Complainant and two other parties entered into a contractual lease with Haselhorst Properties for months This lease spells out that no pets are allowed on property Resident would have also signed an additional document spelling out that no pets are allowed on property Resident by her own statement said she had a cat on the property and removed it Lease calls out for an additional $month pet fee for having an unauthorized pet on property retroactive to start of lease regardless of when said pet is found on property Resident account was billed the appropriate fee Please note at move out numerous cat items were found including a littler box full of fesses, empty litter boxes and cat toys as well as a lot of cat hair on carpeted stepsIn regards to service request residents had request for service in the months wile they lived there of these were respond to and completed same day, took days and the last took days All service request show a statue of "closed" in our system with service notes on what was completed.Residents are allowed to report service request in person in our office, call them in , or report them their selves on their tenant portal When reported on the portal the residents authorities our maintenance team members to enter the structure The lease document itself authorities our company to show the unit prospective new residents days prior to the lease expiration if the current resident decides not to renewWe reach out to the residents as a courtesy to let them know the date and time of a showing With multiple roommates, we find it that one of the may have not informed the others about a possible showing appointment.Resident when moved out had total charges of $3,to their account (including in unpaid rent) The total charges include damage to the unit and removal and haul off (dump truck pounds) of trash and any charges needed to restore the unit to the same condition it was when they leased it Resident received a full list of itemized move out charges on their security deposit disposition statement Although notified, resident was not at the move out inspection with our company representative Once resident did not make her account current within days of receiving their Move out statement and bill, the account was forwarded to twin oaks for recovery and additional fees will apply If account remains unpaid, Twin Oaks will file suit for full recovery in Greene county courts.Haselhorst Properties strives to satisfy all residentsWe routinely deal with hundreds of residents and some times, there are a few that are not able to satisfy We have a strong background screening process but sometimes residents do damage the property or do not follow the terms of the lease Unfortunately this seems to be the case here I wish the complaint would have been present for her inspection but she refused, probable knowing how they left the structure This is a valid debt and twin oaks will be perusing collections from all the responsible parties and guarantors involved Thank You [redacted]
