The Sub-contractor originally assigned to [redacted] project left our company, we never abandoned the project The Sub-contractor that [redacted] speaks of is actually a Sub-contractor sent by Skilled Services of San Antonio to complete the work The Sub contractor did complete the workOn March 14th [redacted] *** met with [redacted] , [redacted] was dissatisfied with work done on his shower by the previous sub-contractor Mr*** offered to look at his shower and see what was needed to correct the problem but [redacted] refused and requested we refund the $previously paid We have done as [redacted] requested and refunded the $to him since we could not reach a relolution

Skilled Remodeling Services of SA was contracted on 5-5-by Mr& Mrs [redacted] , with the very best of intentions and a contract used by S R S for over yrs, agreed upon by all parties, broken down into four equal paymentsThe exterior of the house was started first due to the fact Mrs [redacted] were not ready to start inside & weather was clear through the next weekEveryone agreedCarpentry, paint & caulking was performed on the rear of her house to match the other sides of their house per industry standardsAfter much heated insistency, SRS agreed to conform to her Home Inspection Report request to conform to his standards All tradesmen on this job received exactly what SRS agreed to pay unless they did not finish the scope of work that SRS insisted uponThe Painter left the job unfinished due to Mrs [redacted] ’s, loud, verbal criticism / attack of other tradesmen in the painter’s presenceSeveral crews witnessed numerous, unexpected, vulgar outbursts due to rules put into place like If you arrive after 9AM, turn around and leave, No work to be performed after 4:PM, No work on Saturdays, unexpected days that were scheduled would be deemed No work days as we arrived at 8:AMTheir out of town anniversary celebration fell on a Wednesday / Thursday, We were to report early Friday AM but not all day or Saturday, Another week was a No work week due to her sons health, we understood and gave her the weekEvery delay caused SRS to relocate to another job which in many ***s took more days than the one, two or weeks time she had asked us not to workExplanations were offered with very little understanding forthcomingHomeowners were advised, existing deck was in very poor condition but replacement was not in their budget so repair only was agreed uponDeck previously stained or sealed with oil based products must be restained or resealed with like productsIt was determined that this desk had been previously painted with a water based paint product so the only product that would cover up the age of deck, wear & tear would be more water based paint product which Mrs [redacted] took issue with thisHomeowners both had previously stated, just repair only since they intended to replace deck completely for new design within the next few years.The interior painting of most all rooms was to be a process of different from existing color & sheen with accents in most all roomsNo ProblemAfter the first coats were applied to soak into the walls, another coat would be neededMrs [redacted] insisted on T V they only needed one coat, when we tried our best to convince her another coat was on its way, from that point on all painters were considered substandard work.Mrs [redacted] ’s front door was damaged so SRS asked her to select a new, paid in full by SRS, leaded glass door from The Front DoorWe delivered this beautiful, expensive door and was dismissed before it could be stained & installed.Laminate flooring with its own glued on padding, selected by Mrs [redacted] from a reputable company, Pro Source Flooring of San Antonio is a beautiful match to her paint color selections and her very old, very heavy pianoSRS informed her that her piano was too heavy for any free floating floor, she did not agree.Once installed the piano dented the flooring due to excessive weight and very small, wooden rollersImmediately Mrs [redacted] yelled, SRS installed the card board boxes the laminate came in as pad material between concrete & laminate flooring, SRS guaranteed NO cardboard was used and to prove our point, we agreed to replace that area of flooring damaged by heavy piano under warrantyAgain after much heated discussion on her part, SRS agreed to replace the affected area a second time insisting the piano would do the same thing , even with two furniture dollies to disperse theweight, there was less damage yet still denting from the weight of the pianoBy the way, NO Cardboard boxes were found to be used as padding between concrete & laminate flooringFor the rest of that day Mrs [redacted] never once said another word to us, spent afternoon in her bedroom with door closed.In a sincere effort to finish this project, even amongst, still, vulgar, verbal, personal threats to destroy SRS, We continuedThe third check mentioned in the complaint was paid directly to vendors, such as, Artistic Countertops, Ferguson Plumbing, master plumber, master electrician, carpenters & painters to demo & install new quartz countertops, all new plumbing, install all new appliancesAppliances that Mrs [redacted] was eager let me pay for to receive an extra discount due to my Contractor Card StatusIn their defense, Mr [redacted] did write a personal reimbursement check within the next few days.I agree, I heart felt compassion after meeting Caleb, their son but I definitely, did not play on her situation with her handicapped son! Although I have never had the opportunity to raise a special needs child, My wife & I are the proud grandparents of a year old, down syndrome granddaughter, a beautiful, child of God with special insight and abilities to make everyone in the room forget their stressful lives and laugh out loud with Love in their heartThis special child has kept parents together when it seemed the road was heavy ladenShe has two older brothers that just adore her and parents & grandparents who support her development thru the Buddy Walk her in San AntonioWe pray for the [redacted] family to receive the strength, guidance & direction of our Lord & Savior, to put HIM first in their heart, May their life be blessed with Gods own Peace.Constant Homeowner generated delays, Homeowner selection changes, endless berating of tradesmen who refused to return to such a negative environment, everyday micro management of every single workman, inability to see past the process to the finished product caused SRS to accept the fact, after speaking with Mr [redacted] about absolute transparency, that this project would never end and NO Way would we ever make them happyWe invested way more than what we received and We left them with over $ 10,uncollected dollars to finish their project

