Ut Collins Property LLC purchased this building on January 7, Previous Owner warranted the bldgto have no existing violations or problems and certainly didn't tell us about issues of electrical in her unit We did have a professional inspection completed during buyers due diligence period and not only did they find no issues with the electrical, but also tenant didn't indicate to the inspector of the issues she supposedly was having She also says she has copies of requests to our office for maintenance Based on all the other lies she has told and we have them documented, I find this hard to believe She could have wrote those up after the fact We have attended to every work order request and we never received anything from her We would never put a tenant in harms way if we knew about an electrical issue First lie she tells me is that her boyfriend is on the lease and when I sent her a copy of her lease she accuses me of whiting out his name and me forging her signature.....absolutely not true Also when we take over any bldgwe ask tenants to fill out a new profile form so we have current information on the tenant As you can see in the attachments her name is the only one on there Also she notes children which the City of [redacted] said she is over the legal occupancy in her unit and they would be happy to provide documentation if needed When the fire happened, we were very apathetic to her situation and immediately gave her a check for to at least buys some clothes for her children The [redacted] also gave her a c***it card with an undisclosed amount of money to get back on her feet The [redacted] put them up for the first night and the following day I gave her a brand new rehabbed unit partially furnished We gave them Sofa, TV, Coffee tables, beds, lamps, kitchen table and chairs, pots, pans and appliances But I end up finding out that she didn't like what we provided and she put something on social media setting up a fund for her family By the way she didn't carry renters insurance She was so ungrateful that she asked to return the generous items we provided During the fire her dog and cat perished When we bought the bldgwe inherited some animals which were all registered with our office In January we set our an announcement that #says no more dogs In February we put out a new set of rules and regulations which said absolutely no more animals She called us on March 18th to see if she could have a new dog and we said no She went ahead and got one anyway The owner said due to circumstances "let her have the dog" Copy of our policies attached Immediately within days she started posting nasty things and lies about us all over social media Several [redacted] statements were brought in by other tenants showing us what she was saying about us We decided not to fight fire with fire, but since her lease had expired we opted to not renew it And now she has not paid her April rent which she indicates we refused, however she never brought it in On Monday April 18, she called the [redacted] Bldg Department to come inspect her new unit to see if any electrical issues Attached is their findings Not only was there no findings on our part but they indicated that her unit was in less than sanitary conditions Someone should really advise a child agency of the conditions her children live in On Monday April 18, the [redacted] Fire Department sent us a print out which is attached on the fire First off the Fire Department on the day of the fire verbally said "we have heard different stories from her on how the fire started" The report does indicate that they believe either failure of a lap top or cellphone laying on her sons bed and or the electrical caused the fire that started on her sons bed So it is inconclusive that it was the bldgs' electrical Lastly she sent me a text saying that she spoke to the previous owner Irshad A [redacted] and she said that he told her that he told us about the electrical issues in her unit When she probably didn't realize that I have of Mr A***'s other apartment bldgsfor sale so I called him about this Not only did he say he had not talked to her since ownership transfer, but that he didn't know anything about issues with her electrical He also advised me to call the [redacted] Police because her old unit was under surveillance for drug sales When I called the Police Department to advise them of the unit she moved to, immediately when I said [redacted] they said "Oh unit [redacted] at [redacted] " So they obviously knew who she was Now I called the police department for those records but they said surveillance records are not public record So I have no actual proof or documentation just going by what I was toldHere attached are items to support the above: Announcement letter sent told her, you have an owner that has bent over backwards for you and you should be grateful I wanted to note that if the [redacted] Fire Department felt our electrical was in violation they would not need [redacted] to ask them to testify, they would have issued us immediately a violation to have all our electrical inspectedIf you need any other information please don't hesitate to all me Honestly
