In regards to [redacted] claims that her dealings with Savage Walker Realty have been dishonest, these claims are unfounded to say the least In regards to said property referred to as “Sun City Property”, we were informed by a friend of the tenant’s that the tenant had passed away This was not a relative, and this person did not have at the time anything that would allow us to believe that the tenant did in fact pass away or that she had legal authority to speak on the tenants behalf This of course is not a simple situation, and as a property management company; we must by abide by the laws set forth in Arizona, with proper notices filed, and proper paperwork received in order to gain access to the Sun City property Unfortunately, [redacted] did not want us to abide by these laws, which do take timeWith respect to the tenant who passed away, we by law cannot just walk into the property and start throwing items out or making repairs, which is what [redacted] would have liked us to have done [redacted] is very unethical when it comes to management of her properties For this simple reason, [redacted] did not have a cause (A on management agreement) to terminate the contractTherefore, in all rightful manners, [redacted] should owe the management fees up until the end of the contract (08/01/14), plus any additional fees which are state on the contract, (B, C, D and E on management agreement) including, but not limited to: meeting contractors at the property to set up work, determine what did need to be done to the property We were in fact doing as requested and had meetings set up with vendors at the time [redacted] mailed in a day notice Due to [redacted] impatience and disrespect to Savage Walker Realty and to the tenant, the quarterly management fee that was paid in January for January through March ($210) was not feasible to refundIn fact, there should have been additional charges as stated above for our time already spent on the property, however; we decided to let [redacted] out of her contact early, and we would keep those repaid charges [redacted] owes us for other bills as well, to which she has refused to pay per the contractThe overall total due to Savage Walker Realty is $1,which is outlined on the attached documents in Exhibit A, if we were to follow the letter of the law of the contract.In regards to [redacted] ’s claim that “she terminated the contract for all three properties” gives further cause why [redacted] is dishonest [redacted] assumed that we canceled those other two properties, however [redacted] did not respond to Savage Walker Realty stating that if we continue to manage those properties that her rate per month would increase, as she no longer had us managing three properties We would have gladly continued to manage those two “Avondale” properties [redacted] assumed that we canceled them, when in fact; it states that since [redacted] did not respond to us, we assumed that she canceled the two Avondale properties herself, again without notice [redacted] makes and has made many assumptions based on what she feels is an emotional response to her This all may very well be a communication issue, which is exactly why we request that everything be in writing via emailAgain, [redacted] did not like this aspect of our relationship, because there very well would have been a clear trail of unethical behavior on [redacted] ’s partThe fact that [redacted] admits to showing our contract to several other management companies, is again more proof of [redacted] ’s unethical behavior That contract is/was between Savage Walker Realty and [redacted] and should have been kept that way.We as a company do not go around making accusations against someone and/or showing documentation that is between [redacted] and Savage Walker Realty to other management companiesThis is clearly a defamation of character that [redacted] is trying to harm not only our reputation as a company, but individual slander to the owner of Savage Walker Realty.Again, we allowed [redacted] to leave her contract seven months early; we never agreed to refund any money to [redacted] The request for that refund is denied Again, there was no just cause for her to break the contract.At this time we are requesting [redacted] to retract her unfounded claim from the Revdex.com, immediately stop showing and discussing our property management agreement with any and all third parties, and pay what is due for the Sun City property that we paid out of pocket (re-key, water and electric - $143.18) Then this will conclude this issue If [redacted] does not do the above mentioned items, then Savage Walker Realty will send [redacted] to a collection agency for the full amount due per the contract for a total of $1, We are being more than reasonable with letting [redacted] out of the contract with all properties early, without cause; all we want is the $for the expenses that we paid out of pocket, and we will forgo all other charges to make this matter go away.Sincerely,Savage Walker Realty

Sarah S [redacted] has been nothing short of amazingWe listed withDifferent realtor prior to hiring Sarah, and the different was like night and dayWe went to maybe or showing a month to or weekShe came in, staged our home (even though we still lived in it) and took fabulous photos and in no time we had offers coming in left and right! Not only an amazing realtor but an even more amazing personShe truly has you and your families best interest at heart!