Mrs [redacted] , [redacted] here, I am very sorry & apologize for work not completed as we discussed months agoThe last conversation before I dismissed [redacted] was that all was done & You were happyThat is obviously not accurateAs always, I am still committed to the mutually agreed upon punch list completionBefore the Revdex.com notification, I was under the impression all was completed S R S has, over the last days, intentionally made several changes to correct issues just like yoursSupervision of work in progress was the 1st item addressed, 2nd item was Office management, finally additional crews w/ verified levels of experience My offer to you is to meet one more time with myself & lead superintendent, [redacted] , who has been with me for several years , define the scope of punch list work to be completed, set a mutually agreed upon time to perform said items, define a time line for completion to the goal of your Home completely finished & you pleased with the workI look forward to your response to this email and speedy resolution to this matter, Thank You, [redacted] ***

I am rejecting this response because:The letter from SRS dated 10/31/continues to misstate the facts of this ***, as noted below and the Revdex.com is not going to force him into binding arbitration to correct this problem, even though SRS, had it a legitimate ***, would agree to binding arbitration For that reason, we are not going to waste more precious time on this situation, and our response is short:The floor inspection report already on file establishes that the CoreTech Plus flooring was improperly installedAccording to Atlas Floors, the damage by the piano was done due to the improper installation, they are installing my new floor according to manufacturer's instructions, and have not mentioned the piano as any issue of concernI want to add that the price of the new floor will cost less than SRS charged to carelessly skip crucial preparation steps and throw down the floor(That includes tearing up the mess SRS created).We are confident that the unethical, deceptive business practices of SRS come to lightWe have a successful business (www.edlawethics.com) that focuses on educator ethics, and can say that SRS businesses practices are highly unethical and boldly deceptive.Thus, we are asking SRS to submit to binding arbitration.Regards,*** ***

