCount Booklet, states that deposits made after the business day cutoff of 3:00pm will be considered made on the following business dayIn this instance funds would have been available to pay items being presented on 10/18/The ACH withdrawal from *** *** was debited on the business day of 10/17/Signage is also posted at teller stations and our ATMs stating the availability policyPlease see page 15, section H in the enclosed Deposit Account BookletWhile the fee incurred on the account is accurate, we have refunded the overdraft fee of $37.00.In reference to the ability to transfer funds within our online banking system Bankxpress, there was an error in allowing the transfer of funds to be made with cash deposited after the business day cutoffDue to this error we have refunded the overdraft fees (2x$37,00=$74.00) associated with the transfers of $and $16.01.I attempted to reach you at the number on file on 10/26/leaving a voicemail at 5:35pm.If you would like to further discuss this matter or have any questions please contact me directly at ###-###-####, ext ***.Sincerely,Wendy D***Client Advocate

determined that the Bank received a check via mail from you in the amount of $57.96 on March 10,2017 which was the agreed upon amount to be paid during your conversation with Mr. S[redacted] on February 16, 2017. The check was processed and the remaining $60.00 in extended overdraft fees that had accrued was waived. I have enclosed a copy of the Final Statement dated January 30, 2017 showing the closing balance of -$117.96. I am rejecting this response because:What evidence can Sandy Spring Bank provide which supports their rebuttal? I have provided many supporting documents which highlights all the of delays by Sandy Spring representatives due to their poor customer service, lies, and incompetence. The waiver of the second rate lock fee was in response to Sandy Spring openly admitting to their part in delaying the process. Sandy Spring waited 30 days before forwarding my loan subordination documents to DCHD. Sandy Spring did not provide closing documents within 3 days of closing. Representative Guy Silas reached out to me AFTER  I rejected Sandy Spring’s response to my complaint in which I noted their failure to respond to my complaint. Sandy Spring continues to tell untruths and deny their wrong doings. I will make everyone aware of Sandy Spring’s poor business practices.

This letter addresses your August 28, 2017 email to [redacted] requesting Sandy Spring Bank's (the Bank) position relative to the complaint filed against the Bank by [redacted]. I feel compelled to preface my response with the fact that I do not intend to address emotional hyperbole employed by...

the complainant while describing his situation and my client vehemently denies all allegations in [redacted]'s complaint,On August 2, 2017, the Bank received a check in the amount of $1430.00 for [redacted]'s August loan payment; which was "short"$52.02. [redacted]'s fully amortized monthly payment amount is $1482.02. In accordance with industry practice, a partial mortgage payment is not credited to the monthly mortgage account. The Bank puts the money into a suspense account until either 1) the Bank receives instructions from the client on how to post the payment or 2) we receive the balance of the monthly payment.On August 16, 2017 an auto-generated form letter was sent to [redacted] (copy enclosed) advising that his loan account was past due. On August 17, 2017, Lisa P[redacted] of the Bank's Asset Quality Department left a message on [redacted]'s voice mail to advise that the August payment was short and to contact the Bank to discuss the matter. On August 21, 2017, [redacted] returned Ms. H[redacted]' call and left her a message to call him back after 5:30. Ms. H[redacted] returned [redacted]'s call and got his voice mail. On August 22, 2017, another letter (copy enclosed) was sent to [redacted] advising that his account remained past due and to contact the Bank to discuss. On August 24, Ms. H[redacted] called [redacted] and left another message advising him that his August 1, 2017 payment was short and the situation needed to be addressed by him. To date, the Bank continues to hold the $1430,00 in a suspense account awaiting [redacted]'s directions. Likewise, his September 1, 2017 mortgage payment is due.[redacted]'s payment history (copy enclosed) indicates that since loan inception in 2012, [redacted] has been 15 days late three times and 30 days late once. The credit reporting agencies are not notified by the Bank until a payment is more than 30 days late. The only time the Bank has notified the credit reporting agencies was in August 2016, when [redacted]'s payment was 30 days late.Foreclosure proceedings have never been initiated on [redacted]'s loan account and the Bank has not been harassing [redacted], we merely have been calling him to advise that his August payment was short and to discuss possible solutions to resolve the shortage. To date he has ignored our phone calls and entreaties.I am enclosing the documentation you requested.