This is the best realty company and agents to useThey are fast, efficient and super friendlyWithout their help, we would not have stood a chance at getting our dream home as cheap as we did and as quickThis company was also our former landlord/management company and they were awesome! They have the utmost level of professionalism and make sure even the little things that make a huge difference are taken care of right awayWe recommended them to others and they also have used them and we're pleased! You can't go wrong! They are the best!

The savage walker team had been my go to real estate firm from buying my home to serving as my property manager for many years Sarah is a consummate professional and her staff provide excellent customer service always! I recommend her to anyone looking for a high quality, superior customer advocates and agents that make sure my needs are met and always wjth a smile!!

Ms s*** is the best landlord I have ever had!she and her staff were always available to handle any emergency that came up concerning the property nights and hoidays it did not matter, and the problem was taken care of immediately.Ms.S*** took a chance on me (i had no rental references)because of her I was able to purchase my own home! I rented from Ms.S*** for almost 6years I will glady refer her agency to any onr looking for a home,

I have moved on to a better management company. Just getting a simple response to my complaint took months and the response does not address the management fees that where taken in advance and not returned as they should have been.

Absolutely outrageous. Their lease agreement is illegal. They won't fix anything especially health violations. We have. Given them plenty of time and a 5 day list to be fixed and they completely ignored us. They said they never received it even though the tracking number said it was delivered. They only focus on things that won't help you. They are an awful, horrible company. Stay far away. [redacted] in particular. She is terrible with costumer service or just no compassion for your pleas to live in a safe environment for your family. She only wants your money. Yes she is running a business but not one that is truthful. They never disclosed cockroach infestation in the property. There was so much feces everywhere our children became ill within a week. They never even responded to our problems.

In response to this customer’s complaint there was no way to properly explain to the customer that she has a termination fee due when cancelling. She was allowed to cancel with proper notice and then didn’t understand why there were fees involved in cancelling. This customer had requested special...

trips to her property and requested estimates from several vendors with no intention of continuing services thus wasting time, numerous phone calls, emails and gas. The customer many times was confused why there are costs involved with any repair or special requests. We had over the years had communication problems and as the customer explains she had a business decision to make on one her properties so did we on her other two properties she still wanted us to manage. It was not cost effective to manage any properties for this customer as her requests for our services exceeded reasonable expectations. The customer still has not paid the final balance owed to us to date for utilities of the customer’s property. We did need written permission to provide services above what our contract called for and knowing the history of this customer having numerous communication issued previously we preferred written permission via email. When cancelling a contract it is standard practice to charge a reasonable fee for termination which is all we did.

The team at Savage-Walker Realty has managed my rental homes since 2011. They are always very responsive and great to work with. They've done an amazing job working with our tenants, and it shows that they care for each owner and tenant. I could never imagine managing my own properties.

I highly recommend Savage-Walker Realty. They are extremely knowledgeable and professional. I feel confident giving my business to them and will do so whenever possible in the future!

Horrible. Takes forever to fix anything. Rude and unprofessional. Never return calls. Just stay away. It's not worth the aggravation.

I have few investment properties and Savage-Walker Realty is by far the most professional and provide the best service. Sarah is very responsive to questions and requests and always provided sound advice with regard to leases and what to fix in the house. She even looked for used washing machine and dryer to go with my house and did not charge me for that :). Sarah is also very aware to the tenant needs and is fare also to the tenant. In her advice, she took into account their needs so I can reach the best decision and know what to expect.

My wife and I have used Savage Walker Realty to manage our rental for the past several years. We tried managing it on our own and found it a pain in the A when a tenant wouldn't leave so Sarah and her team were hired. Sarah and her legal team had the tenants out almost immediately. It is also nice to not have to worry about finding new tenants, getting docs signed, collecting rent etc... SWR takes care of it all. They also have a great handyman available for a reasonable fee. Sarah is always easy to contact and can answer any questions I have. We highly recommend.