Dear Ms***: Please be advised that I represent Skilled Remodeling Services of San Antonio in this matterThis letter is to serve as a response to the Mrand Mrs***'s October 3, response. Despite Mrand Mrs***'s (hereinafter "The Homeowners") continued claims to the contrary, damage to their floor was not caused by Skilled Remodeling Services of San Antonio (hereinafter "SRS") or any of their tradesmen or subcontractorsAny damage to the floor was caused by the HomeownersIt was their decision to relocate the piano to the new floor after the flooring has been laidThis decision was contradictory to the advice given by SRSThe floor chosen by the Homeowners and installed by SRS was a free-floating floorThe piano's weight, combined with the design of its rollers, made it inappropriate for any free-floating floorSRS advised the Homeowners that this would be a problem, and that a piano of that design, size, and weight would damage the floorNonetheless, the Homeowners elected to ignore this advice and placed the piano on the floorAs SRS warned and expected, the piano damaged the floor, creating dents. SRS agreed to replace the damaged area of the floor one more time, under warranty, and did soAfter the floor was replaced, the Homeowners were again told that the piano could not be placed on the floor because it would again cause damageSRS told the Homeowners that even with devices designed to disperse the weight, that the piano would damage the floorOnce again, this advice was ignored, the piano was placed on the floor, and the floor was damaged by the weight of the piano. Because any damage to the floor was exclusively caused by the actions and decisions of the Homeowners, SRS is not willing to replace the floor or to pay the Homeowners to have the floor replaced. Additionally, most of the delays in this project were caused by the HomeownersThe constant generated delays were caused by the the Homeowners frequently changing their schedules and demandsDue to the Homeowners' arbitrary and ever shifting schedule requirements, subcontractors and tradesmen were often not allowed on the property at previously agreed upon timesThese schedule restrictions also made it difficult to schedule workers at all, and made it impossible to keep to the previously agreed upon scheduleOn several occasions the homeowners changed their previous selections for materials and designsThis further delayed the projectThe Homeowners also micro-managed and verbally berated workmen, which led some workmen to refuse to return to the home, causing more delaysThese delays, insisted on or otherwise caused by the Homeowners, also forced SRS to relocate to other jobs, further delaying this project. Good Morning, To Whom it May Concern, Complaint pertaining to *** *** *** *** *** ***, Mrs *** *** per complaint, contract was signed on 12-11-for a room additionJust before Christmas, on 12-18-15, I had a heart attack, triple bypass and replacement of aortic
valveThe *** were notified by S R S Office Manger & were very understanding with project waiting a month or so to be started and rain was also a reason not to start as originally scheduledAs my strength returned, I contacted the Homeowners & scheduled the work to start mid February, Everyone was pleased, During our start the Homeowners took a long vacation & asked that we wait till their return to continue the work, We agreed As the job continued, again weather was extremely unpredictable and on non rainy days Homeowners would send workers away so no mud was tracked onto new concrete With all the delays, My lead carpenter & crew moved to Austin, felt they could not continue & were loosing money with unproductive tripsI changed My Project Manager to a highly experienced & recommended, yr old individual, unfortunately could NOT fit into our work ethics & practices, turned out his experience was in commercial, Not residential. As most larger remodels go, unforeseen issues arise and Homeowners did not agree until many conversations later with countless professionals trying to explain City of San Antonio Code Compliance Laws pertaining upgrades to utilities As of this date, Job is completed per contract, We are waiting patiently for a mutually agreed upon date to perform final walk thru & punch list if necessary, City of S A final inspection will be performed after this meeting, Homeowners will receive their Notarized, Release of Lien Affidavit & year warranty will be enforced from that date on As for me, I am so grateful to be alive & have quality crews & supervision to perform so much of this & many other jobs while I was out of commissionMy doctor will release me in approximately days for full dutyThanks again for helping me understand my responsibilities with your request for information and your patience / understanding, Have a Blessed Day, ** *** Skilled Remodeling Services Office - *** Fax - *** *** SrEstimator: ** *** *** *** *** *** *** *** Have a GREAT day!

The rain gutters on the house prior to room addition were old and did not fit new room addition dimensions We are happy to put up new ones at homeowners request Upon inspection, electrical panel was outdated according to city of San Antonio Code Compliance This means the city would not allow us to connect to outdated equipment Skilled Remodeling Services provided an electrician to negotiate directly with homeowner about improvements to electric panel to meet San Antonio Code Compliance Homeowner did contract MAC Electric on his own to upgrade panel to meet code compliance Skilled Remodeling Services did not profit in any way from this transaction *** *** *** *** *** ** ***

I am rejecting this response because: The electrical contractor did the work for the remodeling company under their direction, we paid the additional funds for the electrical panel ; we can go round and round, however the remodeling company should know the city regulations that new electrical panels cannot be installed in closets; we rely on their expertise to gudie homeowners; the electrical panel was placed in the closet and then when the inspector gave contractor a uncompliance  card they just torn into the other side of the closet wall and put the new electrical panel in the bedroom. We did not contact electrical contractor they were already working for remodeler.  Big eyshore.Furthermore; during the last rains, we had a family member go into the attic while it was raining and he noted that water was seeping in thru the new roof.  Remember roofers were working at 10:00pm on the roof until we finally had to ask them to leave.  Plus the floor it is not leveled it has an incline which is very visible; and it feels like your going downhill.  The quality of work was null.  As homeowners we expect the remodelers to have the expertise to know city regulations and provide homeowners guidance,  work is not acceptable.

