During the sales process, the homeowner made several changes to the original plansThe main change was a reduction of two feet on the rear side of the homeThis resulted in square footage differences in several roomsThe square footage of the entire home was not recalculated until recentlyOn February 7, 2014, we issued the homeowner a credit change order in the amount of $14, Please review this information and let me know if you have any further questions

I have reviewed this job with our General Manager who has been in constant contact with Mr***The preconstruction meeting was held in JulyMr [redacted] continued to make changes to the plans, which is fine except it does slow down the processAll changes must be made and homeowner must secure financing before we can obtain engineering and submit for our building permits, Based on lot conditions, Mr [redacted] decided to pay cash for the home instead of finance the homeOnce all of these changes were secured, Schumacher Homes submitted for the engineering and permitsThe permits were recently granted and we are ready to begin construction Please review this information and let me know if you have any further questions

Our General Manager [redacted] and Builder [redacted] have been in contact with Mr [redacted] They have been providing him with the construction scheduleMost recently they have offered to meet Mr [redacted] at the home to review all of his concernThey are waiting on his response to the meeting As I agreed to in my previous email, Schumacher Homes will provide compensation at the end of constructionThis agreement continues and will be provided at closing

This resolution is acceptablePlease make no mistake, we certainly do not dispute the quality of the workmanship of the homeIt is indeed, very well-builtI do appreciate tha [redacted] and [redacted] have both struggled with various sub-contractors following through as they've been hired to doIt is unfortunate that many of these sub-contractors do not at all value the timeframe that Schumacher purportedly sets forth with them As both gentlemen will tell you, construction on the house completely halted on at least two separate occasions for a period (each time) of 1/to weeks due to sub-contractors who failed to report to the job site as scheduledUnfortunately, having been contracted by Schumacher, the carelessness of those sub-contractors casts a negative light on SchumacherCertainly, days when there is little to no construction activity during a new build are understandable, and to be expectedWeeks of inactivity would frustrate even the most seasoned new-construction homeownerSimply something to consider when bidding out future jobs in [redacted] We've had at least two families who are on the verge of contracting to build new homes, and both had been heavily considering Schumacher as an optionClearly, there is much positive to be said for our home's size/value/workmanshipUnfortunately, our experiences with sub-contractor delays and ineptitude (especially in regards to the outfit who completed the HVAC system) has been quite a turnoff to them as potential Schumacher customers Secondly, we are quite aware that this is a larger homeI would wish that in the future, Schumacher would not tout the universal "day guarantee" as a luring factor when contracting with potential new customersDuring both of our new-home consultations, we were incredulous and repeatedly questioned this timeline - only to continue to be reassured again and again that this day moguarantee was "very accurate." This was definitely a big selling point when we were scouting prospective builders [redacted] never alluded to the fact that this guarantee was in relationship to the size of the home - and from the beginning, it was certain that we were building the Ridgewood Dual Master - clearly one of your larger modelsI realize the fine print of the closing paperwork delineates different construction timelines per square footage, but I have to consider this somewhat "after the fact." I don't at all regret our decision to use SchumacherI simply wish that the timeline would have been much more explicitly stated when we signed our initial contract - not when we we had already contracted the build, and were muddling through mounds of paperwork at our soft closingI understand that this closing paperwork allows for days to completionHad this timeline been established early on, we would have had much more realistic expectations for the completion deadlineIt placed forth very unrealistic expectations for the job I realize that though it is inconsequential to Schumacher, making payments on the new home we are not yet occupying as well as the rental we are forced to continue living in, coupled with paying dual utility bills (electric, etc.) well beyond when we were expected to have been in our new home has been frustrating, at bestA more forthcoming construction timeline/protocol would have been SO appreciated at the outset and would have potentially made the build substantially more tolerableMy kudos, however, to both [redacted] and [redacted] for doing the best job they possibly could given the significant amount of sub-contractor problems they've encountered during the constructionAs per your indications, I will look forward to a closing in the very near future.Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution would be satisfactory to me I will wait until for the business to perform this action and, if it does, will consider this complaint resolved Regards, [redacted]