This is fair because we took on the expense of hiring a floor inspection. This report gives Mr. [redacted] the necessary documentation to recoup his costs from his subcontractor. Fair. Easy. If Mr. [redacted] hires licensed subcontractors as his website contends, this is a slam dunk. If not, deceptive trade practices by this company need to be stopped. This this all we want.  The demand letter from Mr. [redacted]’s attorney is a non-issue because he is not entitled to receive payment on work that he did not complete, and it proves that he abandoned the project rather than working toward a fair settlement with us. If you look at the spreadsheet of completed work, you can easily see that Mr. [redacted] has not completed work proportionate to our payments, and is in fact in breach of contract by not finishing the work on the date agreed to by both parties.  I guess the question is why does Mr. [redacted] choose to abandon the project and call the attorney when he is in clear violation of the contract, and has been paid more money without the work being done? Rather than spending hours typing a response to that question, we are going to ask that you look at the documentation we have provided.  It proves that we actually deserve more than a new floor from Mr. [redacted],( repairs to our electrical outlets and other documented damages to our home brought on by this company) but we are willing to settle for that to have this experience over and done. Lesson learned.   We look forward to a swift resolution. We are attaching documentation via fax, as your website will not take pdfs. In response of the [redacted]’s most recent response, There is obviously more than one version of the facts. We fully understand and respect a husband standing up for his spouse as most men would. Unfortunately, Mr. [redacted] was NOT always present and especially during the worst of the outbursts.   Mr. & Mrs. [redacted] and Ed [redacted] were all three together, one Monday morning, at their dining table offering cabinet credits she had requested, the day he asked her, “What do you want to do Honey? “, “Do we continue with SRS or move on to another contractor?” Her response, “I want to do what ever it take to destroy this man and his company.” It was difficult to hear these comments coming from across the table but I sat their patiently waiting for a decision, ready to accept whatever it may be to resolve & complete this project. The decision was to continue.   We find it odd that that the [redacted]s would solicit comments from the very trades people they insisted were sub standard in the performance of their work and demanded to never bring back into their house ever again. If their work was not up to standards as the first paint crew and the individual that damaged their front door beyond repair, he misrepresented SRS and had excuses I later found out were not the truth. Yes, he was terminated & of course he did not agree with this action and may well not have nice things to say about SRS yet he was paid in full for work performed well and another crew approved by Mrs. [redacted] was hired to repaint work in question    Mrs. [redacted] even emailed us an entire Angie’s List advertisement implying this was the answer to finding quality people which we found not to been the [redacted] many times in the past.   Many of the tradesmen from this project have been with SRS for years and are very happy.

While we acknowledge receipt of the reimbursement check… due to the mendacious nature of the business’s comments we feel obliged to respond.
Prior to submitting our own complaint, we reviewed similar complaints regarding this business filed with the Revdex.com, Yelp and others. We found that these complainants had similar experiences. Particularly as relates to “subcontractors”. We also found the business’s comments equally mendacious and rife with prevarication and evasion.
We note that the dialogue between the complainant and the business was rather protracted. We decline to engage in a recursive dialogue on the Bureau’s web site.
The business cites an alleged meeting of 3/14/2018. No such meeting took place.

The business’s representative delivered the reimbursement check on 3/14/2018 after contravening our instructions to submit it by mail. Upon delivering the check, the business’s representative obsequiously implored us to withdraw our Revdex.com complaint. This is the only refusal which took place.
It is more plausible that, given the choices between censure, subrogation, litigation and reimbursement, the business chose the path of least resistance.
In closing, we wish to thank the Revdex.com for their assistance in resolving this issue with a recalcitrant business.
We additionally wish to thank our homeowner’s insurance company for their support, HomeAdvisor for their referral to a competent contractor, the contractor who completed the abandoned work, and the four foundation professionals cited in our original certified mailings to the business.
In consonance with Revdex.com’s policy on avoiding personally identifiable information (PII) we have not named them here but they have received copies of the original certified mailings and related information.
We again thank the Revdex.com for their assistance and having received the reimbursement by the specified deadline and having an opportunity to respond to the mendacious comments we consider the matter concluded.
